I wonder how many people will see this number and decide they are going to sell their land. Still a lot of people on the western side of LC with huge tracts of land they are sitting on.

TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionYou were trying to imply that CVS being from those dense urban cities (which they aren't) along with their terrible footprint makes their current building designs okay for modern cities. CVS was founded in an area where single story asphalt donut lots were acceptable and are trying to force that into much more urbanized areas. They should not be designed like that in the urban cores of cities, it's a terrible design choice and horrible use of space. It's okay to be wrong sometimes, it's an opportunity to learn. Don't make it contentious.

Central Ohio Metro Parks / Columbus Recreation & Parks
It's just seems so necessary from my point of view. We all know Columbus proper is pretty flat and aside from forests, our two major pieces of scenery are our rivers. There is just such an unfortunate lack of river access for huge portions of both the Scioto and Olentangy. Would be so awesome to see more and more of the river accessible and turned into park land or have more Bridge Park type developments where you've got a street with a park/river access on one side and retail/office/housing on the other side of the street and all those people have easy access to the river.

Really cool to hear these types of developments getting retail/office tenants interested literally years before it's expected to be completed. Just a good sign for the city.

If we are talking about the same lot, I'm pretty sure that lot on Goodale is used for parking for the people who work in the Smith Hardware building and is also where they park all the cars being valet parked at those first few restaurants in the Short North. You can see the valets running up and down Goodale when it's busy.

I agree with you here. Johnstown getting annexed into New Albany could be a very real possibility sometime in the future. Is it inevitable? Absolutely not, it's waaaaaaaay too early to have an informed opinion on that, but it isn't something I would be taking off the table at this point. Just look at all the townships and what not on the western edge of LC, they are all trying to revamp their zoning regulations now so they can control development within their boundaries in the future. Could these areas be annexed into other towns? Yes. Will they be? Only time will tell here. I would assume none of these places want to be annexed, but I'm sure it'll be considered at some point.

I assume the plan would be to build something modern, not indoors and with a focus on pedestrian foot traffic. There really aren't any huge retail developments anywhere in Licking County other than your typical big box retailer and strip mall stretches in a few spots. I don't see why there wouldn't be a market for your non-essential retail destinations in LC within the next 10 years. Not like this thing would be getting built soon or anything like that.

I could have sworn I still saw the for sale sign when I drove past it twice yesterday, but I could be completely wrong there and just assumed it was still there since that for sale sign predates me living in Ohio aka it was 6+ years old haha.

Those plots of land in the red circle near Alexandria are absolutely ripe for development. Pretty sure there is 125+ acres for sale on the west side of 37 right there, been surprised it has been up for sale for years and never actually sold. It's right off the highway and could be a solid site for industrial, warehousing, commercial, residential or some combination of those. I'm guessing the big barrier to someone developing these sites would be utilities.

That was just the indoor mall portion I believe. Polaris as an area is an absolute madhouse basically any day of the week. Honestly a lot of cool unique stores, but it's a different demographic compared to Easton. Easton is Gucci and Crate and Barrel, Polaris is Cabellas and furniture stores. I imagine a Western LC retail development would be a healthy mix of both. You'd be surprised to hear how many people in LC are literally scared to go to Easton haha. Like as in they believe they won't come back from a shopping trip levels of scared.

So I heard a few things through the grapevine this weekend that may be of interest, but take it all with a grain of salt. Apparently this isn't making the news but New Albany and The City of Columbus are at war right now when it comes to water services. New Albany currently gets its water from Columbus and Columbus wants in on that Intel money. Apparently Columbus is planning to raise water rates in New Albany to astronomical rates to forcibly annex part of New Albany into Columbus. New Albany has been in talks with water providers in Western Licking County to try and work something out as the last thing they want to do is let Columbus weasel its way into their Intel money. Should be interesting to see how this all plays out, but basically Columbus is trying to extort New Albany. I've also heard that there is a potential planned huge retail development somewhere on the Western side of Licking County as well. This one is apparently shrouded in NDAs and all that, but behind closed doors it is being touted as "a new Easton". Again this is all through the grapevine from some Licking County officials who aren't necessarily directly involved in these developments but whose departments needs to be aware of what is going on in and planned for Licking County.

Someone purchased and demolished a perfectly fine looking home to build an even bigger McMansion in its' place. Blows my mind how much money some people are willing to just throw around. These are usually the types where the project of designing and building a new home is exciting for them then they live there for a year to two, get bored and start over with a new home.

I go out that way to Lobdell Reserve frequently and it just seems like such a missed opportunity to not have a few fast casual type places with at least a bit of parking right there. Right now Alexandria is just something on the way to where I want to go. Even a little corner store type shop would be great.

The timeline would work out well with both the Intel site and Merchant Tower both anticipated to be ready to go in 2025.

Oooh says in there the next round of TMUD applications are due in July as well. Not sure how long the review process took the first time, but it's an exciting thought that we could see more projects in Central Ohio get TMUD credits in 2022.

Why do they always ignore the OSU hospitals on campus when talking about the "tallest building since..."? Fairly certain the new hospital currently under construction will have about 25ft on Merchants Tower.
