Delaware County: Developments and News

It's the largest economic development project in the suburb's history, City Manager Andrew White said in a release. Medical center administrators will seek trustee approval for $7.4 million in architecture and other professional services to design the size and services at the campus, according to agendas for this week's meetings. The resulting plan would determine the final project cost. The medical center also would request bids for construction manager. Work is expected to start next year, with a goal to open the Powell campus in fall 2025.“ https://www.bizjournals.com/columbus/news/2022/05/17/ohio-state-wexner-medical-powell-outpatient.html

Columbus: Affordable Housing Developments and News
Biden official announces affordable housing spending plan during Columbus visit “U.S. Secretary of Housing and Urban Development Marcia Fudge visited Columbus Monday to unveil the federal government's new action plan to distribute about $35 billion of federal funding to address the nation's housing crisis. Speaking from the Touchstone Field project at 2565 Lockbourne Road, Fudge said the federal government will create a $10 billion incentive for communities "willing to take a look at" their respective zoning plans to address how to build more of a variety of housing, and another $25 billion to help communities preserve and/or build up to 500,000 new housing units. U.S. Sen. Sherrod Brown, D-Cleveland, told Columbus Business First the $25 billion is set to be used for a wide range of incentives, such as downpayment assistance, encouraging banks to write loans in smaller amounts and eviction/foreclosure prevention. It could also include partnering with public transit systems and making sure homes are built in locations near public transit to help people get to work. "We're doing all we can to make sure we can bring the housing prices down through home resources, housing trust resources and others." Fudge said. "Columbus is a place we're going to be watching: You have the people, you have the tools, you have the skills and you have the will."‘ https://www.bizjournals.com/columbus/news/2022/05/16/affordable-housing-incentives-hud-biden-columbus.html

Columbus: Northland Developments and News
I don’t think there’s really anything new, but here’s a look at the development, and population growth, in Northland from the Dispatch. Northland has seen a few high profile crimes so far this year, so hopefully the city can get that under control before it hurts this area’s momentum. Residential development, particularly for seniors, continues in growing Northland area “Look around the Northland area and you'll see a lot of construction going on. The nonprofit National Church Residences has built or is building three apartment complexes for people 55 and older, with a total of 232 units. The nonprofit Homeport is also building apartments in Northland on Maple Canyon Avenue near Beechcroft High School, a 56-unit development called Maple Meadows. And the Columbus Metropolitan Housing Authority is constructing the 180-unit Sinclair Apartments on Sinclair Road on the former Alrosa Villa site, also in Northland.“ https://www.dispatch.com/story/news/local/2022/05/13/push-housing-continues-northland-area/9706286002/

New Albany: Ohio One (Intel Semiconductor Facility)
Gelsinger spoke at a business summit today. AFAIK, this is the first time a number greater than eight has been mentioned in terms of the amount of fabs we could get up to. Article also mentions congressional leaders started negotiations on the CHIPS bills today. Intel wants to add a new Licking County factory "every year or two," CEO says “Intel expects to open a new factory "every year or two" in its $100 billion plan to turn Licking Countyinto one of the world's biggest semiconductor operations, the company's CEO told Ohio business leaders on Thursday. But the project's full buildout is dependent on Congress enacting the $52 billion aid package for the industry that Intel CEO Pat Gelsinger says is a must if semiconductor companies are going to manufacture more computer chips in the U.S. “We would just keep adding fab modules one every year or two over the next decade until we have full eight to 10 fab modules," Gelsinger told CEOs and other business leaders at an Ohio Business Roundtable summit at OhioHealth's headquarters in Columbus. "That’s how we get to $100 billion.’’ “It isn’t just that we have an agenda to build in Ohio. We have an agenda to rebuild the entire U.S. semiconductor manufacturing sector," said Gelsinger, who addressed the group over video.“ https://www.dispatch.com/story/business/2022/05/12/intels-ceo-lays-out-100-billion-vision-licking-county/9745740002/

Ohio: General Business & Economic News
Ohio mentioned as a possible destination for a Twitter HQ relocation, post Musk acquisition. Although, at this point, all of it sounds like pure speculation, it is neat to think about Twitter setting up shop here. Why Ohio might be where Twitter’s headquarters lands “Twitter could mark the first high-profile headquarters search in a post-Covid world, and that might spell good news for smaller cities not usually on the short list for trophy relocations. Twitter’s headquarters is considered in play as Elon Musk works to complete his acquisition of the company, with many expecting the HQ to leave California. Musk himself has recently moved to Austin and taken Tesla’s headquarters with him. “Site selectors joke that Musk has been the gift that keeps on giving,” John Boyd, a principal at The Boyd Co., told me in discussing his latest research on HQ relocations and what it could mean for Twitter's search. “We see small market locations in states with superior tax climates – Florida, Nevada, Texas and Ohio – being squarely in the mix,” Boyd wrote in a story for Site Selection magazine on the prospects of a Twitter HQ search.” https://www.bizjournals.com/columbus/news/2022/05/11/why-everyone-might-be-surprised-where-twitter-s-he.html

Columbus: Weinland Park Developments and News
Marker ready to break ground on Weinland Park site as Godman Guild moves downtown “Godman Guild has purchased a building downtown after selling its Weinland Park property to Marker. Marker bought the site, located at 303 E. 6th Ave., in April 2021 to build a second phase of its Crossline project. The first phase of Crossline is located on East 5th Avenue, in front of the Godman Guild site. That phase is slated to finish construction this summer. The newest Crossline phase would add 275 units with secured parking, amenities and ground-floor commercial space to the neighborhood. Site work already has started there. Marker could not be reached for comment. Godman Guild is planning to renovate a 35,000-square-foot building at 195 N. Grant Avenue and create a state-of-the-art workforce development center in the Discovery District.” https://www.bizjournals.com/columbus/news/2022/05/10/godman-guild.html

Columbus: Fifth by Northwest (5xNW) Development and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionMaybe I’m missing part of the story, but why are they still trying to sell and find a new HQ if costs are too high for them to build here, rather than just staying where they’re at? Doesn’t really make any sense to me. Goodwill Columbus cancels HQ redevelopment plan, citing sky-high construction costs “Goodwill Columbus no longer plans to redevelop its Edgehill Road campus, but will instead sell the building. The nonprofit said rising construction costs are responsible for its decision. It had planned to build a new headquarters and retail store at the property in Columbus' Fifth by Northwest neighborhood. Columbus-based construction company Elford Inc. had been selected to lead the project. Since the redevelopment was announced at the beginning of 2021, the cost to build a new building has doubled, according to the release. “In good conscience, we cannot justify spending this kind of money to build a new headquarters," Goodwill CEO Ryan Burgess said in the release. "This new direction provides us an opportunity to invest in our current infrastructure, technology, and people. Ultimately, it will help us achieve our strategic goal of equipping 100,000 people with the tools to advance economic mobility through the power of work by 2030.” Goodwill has started a search for its next headquarters location.” https://www.bizjournals.com/columbus/news/2022/05/09/goodwill-columbus-headquarters-fifth-by-northwest.html

Columbus: Downtown: The Assembly (Former Kroger Bakery)
Kroger Bakery project to be considered by Columbus City Council “Columbus City Council is set to consider a rezoning of the former Kroger Bakery site that would allow the property to be redeveloped as a mixed-use campus. The project hit a temporary snag when to-be neighbors Abbott Laboratories raised concernsthat future residents would have complaints about the noise coming from the Abbott property. Abbott manufacturers Similac, Ensure and other products at its complex north and west of the Kroger Bakery site. Brent Sobczak, president of Casto Communities, told Columbus Business First that they have worked with Abbott on a "good neighbor agreement," which has been signed by both parties. The developers are also taking additional sound mitigation measures, like adding thicker windows to the project and more trees in between Abbott and the development. If the rezoning is approved by city council, Sobczak said they hope to start demolition and other site work late this summer. The first residents could move in in 2024, he said.” https://www.bizjournals.com/columbus/news/2022/05/09/kroger-bakery-redevelopment-columbus.html

Columbus: Downtown Developments and News
Unfortunately, still no news of a new tower. But the renderings of the Fifth Third Tower do look pretty nice! Here's when Fifth Third Center renovations are scheduled to wrap up (photos) “Renovations at the historic Fifth Third Center on Capitol Square are coming along, with much of the work expected to wrap up by the end of this year. Birmingham, Michigan-based ValStone Partners paid $28 million for the skyscraper that casts a long shadow across the Statehouse lawn. It got a $24 million construction loan to fund renovations, which are needed to boost the 15% occupancy rate the building had before renovations started. Interior lobby renovations will be complete in July. The newly designed space will provide retail tenants access to the lobby and the 236-space parking garage. Work on the exterior storefronts will wrap up in October and in December, streetscape improvements and the elevator modernization will be finished. The new fitness center and the facade repair to the original part of the historic limestone building, formerly known as the Beggs building, will end in September.” https://www.bizjournals.com/columbus/news/2022/05/09/fifth-third-center.html
