I think this district is more Central Clintonville and further north than that. Anything south of North Broadway is apparently a different district.

They can take a risk and float a potentially bad location with a few okay locations so it's not super risky for them.

Landlords are getting greedy and kicking out the businesses that actually made the Short North worth going to. But maybe we will get a second sports gambling themed bar that you can't gamble at?!

Don't need to force a specific type of design but can force higher quality materials to be used at a minimum. Here is a link to the video about Covington, KY I was referring to as well. Great interview with the lead planner for Covington explaining how they are handling this prime time parcel of land.

Covington, Kentucky is doing something awesome right now with a nice parcel of land right along the river and they explicitly chose to NOT implement specific design standards for the overall development. Let the developers choose how their buildings look to allow for variety and create an interesting neighborhood character as opposed to everything looking the same and feeling sanitized.

Those areas inside the stadium along Nationwide are super duper functional, it can't change. That's where all the stairwell emergency exits spit out for fire safety and all that.

I've heard Charlotte comparisons! But only when it comes to car dependency lol. Charlotte is probably the most car dependent big city in the country and we aren't far behind.

Columbus tourism is all events based tourism. We got a few huge unique event weekends every year, sporting events and concerts that draw people to the city. Nashville is drawing people in just to see Nashville and be in Nashville as well as event based tourism. We still have to be specific that this is Columbus, Ohio when talking to people not from the area.

Don't underestimate the amount of people that could be working in a restaurant either. During dinner on a weekday for example, there are upwards of 50 people working at a Texas Roadhouse.

These are the exact types of locations I end up staying when traveling for work around the country haha. Some car centric area with a hotel, some mid tier food and a drive thru or something nearby. People are staying at these places because they're close to where they need to go, typically for work purposes.

Hilton does have luxury hotels, they just have well over a dozen different types of properties and we just don't have any of the fancy ones here. They are a solid hotel brand, their "worst" hotels are Hampton Inns and the new ones are honestly pretty nice.

It makes sense why we never have though. It wouldn't be for the locals. We are a "wear your sweatpants out to dinner" type city. We have only recently been attracting business and people from all corners of the country.

I've always said if I have 2 weeks to complete a project it takes 2 weeks. If I have 2 days to complete a project it takes 2 days.

Locating dense housing near highways is just insane. There are so many studies to prove how unhealthy this is, I was just watching City Nerds new weekly video on YouTube and it's on this exact subject.

Those people are such a vocal minority in this neighborhood to, they just happen to be the people who own the big ass houses, have been here for years and know all the right people to complain to. And they're probably involved in the Clintonville Area Commission which is apparently like Fort Knox, I couldn't become a part of that if I tried. Most who have moved here in recent years came here for the walkability and it offering urban amenities with a bit more of a suburban feel. Those urban amenities need to be peppered along the entirety of High Street at a minimum with some on Indianola as well. Really hoping the new zoning code gets some good developments in the neighborhood so we can go "see? This is a good thing!". If the big home owners weren't already wealthy we could be convincing them of the massive property value gains they'd receive.
