Columbus: Fifth by Northwest (5xNW) Development and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI don’t remember any renderings having been released for this project until now. But all demo is now complete on site, and preliminary ground work has begun. White Castle, Elford turning 5th Avenue office into apartments “White Castle and Elford are teaming up on another mixed-use real estate project, this time in Columbus' Fifth by Northwest neighborhood. The fast food chain's former district office building on West 5th Avenue will be transformed into 196 apartments and 7,000 square feet of retail and commercial space. There will also be a 326 space parking garage. The mixed-use project at 915 W. Fifth Ave., dubbed the Blakely, will open in late 2023. Elford broke ground on the project earlier this year. ArchAll Architects is the architect.“ https://www.bizjournals.com/columbus/news/2022/06/29/white-castle-elford-apartments-grandview.html

Columbus: Downtown: Hilton Columbus Downtown Tower II
^ Either the east surface lot or the surface lot between Goodale and 670 should be the next focus, I think. The east lot is huge; there’s so much that could be done with it.

Columbus: Driving Park / Southern Orchards / Southeast Side Developments and News
Oh, another bit I found interesting. The Livingston Ave study was brought up (covering 18th to Nelson), and it was stated that they were looking at a road diet in order to accommodate a protected bike and pedestrian lane. I’m not holding my breath, but at this point, any improvement is welcome.

Columbus: Driving Park / Southern Orchards / Southeast Side Developments and News
City Council approved the rezoning and variances for this last night. Glad it got approved, but I was honestly pretty disappointed by the amount of NIMBYism coming from the Driving Park residents who showed up. Brought the same arguments you’d hear in a GV meeting: more crime, more traffic, too dense, decreased property values, etc. The project’s developers will now apply for OHFA funding.

Columbus: Restaurant News & Info
amped91 replied to buildingcincinnati's post in a topic in Restaurants, Local Events, & EntertainmentChapman's owners prepping another Short North restaurant “…And by early 2023, they expect to open Hiraeth Restaurant at 36 Lincoln St. in the Short North. The roughly 6,000-square-foot space is split between a ground floor and a lower level. The centerpiece of the restaurant will be its wood-fired hearth on the lower level. Wood Cos. have been hunting for a restaurant to take that space for more than a year. It’s the commercial component to an apartment and parking garage project the Short North developers had been working on for several years. The restaurant space was built with shaft extending up through the roof to allow for a wood-fire cooking setup.” https://www.bizjournals.com/columbus/news/2022/06/27/chapmans-owners-prepping-another-short-north-rest.html

Columbus: Downtown: RiverSouth Developments and News
amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionIt is. All we have right now is the former JFS building conversion. I don’t know about the occupancy rate for the rest of the buildings down there, but I was told during the Urban Living tour that the Julian was waitlisted. It really is a pretty nice walkable area. If something would go up on the Millenial Tower and former Main Bar sites, it would go a long way in “completing” that neighborhood .

At this point, may as well drag it across High Street for the Merchant Building lol

Columbus: Short North Developments and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI agree that an Equitas pharmacy is 1000000x better than a predatory payday lending business. I’m just disappointed bc this also could have been so much more. They could have provided much needed housing, an LGBTQ shelter, etc. Equitas spending money on this rehab instead would mean of that is likely to happen for several years now.

Columbus: Short North Developments and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThat’s exactly what should be done. What a waste of a prime corner lot right in the middle of the Short North. I was a bit apprehensive when we found out Equitas had bought the property, but this plan is even worse than the lowest of my expectations.

Columbus: Random Development and News
amped91 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionA couple articles out today from CBF. The first discusses the brownfield grants awarded last week, and it gives a little more detail on the WestBend project from Thrive. The second discusses two projects from a Louisville-based developer, including the affordable housing project I posted in the South Side thread a few days ago. Brownfield remediation grants will help redevelop sites into affordable housing, offices “Armed with $10 million in state brownfield funding, Thrive Cos. has plans to clean up and redevelop an auto salvage yard on the city's west side into apartments, office space and some affordable housing. According to plans submitted to the state, the four buildings on the site would be demolished as part of the cleanup project. Then, the property would be redeveloped as WestBend, a mixed-use project with 750 apartments, a 12-acre park and offices. There will be affordable housing options. The WestBend name pays homage to the location and the bend in the river where the project is located. Reidy said the hope is that the development increases access to the Scioto River in that location.” https://www.bizjournals.com/columbus/news/2022/06/23/brownfield-redevelopments.html Louisville affordable housing developer expanding into Columbus market “The Whitehall area project proposed by LDG Development recently was awarded a state brownfield remediation grant. Zac Linsky, development manager with Kentucky firm, said LDG is happy to have received the brownfield funding to transform an auto salvage yard into workforce and affordable housing. The property, located at at 3515 E. Main St., straddles Whitehall and Columbus. "If not for this program, sites like this would remain brownfields," he told Columbus Business First. The company is in contract for the property.” https://www.bizjournals.com/columbus/news/2022/06/23/ldg-affordable-housing.html

Columbus Brewery / Beer / Alcohol News
^Also interesting from that story: “Crafted Culture isn’t Perry’s only new venture. He and a group of friends also are opening a new bar, Tale of Two Cities, at 1314 E. Livingston Ave. “We just wanted to have a neighborhood bar on the east side of Columbus,” Perry said.” This is the first I’m hearing of this bar, and a quick Google and social media search didn’t bring up anything either. Glad to see that spot getting filled with something new though. And another bar coming to the South Side: New members-only bourbon bar and kitchen coming to South High Street this year “South High Street is about to get a sleek new hideaway for fans of bourbon, craft cocktails and more. Private Barrel, a new members-only bar and kitchen, plans to open this fall at 1586 S. High St., the former home of Explorer’s Club and Geordie’s Restaurant. According to retied Columbus lawyer Eugene Battisti, who owns the concept alongside Josh Hudson, Private Barrel is aiming for a mid-October opening.” https://614now.com/2022/food-drink/new-members-only-bourbon-bar-and-kitchen-coming-to-south-high-street-this-year

Columbus: Merion Village / Southside Developments and News
The Dispatch’s Mobile Newsroom setting up camp on Parsons has kept this thread busy lately. Google has apparently started work on their new data center on S High St, not too far from the previously announced redev of the Columbus Castings site. Construction starts early for Google data center at former Hartman farm “More tech jobs are coming to Columbus with the construction of a $300 million Google computing center on land that was once part of the historic Hartman Farm. Quinten Harris, deputy director of jobs and economic development for the city’s Department of Development, said this month that crews have cleared the site and are slightly ahead of their construction schedule. "They were planning to be in the ground by June of this year," Harris said. "They probably got started a couple months in advance of that." The data center is expected to be completed by the end of 2025 and will employ 20 people, according to Harris. "You can anticipate anywhere from probably 20 to 70 contractors that wouldn't be employees of Magellan Enterprises, but would be on site and paying payroll taxes to the city," he said, referring to an LLC owned by Google. "That's not including the numerous construction jobs that will be on site for the next couple of years as well."’ https://www.dispatch.com/story/business/2022/06/22/google-data-center-construction-former-hartman-farm-underway/7569156001/?utm_source=dispatch-DailyBriefing&utm_medium=email&utm_campaign=daily_briefing&utm_term=hero&utm_content=NCOD-OHIO-COLUMBUS-NLETTER65

Columbus: Downtown Developments and News
Could see it start as soon as next month! Continental Centre, other Central Ohio projects land historic tax credits “The Continental Centre, located at 150 E. Gay St., is one of the projects awarded. The $89 million project secured a $5 million tax credit. The now-empty office building, once the southwestern headquarters of Ohio Bell, will be converted into 336 apartments – a mix of studio, one- and two-bedroom units. There will also be some lower-level or ground-floor retail, an amenity area on the top floor and some coworking space. A rooftop pool is also planned. The rehabilitation project will retain historic features such as original windows and quartzite wall cladding on the interior, according to the state. The owners also plan to keep historic structural elements, including the lobby and mezzanine, and convert the former executive office space on floor 24 into a tenant lounge. Pending permits, construction could start on the building as soon as next month, Aftuck said.” https://www.bizjournals.com/columbus/news/2022/06/22/contiental-centre-to-get-historic-tax-credit.html

Columbus: Bars / Nightlife News
Central Ohio’s first Black-owned brewery has secured a brand-new downtown location “According to Anthony “Sizzle” Perry, owner of Crafted Culture Brewing, the popular brewery has secured a brand-new home in downtown Columbus. Perry told 614Now that Crafted Culture will be moving their brewery to 189 E. Main St. “The new location is going to be a more accurate representation of what Crafted Culture was designed to be,” he said. “It’s going to be everything I did growing up in the 80’s and 90’s outside with my brothers, it’s going to be the cookouts, the family reunions, all of that in one building.” As the space is a new building, Crafted Culture doesn’t have an official opening dated lined up yet.” https://614now.com/2022/food-drink/central-ohios-first-black-owned-brewery-has-secured-a-brand-new-downtown-location

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionSo would this go on the AC parking lot? It doesn’t look bad; I wish it were adding more than six units though. Hopefully these will be for sale units. Either way, I’m all for that area of the AD getting filled in.

amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & Construction^Doesn’t look bad, seems to be in keeping with the rest of LP. Although the other day I finally drove by the brick apartments this is supposed to replace, and now I wish they could rehab the old apartments and put this on one of the dozen surface lots that are nearby.

New Albany: Ohio One (Intel Semiconductor Facility)
Looks like City of Columbus getting revenue for its water and sewer services is part of the agreement: ”Right now, it's planned that 22% of Intel's income tax revenue go to the Johnstown-Monroe school district, Chrysler said. The rest of the income tax revenue will be divvied out to Career And Technology Education Centers of Licking County, the city of Columbus through a revenue sharing agreement for providing the project with water and sewer, and finally the city of New Albany itself.” https://www.bizjournals.com/columbus/news/2022/06/20/intel-30-year-real-property-improvement-tax-deal.html Is Cbus wanting a bigger share of the revenue?

That’s what I’d assumed we were talking about—the malls proper. If it’s a whole “live, work, play” area that’s being planned, then that’s a horse of a different color lol

New Albany: Ohio One (Intel Semiconductor Facility)
Is Polaris doing better now? I remember 2-3 years ago, they were seen as struggling much more than Easton, with high vacancy and filing for bankruptcy protection. Iirc, part of the blame was put on it being too close in proximity to Easton (plus a general downward shift away from that style of mall).
