Columbus: Milo-Grogan Developments and News
There is absolutely a need for small warehousing space like this as well. Plenty of small companies operating out of small facilities they've outgrown quickly and need extra storage/warehousing space for materials and whatever their final product is. Not every warehouse needs to be 800,000sq ft.

Newark: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI drove past this lot twice a day for 3 years and I always dreamed of buying this lot and keeping it for myself. Such a cool piece of property. Great to have more housing, but now my dream has died :'(

Upper Arlington: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionJust a little observation from being on the road yesterday, but you can actually see the Arlington Gateway project from around the intersection of High and Lane on campus. Don't know how I never noticed it before as I drive down that road often, but it's pretty prominent when looking west down Lane.

Absolutely agree with you here. What's available in the commercial corridors is a great variety of shops and businesses but they are shrouded by a sea of street parking, overhead power lines and disjointed and awkward buildings dotted along High and Indianola.

I wouldn't know because the billboard doesn't tell you! It's just a picture of a couple burgers and says "mcdouble" or something haha. Not sure if this works, but here is a Google Street view of the beautiful scene in question. Just imagine those billboards have highly exaggerated images of McDonalds burgers on them. https://www.google.com/maps/@40.0219058,-83.013275,3a,75y,23.98h,93.16t/data=!3m6!1e1!3m4!1s0tmnYe3K9UF6UNk8ozZFcg!2e0!7i16384!8i8192

I wouldn't go so far to say Clintonville is the most disappointing neighborhood in the city. It's incredibly safe here, has easy access to the rest of the city and has a plethora of destination type businesses in the neighborhood, some of the side streets in the area are just absolutely amazing and great residential neighborhoods and absolutely everything you could ever need to exist are probably within 5 minutes of you. That being said, the execution of the urban design of this area leaves a lot to be desired. How are you going to tell me Clintonville is one of the most desirable places to live in the city when I can take a photo along High St. that's going to have sh*tty looking buildings, an absolute mess of overhead power lines and a billboard advertising McDoubles all in one photo?

Newark: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThere is going to be so much work to do. I've actually been in the basement of The Arcade when I was inspecting the now thankfully closed Center Pub. The owner of the pub at the time also owned the arcade so he gave me the green light to go explore down there. I've never seen so much rat droppings in my entire life. You could have filled up buckets and buckets of rat turds it was horrific. I can only imagine all the damage the rats have done to the things you can't see just from looking around.

Literally anything would be better than that Kroger, I live within walking distance and I absolutely refuse to go there. There's Lucky's, Weilands, a solid Giant Eagle and a few ethnic grocery stores within a mile or this Kroger. Then there's an Aldi and multiple other Krogers not too far away. It's just such a poor use of prime time real estate for a mediocre grocery store, but they love approving lame uses for great spaces in this neighborhood. Most recent businesses to open in the area are a dollar store type place, a vape shop and ANOTHER bank branch. Literally don't need any of those things here.

Might as well just get an automated kiosk that spits out mediocre food. It was't referenced as an option at any of the 3 Columbus locations, but I did see that Dickey's BBQ was one of the logos in this rendering. Their entire operation is a "reheat and serve" model so that's the type of quality I would expect from these Kroger "food halls". That quality being mediocre at best.

I guess a few local Kroger's are going to be opening a new test concept "food hall" type offering. My least favorite Kroger on earth, the one on High in Clintonville, being one of them. Honestly sounds like they are trying to hop on the food hall trend and just aren't offering the types of things people enjoy about these types of food operations. Don't really feel the need to pop into Kroger to get a microwaved version of Hardees. https://614now.com/2022/food-drink/multiple-local-krogers-opening-new-food-halls-with-national-brands-like-nathans-famous-hot-dogs-fuku-fried-chicken-more

Newark: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI've used up all of my free article views for the month so can't get back in there to pull out quotes, but the Newark Arcade renovation project in Downtown Newark seems to be fully underway now. Appears they had an official groundbreaking of some sorts for the start of the renovations. What I do remember from reading the article is that they intend to move very quickly and plan to have a variety of subcontractors in there doing work (article said 20-35 people) on any given day. I think the projected completion was sometime in 2023 as well which sounds quite ambitious. I imagine with renovating a facility over 100 years old that had been neglected for so long, they'll encounter some unforeseen issues during the renovation.

Heading down 315 south just west of downtown is another solid view. From that angle all the buildings actually seem close together and not super spread out like they actually are.

TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionHonestly "woman with sings against development throwing her hands up in defeat" is the best update I could have ever hoped for on this project. Sounds like they are finally accepting their fate haha.

Columbus: Downtown: Arena District Developments and News
It's not a very big parcel of land. It's super skinny, probably take you 15 steps to get from one side to the other if that. I don't see many developers being interested in building a huge tower on this site when there are plenty of other larger parcels that are better suited for that type of development. There's a reason it's only creating 16 parking spot, it's a tiny piece of property. You'd really have to design something specifically for that piece of land, there just isn't the space to just carbon copy the normal 5 over 1 type buildings going up everywhere these days. Could be a cool spot for a skinny condo building or something else that's for sale units.

Columbus: Affordable Housing Developments and News
The lack of sidewalks in certain areas of this city is just appalling. Like the guy in your image, how the hell did he scoot to that bus stop? He either scooted right across the grass which would be completely impossible if there is snow on the ground or they were forced to scoot down whatever nightmare stroad is in the picture.

It's an aggressively bland view of the city when driving up from the south. Arguably the worst angle to view downtown Columbus from since your eyes are drawn to that tan slab that is the Miranova.

I mean going from a tiny cramped nightclub to a 5 story brick building that people can live in is a huge improvement in my eyes.

TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionAgree completely here. Would a larger tower in this area be cool? Absolutely. Is it necessary? Not at all. This area while very nice is not itching for an influx of height.

New Albany: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionWell this isn't the thread to discuss Licking County/Newark developments, but I have close relatives high up in county government and use to work at a different county government agency that receives and approves all the plans for residential and commercial developments and still hear about the happenings. Lets just say Licking County local government departments that have oversight over approving plans and licensing new developments are creating tons of new positions internally to build up a larger than ever before workforce to handle the enormous influx of more work coming into the department. Huge housing developments are in various stages of review and approval all over the county. It does not mean they will all be approved as proposed, but sure as hell there are some big approvals on the horizon.

New Albany: Developments and News
TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI'm honestly a bit surprised we haven't heard about any big higher end housing developments in New Albany at this point, not even rumors. I hear fairly credible rumors of thousands of new single family homes in the works all throughout Licking County (Pataskala, Johnstown, Heath and Newark areas mostly) but absolutely nothing about New Albany.

Wow. How small those very large pieces of equipment look in these photos really puts into perspective how huge this site is.
