  1. In terms of intros second building I remember the city and state getting into a spat over environmental credits I believe? Nonetheless they credited the dispute as the reason they had to scale back in order to immediately start. Given that's long since cleared up I'm curious as to if that was ever really the full story Honestly, what i do now for the vast majority of developmenal projects is I expect phase 1 to be what's really going to end up being built, anything after is a bonus. Maybe my memory is over inflating the feelings of incomplete promises, but it does seem like plenty of developments get stuck in phase 1/2 stage.
  2. I really hope it doesn't turn into another centennial situation because it'd make that little news5 fluff piece look silly. These two projects are very much put your money where your mouth is if we're such a "national leader" in doing office conversions successfully. I feel like the tariff debacle is going to be throwing a whole lot of cold water on cleveland development and in general this new federal administration will be putting clevelands new economic chapter to the test, and probably before its realistically ready. scarlet and centennial are in my opinion the two most important conversations in play Right now. I feel like they have the most potential for impact downtown and on the street they reside on, so anything but success will feel like a complete disaster.

  4. Has anyone here ever used the delve tool in google earth? Its a building design generator thats surprisingly in-depth. It does take time to get the hang of and also generate the various designs, but i figured if anyone loved the tool yall would. 3-D massings floor plate/sqr footage sttings parking requirements emission projections zoning/use type multiple generated massings and more! im not sure if this link will work but i just randomly slapped in some parameters on the circle square site to see what would take place
  5. I really like the rendering and am excited to see it in person. Given the projected start date for construction is in October I do hope nothing derails it. The mentioning of the metro health brt leaves me wondering if federal funds aren't awarded to the rta does that make it dead in the water? Especially since this development specifically mentions it as a catalyst I'd really hate to see the brt fall apart now after years of planning.

  7. So I work at tremont convenient and one of the great lakes reps comes in and i told him it's nice that GL is putting the brewery in Scranton. Well, I'm not sure if this is company BS they have to say because he was adamant that there is zero plans putting a brewery on the peninsula, there was never a plan to put a brewery on the peninsula and specifically mentions that the information in Ken's article is "made up". I figure it's company BS given how fast he shut the whole idea down. Is this a realistic scenario or is he yanking my chain? I wanted to add he mentioned the beer garden was merely a conversation and that GLBC is "trying" to stay in cuyahoga county but the county isn't helping them.

  9. I'm more curious than anything here so I'm sorry I just have a basic question. Some time ago I drove by the the old Elgin furniture building, and as I understand things a Columbus area developer owns it and it's surrounding parcels. Since they've put them all up for sale is there a realistic chance the city will want the buildings renovated or reused, or are these structures too far gone? Slavic village has a lot of potential to be a charming neighborhood, not that yall need me to say that. I really do hope to see enough investment to intercede in time to stop the continuing decline.
  10. Since the timeline is 3 years is there a chance this is a process that could be stopped or a decision that can be reversed? The idea that I can trust anyone in this administration when they're saying something like "committed at keeping the jobs downtown" is laughable. I can see it now, "oh we really tried so hard to keep everyone in downtown cleveland, but you see half the jobs had to go to south Carolina! And the other half, well the real estate was just so much cheaper in the suburbs so we were obligated to take them out there. Hey, at least kept some workers in NEO. Promises made, promises kept.. right?" In spite of all the headwinds these last few years I managed to be so bullish on cleveland but between tariffs, asinine program cutting, general tomfoolery and now this. Its Like this presidential administration specifically hates cleveland.

  12. I apologize for the sub-par photos. This is going in at 2678 w14th and I was told it'd be a physical therapy joint, can anyone confirm? It's nice to see Pace cafe which is next door doing great, now we just need to fill the newly vacant salon.. which was my favorite salon damnit. I was talking to the cafe owners and they have this contract with sherwin williams from the juices they make. My point being even if things get a little slow for the store the cafe has secondary revenue streams which is cool cause i'd like them to stay. Tomorrow I'll grab some progress shots of the gas station at 14th and Clark. Best case scenario one of those other stations (sunoco pls) shuts down and that land can be infilled with literally anything for the love of god. I will say it feels like a nice addition to the corner if it's gotta be a gas station it couldn't be any better.

Was there good reasoning? * nevermind I found one of your articles stating timeline issues which is fair. My love of aesthetics doesn't quite trump tax payers cost of building I know I'm a broken record on here and bullish on the old stuff, but damnit it's not everyday you see a developer willing to straight up rebuild an aspect of our lost architectural heritage... and the renderings looked damn cool

  17. I definitely should have mentioned I'd hate to see either go down so I'm curious about the viability of both. It's shame platform crashed and burned, because how viable is it to repurpose an old brewery? Anyone have any thoughts about it continuing its hoppy legacy with a new company? As far as the eastern side goes i understood it was changing hands, but whether the structure could be used or not wasn't mentioned. I particularly enjoy the way these 2 building frame the bridge coming and going and I think it'd be cool to see them both reused.

  21. I think these look better than a lot of the townhomes on duck island. I mean we are getting that quintessential aspect where the only shapes allowed are flat square. Hey at least this doesnt resemble geometric vomit, amirite? Maybe one day we can start building things with tile roofs or have nice decorative elements on the facade, but what can you expect from a 700-800k build? One can only afford to add so many design features for affordable housing, we cant be picky now!

  23. Moving forward with homes and townhomes, but for the life of me I can't find any renderings besides one listed as "possible future developments" that looked too good to be true this was the only other image I could find, if true i actually really love these.

I apologize if this is a silly question but since GE demolished what was, to me, a very handsome set of structures at 1814 E. 45th St, does anyone know if there is any plans for the site to be developed in the near future? So much of the urban aspect to midtown has been demolished for very suburban, very bland and ugly replacements or even parking lots and this was a demolition that really hit me in the gut. If there is something in the works I'd like to throw my tiny voice in the ring for something that's at least made of brick damnit, and is set against the street. i think we can all agree that for the love of God no more link59s or tru hiltons.
  25. A shame I didn't realize the bakery also fell through. Whether knez proceeds with the Lakeview commons or someone else picks up the land i do hope the design language stays the same, felt perfectly at home in glenville. Sadly, when little projects like these get revived someone suffering from a lobotomy seems to takeover the design work, they then throw out all previous work to shock us with some dreadful replacement. I'm prepared to get all nostalgic over what could have been.
