That brick building is really nice looking. There’s surface lots on both sides of it, and I’m hoping when they get developed this building gets incorporated into whatever project happens, rather than getting demoed.

The Westerville-based logistics provider, a division of Germany's DHL Group, recently began construction of a 755,000-square-foot distribution center at 8695 Basil Western Road NW in the village of Carroll, which is located in Violet Township in northwestern Fairfield County. The distribution center, which is about 35 miles from DHL Supply Chain's Westerville headquarters, will create approximately 200 new jobs. It is expected to open in the second quarter of 2024. The new facility will bring DHL's total Ohio footprint to more than 15 million square feet, according to the company. "I don't think that another building is really what the neighborhood needs right now," he said. "There's plenty of land still left to develop (in Franklinton). We think it's probably more important for the neighborhood to have something that everybody can access, with more food and beverage options, more places to hang out and connect and experience art and music." With two phases complete, Kaufman's Gravity project now spans nearly 15 acres and features nearly 2 million square feet of residential, office and retail space. The development's second phase recently opened with 257 apartments, ground-floor retail and a 180,000-square-foot office building. Abatement work will start at Gravity's third phase, the latest installment of Kaufman's Green|House concept, next week. Construction should be in full swing in September, Kaufman said. Tentatively named Berlin Business Park, the project aims to create shovel-ready sites to spur development on the main east-west artery of Delaware County. General uses for the park include light industrial and commercial, as well as residential, professional office and retail amenities. Some portions of the park might also include a mix of residential and commercial. Along with zoning, the county also is in the midst of infrastructure improvements in and around the sites. That includes a new sewer pump station that will be operational this month and a 1.4-million-gallon water tower that is being constructed by Del-Co Water. Effler Commercial plans to build a 164-unit, mixed-use building at 1350 W. 5th Ave. The project is estimated to cost $40 million. Erwin Effler, president of the firm, said he's hoping to start construction on the project in the next few weeks. He announced the project in May, after getting approvals from the necessary municipalities. Any office tenants left in the building are in the process of moving out and the property this week changed hands to an LLC related to Effler. The “Town Square Station” project, located at the intersection of Hawkes Avenue and West Town Street, is the first rental housing development built in conjunction with the Central Ohio Community Land Trust (COCLT). “Today marks a new milestone in our city’s ongoing commitment to ensuring that every resident has access to safe and affordable housing,” stated Columbus Mayor Andrew Ginther. “Affordable housing in Columbus is not just a matter of providing shelter; it is the cornerstone of a thriving and inclusive community. Our Columbus Housing Strategy enables families to put down roots, children to excel in school and individuals to pursue their dreams.” Town Square Station was made possible by the allocation of $1.4 million in funding from the U.S. Department of Housing and Urban Development (HUD) along with additional funding from the Franklinton Development Association. Cirba Solutions' $254M expansion project in Lancaster to double local workforce, increase footprint by 400% “Cirba Solutions is ready to begin construction on its massive expansion project in Lancaster – the largest capital investment in the company's history. The Charlotte-based battery recycling business will break ground Monday on the $254 million expansion at 265 Quarry Road SE. The project will be done in phases, with the first phase expected to be complete by the first quarter of 2024. It will be fully operational by the first quarter of 2025. The expansion, which was first announced in October, will create more than 100 new jobs – doubling Cirba's workforce in Lancaster and generating $28 million in new tax revenue. The project will increase the company's Lancaster footprint by more than 400% with the addition of 150,000 square feet. The Westerville-based developer is proposing an additional 96 single-family homes at Terra Alta, which is a 473-acre development north of Braumiller Road, east of Pollock Road and west of Berlin Station Road in southern Delaware. The new homes Romanelli & Hughes are proposing will be located in sections six and nine of the Terra Alta development. Section six would include 42 homes on 27.2 acres at Bucine Court and Pisa Road. Casto's Kroger Bakery project lands new public funding tool that could 'expedite' the project “The Kroger Bakery site has been added to the Milo-Grogan TIF, which the city of Columbus says could speed the project along. Columbus Director of Development Michael Stevens said that the tax increment financing agreement recently approved by Columbus City Council could help jumpstart the project and boost the infrastructure needed to development such a project. "By expanding the area to include (the Kroger Bakery project site), this will help cover some of the public improvements that will go along with that," Stevens said. "And really, hopefully, expedite the project."
