Some more details per the Dispatch on the new mental health facility, which it looks like will break ground this year. More than $44 million raised for Franklin County mental health and addiction facility “A total of $44.5 million has been raised toward a $50-million goal to build the planned Franklin County Mental Health and Addiction Crisis Center in south Franklinton, which is scheduled to open in 2024. The center is an initiative of Franklin County, the ADAMH Board and the Central Ohio Hospital Council. The planned new facility will have an observation unit, a short-term inpatient unit, and a walk-in clinic. There also will be an on-site pharmacy. The center will be built on a three-acre site that ADAMH owns on Harmon Avenue east of South Souder Avenue, across from the Franklin County Children's Services building south of Interstate 70 near Franklinton. Chapman's Eat Market team bringing jazz lounge to the Short North “The owners of Chapman’s Eat Market are creating a cocktail and jazz lounge. Chef B.J. Lieberman and Bronwyn Haines expect to open Ginger Rabbit at 17 Buttles Ave. in the Short North in the spring. The basement space is the former home of Kingmakers Board Game Parlour, which pivoted during the pandemic to a teambuilding business. An empty concrete box at the moment, the space's décor will be softened with velvet curtains, plush seating options and candles and mood lighting. “We want to create intimate nooks, a place where you can come on dates, a place where you can relax and have a conversation,” Lieberman said. “It’s not going to be a concert venue per se.” They envision music throughout the night, but at a softer and smoother level early, enough to give some atmosphere but still allow conversation. “The volume might go up a little later in the evening,” he said. Grove City's Beulah Park development cruising toward completion “A project the magnitude of Falco, Smith and Kelley's Beulah Park would typically take more than a decade to finish. The Grove City mixed-use project is an ambitious undertaking, sprawling across more than 210 acres, with 972 residential units including townhomes, apartments and single-family homes, according to its master plan document. Its commercial component contains a maximum of 196,800 square feet, and to top it off, the site contains about 30 acres of green space developer Pat Kelley refers to as Central Park. The project broke ground in May 2019, and was broken down into two phases. Developer wants to build 134 affordable apartments on industrial site in Driving Park “A developer wants to convert an old industrial site along East Livingston Avenue in Driving Park into 134 low-income apartments. But some neighbors have other ideas, with some hoping the development could include condominiums or spaces for stores and restaurants. Woda Cooper Companies plans to spend $24 million to $25 million on the project at 1826 E. Livingston Ave., just west of the Norfolk Southern railroad overpass at the neighborhood's eastern edge. David Cooper Jr., Woda Cooper principal, said in an email that the company plans to apply for low-income housing tax credits to help finance the project. All 134 units will qualify for those tax credits, he said, and will serve households making up to 80% of the area's median income. The 3.27-acre property would need a zoning variance. The city's Planning and Zoning Commission have an informal review for the firm's project on Jan. 20. The project calls for two, four-story buildings totaling 157,859 square feet, according to the applicant's statement. The buildings will contain studio, one-, two- and three-bedroom apartments. As big as this is, if everything Intel is promising pans out, that’s what I’m most excited about: everything else it has potential to bring into the region. Hopefully it will spur more development in the Innovation District, for example.

They wouldn’t be to this stage of land acquisition if they weren’t serious.” The county commissioners were part of the discussions with New Albany and Jersey Township in late December and early January, Bubb said. “This is something that was in the works and then sort of became public,” Bubb said. “If what I read is even partly true, it could be characterized as transformational for Licking County, central Ohio and the region.” I’d love it for Central Ohio If something similar to the factory described does end up coming to pass. They made quite a bit of progress last year, but seemed to stall out at some point during the summer. IIRC, the original plan was for some sort of bar and diner. I think this will bring us up to, like, 8 food halls open or planned for the area? Food hall coming to Schumacher Place “Kreais Cos. is rehabilitating the buildings at 364-368 E. Whittier St. with the goal of opening a 12,000-square-foot food hall in early 2023, said Principal Aaron Kreais. Kreais said he wasn't ready to share how many food vendors would be in the space or the name of the development yet. He has owned the buildings since 2019. Design on the food hall is about half done. The pandemic delayed some aspects of the project.” Do we know anything else about this project? ”The developer also has a multifamily project in the works on Taylor Avenue near OSU Carepoint East. Final hoop, plus public art(!): Merion Village townhomes get city approval, gear up for construction “A new townhome development in Merion Village will break ground some time this year, according to the developer. Rezoning for the 20-unit development was approved by Columbus City Council on Monday. Aaron Kreais, principal with Kreais Cos., said he is still working on final details of construction documents and design, but hopes to break ground in 2022 and have the townhomes ready for occupancy in early 2023. The development has been dubbed Eisen 359, a reference to the German word for iron. The site, 359 Frebis Ave., is currently a surface parking lot. Townhomes would include three bedrooms and up to four bathrooms. Units will range from 1,500 square feet to 2,600 square feet and two to three stories. The larger units will have rooftop patio access. Three units will face East Moler Street and one will face Frebis Avenue. The other 16 units will face each other, creating a walkway. Kreais said he made a commitment to put a public art installation along Frebis. The Franklin County Convention Facilities Authority envisions a two-level station at the Greater Columbus Convention Center, near the intersection of High Street and Nationwide Boulevard, according to a newly released plan. Convention Facilities Authority Executive Director Don Brown said the plans for the nearly $23 million downtown station, which would be paid for mostly by Amtrak, are conceptual and dependent on Amtrak securing approval to launch the passenger rail service by the state of Ohio, as well as freight operators CSX and Norfolk Southern, which currently control the rail lines themselves. Brown said he has confidence that the Amtrak vision will actually come to fruition. “Number one, Amtrak has the money to do it,” Brown said, referring to the $66 billion it received in the recently passed infrastructure deal. “Number two, Amtrak has prioritized this route. Number three, there’s a strong business case for it. It will generate $130 million of economic growth in the state. I believe one of the sites they’re referring to is the piece of vacant land on Spring near Parks Edge and North Bank condos. Last year, NRI said they wanted to build more condos there. Idk what the other one might be. Do they own the Triangle or the land with the two office buildings directly across from the LDC Field?

"There's not a lot of restaurants over here, there's not a lot of workforce housing," Brigdon told Business First. "We're hoping to give people who work at Children's who aren't doctors an option to live close to work. We think this will be good for the area and good for the hospital." Brigdon said there will be three or four restaurants in about 19,000 square feet of commercial space. Nearby on South High and Blenkner streets, Schiff is working on redeveloping the former Copious restaurant. The proposed building there, called The Pierre, would include 67 units, with about 1,800 square feet of leasable retail or restaurant space on the ground floor and a second-floor amenity or clubhouse. The seven-story building would cost about $25 million to construct. Schiff Capital is in the process of working out a design for that project with the Brewery District Commission. He said he hopes to start building the two projects within 60 days of each other and work on them simultaneously.
