Casto, T&R plan apartment complexes in Dublin “Columbus-based developer Casto will have a concept review for 175 units on a 3.7-acre site at 6801 Village Parkway at the June 16 meeting of the city's Planning and Zoning Commission. Dublin-based developer T&R Properties will have an informal review for 69 units southwest of the intersection of Stoneridge Lane and Braelinn Drive at the same meeting. According to Casto's applicant statement, its project will be divided into two portions: two buildings with 12 stacked townhouses with private garages each on the west and 151 apartments, including townhome and garden-style units, on the east. The Casto project would sit adjacent to a future city of Dublin greenway that will function as a pedestrian corridor in the neighborhood, according to the applicant statement. Meanwhile, about a mile south of Casto's project, T&R Properties plans a combination of one-and-two-bedroom units with a resort-style pool and a clubhouse common area for residents, according to its applicant statement. A few more details on the Patrick J’s dev, from CBF: Former Patrick J's site could house mixed-use development including extended-stay hotel “Sintel Properties wants to build a 100,000-square-foot, six-story building on the border of the University District and Clintonville at 2711 N. High St., a site previously home to Patrick J's Bar and a White Castle. Manav Singh of Sintel said the project would include retail and residential space along with a boutique extended-stay hotel. Sintel Properties' proposal, which has preliminary approval from the University Impact District Review Board, includes 7,000 square feet of retail space, 80 apartments and a boutique hotel.   3. Yes, please! There are still several “missing teeth” along Parsons that can be filled in, in addition to the vacant single story buildings that can go away as well. It’s so close to a major jobs center (Children’s), downtown, and GV, I’m expecting to see several more builds like this as the city continues to grow.
  4. I don’t remember ever seeing updated renderings for this project since it more than tripled in size. But the Dispatch included this one along with a little write-up in their article on the Parsons Ave fest: Looks similar to previous renderings, just bigger (and a floor taller). “And the Parsons Avenue Redevelopment Corporation, in conjunction with Community Development for All People, plans to break ground next spring on a four-story apartment building to be called The Eleanor at 921-945 Parsons near Stanley Avenue, that will be ready by summer of 2024. TrePlus starts construction on Grove City project, eyes national expansion “After years of planning, Columbus-based TrePlus Communities has finally begun construction on its Grove City active adult community and is eyeing a nationwide expansion. The Grove City project, Sugar Maple Commons, will bring 105 units to the area, CEO Jane Arthur Roslovic told Columbus Business First. The firm is also getting ready to start work on its first out-of-state community, in Indianapolis. Sugar Maple will be the firm's sixth such community in Ohio. It has communities in Delaware, Dublin, Pickerington, Centerville, and last year, announced plans to put one in Westerville. Units will be available for adults 55 and older, according to TrePlus' website.   7. Clintonville, Easton area, Westerville among planned Dunkin' sites “A new Dunkin’ could be coming to 3301 Morse Road as well. It would take 2,600 square feet of a 4,300-square-foot building that could be built at the southeast corner of Morse Road and Dunbridge Street in the Northland area close to Easton. That project is scheduled to be heard Thursday by the Columbus Development Commission. Staff is recommending approval. That will be one of the Patels' locations as well. They’re not the only franchisees growing.   8. Atlanta cowarehousing company Saltbox plans Dublin fulfillment center “An Atlanta-based cowarehousing developer is bringing its first-ever fulfillment center to Columbus. The company, Saltbox, typically offers small warehouse, offices and other amenities to its clients, but because of growing client demand, the firm will be launching a fulfillment center at 7001 Discovery Blvd. in Dublin, Steve Sawicki, the firm's director of real estate, told Columbus Business First. Sawicki said the firm chose Columbus because its proximity to a large portion of the nation's population would allow for faster and cheaper delivery options. Moving forward, he said Saltbox would consider expanding operations in Columbus, but it's currently focused on this fulfillment center. Woodhouse Vegan Café + Space to return to Short North “Siblings Cara and Nicole Woodhouse are taking over the former Boxwood Biscuit Co. space at 19 W. Russell St. Before opening their first brick-and mortar restaurant in October 2019 at 851 N. Fourth St. in Italian Village, the Woodhouses spent three years operating a pop-up in Oddfellows Liquor Bar, 1038 N. High St. in the Short North. Cara Woodhouse said the restaurant is expected to open in the next two months, initially offering coffee and fresh-baked goods, while using the space to produce sauces and spreads for wholesale accounts.   13. Yes! Really, all the East-West corridors on the East Side (Main, Livingston, Long, even Broad to some extent) have so many opportunities for growth and providing more housing, opportunities for small business and improved quality of life.
  14. I’m talking about down the road. To be more specific, I’m worried we’ll see a slow down in proposals, which will mean a slow down in construction. I guess that should help alleviate the supply chain and staffing issues, though 😅
  15. I feel like there’s already quite a bit of construction going on right now. I am starting to get impatient waiting for the Merchant Building and the German Village Whale, though. And I’m starting to get nervous with borrowing money becoming more expensive and companies becoming more conservative over fears of a recession, that we might start to see a bit of a slow down in construction for awhile. Hopefully that doesn’t happen.
  16. More site clearing, and more equipment, getting ready for the construction of the large multi family project Triumph from Metro Holdings. Hopefully an actual start to construction isn’t far off now. In other Near East Side news, a permit to demo the old Save A Lot has been issued, as well as approval for the new multi family building, now named The Ethan. I believe this was first proposed about a year ago. I also don’t recall ever seeing any renderings for the project, but the developer now has a website for it that contains several renderings. Nothing special, but it’s better than an empty building. https://ethanmain.com Not too far down Main St, Preston Pointe will rise on what is now an empty lot.
  17. There’s not much to see yet, but work has started on the Lockbourne Greene multi family affordable housing project. I didn’t stop for a picture, but ground has also broken right up the road, at 1530 Lockbourne, for a new Dollar General store.
  18. The East Market may finally be open, but work continues on the restoration of the remainder of the Trolley District. I believe, to date, a CBC beer garden, Local Cantina, seafood boil restaurant, and a CrossFit gym have been announced to fill these spaces. Site of the future Trolley District apartments. Work is supposed to begin sometime this year.
  19. Second tower crane base is in place. This should be the shorter of the two cranes that will be used for the surgery center.
  20. Town Square Station multi family affordable housing unit is going up. Building is being prepped for demo (lots of asbestos) to make way for the affordable housing component of Gravity 2. And apparently Gravity is going to put the former AD Farrow showroom into use until they’re ready to start on Gravity 3 (did Farrow even use this new addition before they decided to move??).

Fate of Fairlington Heights condominium project in Upper Arlington City Council hands “Facing opposition from neighbors, Upper Arlington City Council this month is expected to determine the fate of a proposal to build 22 "luxury" condominiums at the corner of Riverside and Fairlington drives. Council is scheduled to review a rezoning request for the proposed Fairlington Heights condominium complex during its June 13 and 27 meetings. Upper Arlington City Council President Brendan King said council would not vote on the matter until at least June 27, after it's had three readings and three opportunities for public comment. The first reading was scheduled for June 6.   23. I think they should be too. At least the nearby Citizens apartments were recently converted to for-sale condos. And I found out on the Urban Living tour that the LC Annex apartments will soon be for-sale units too.
  24. Not to get us too off-topic here, but I visited Lumin for the first time this week and noticed the work going on in the storefront too. But the cocktails at the bar were delicious, and the views up there will be great to watch the Merchant Building rise later this year, as well as the NRI apartments and any other development that springs up in this corner of the AD in the near future.
