  1. Those two people in the front of that last image look incredibly unnatural, almost scary.
  2. Just males so much sense to build warehouses in this area. With access to both 70 (which goes from about Washington D.C. to Salt Lake City) and 71 it's just such a perfect place to build them. Easy access from here to the east coast via 70 and 70 and 71 can take you out west where you can connect to a multitude of other highways.
  3. Tall residential buildings with private balconies would be an amazing addition to Columbus. Right now the Miranova is the only place that fits into that category but that place isn't an option for most and it seems like this will be a lot more affordable with smaller units.

  5. Pretty exciting to think about! I had a feeling the 2020s would be the height boom for Columbus and things are kicking off nicely already! Getting something of this height on the west side of the river is honestly going to be huge for future developments in the downtown and Franklinton areas. More successful tall projects is just going to attract more developers of tall buildings to the area.

  8. Excellent news! It's nice to hear the adjacent property owners are largely in support of this development as well.
  9. That's some news if I've ever heard any! Hopefully they can get all the way through the approval process this winter for a Spring 2022 ground breaking.
  10. Yes! I've been saying this for years. Coming up from the south side you just stare at the back of that thing and it's just so damn bland, it's really a lame introduction to the city from that direction since it takes up such a prominent portion of the view.
  11. I've seen some of those loft apartments above those old buildings down there. They are absolutely beautiful and super unique. Exposed brick, fireplaces, cool layouts etc. Only problem is there isn't any parking anywhere! I heard the old bank building just around the corner here was intended to be turned into another parking garage to accommodate all the new residences being built downtown. Hopefully something happens because I doubt people will want to leave their cars in the existing garage that's a decent walk away and full of homeless people at night.
  12. Great that something finally went in here! Was entirely vacant with no activity for the 3 years that I drove past it almost everyday. I'm assuming it's a new venture of the owner of 31 West since he is in like half of the photos haha.
  13. Yeah sucks it isn't a dedicated music space. Just means it likely won't be designed to enhance the sounds and have a high quality sound system permanently installed and all that. Sounds like it'll just big a big room and production companies will have to bring all their own stuff for concerts and the sound will likely be okay at best if it isn't being designed with that in mind.
  14. Damn sounds like this will be more of a community center than an event center for concerts and things like that. Kinda disappointing honestly, we could really use another indoor music venue that can comfortably fit over 4 digits.

  16. Needing to install multiple millions of dollars of medical equipment is probably the reason. It'll probably look like a fully formed building for up to 2 years before actually opening. Also have you seen the size of those elevator cores? That's the scale of construction for this entire project compared to the elevators at the Hilton which only need to fit like 10 people. Just so much more planning, way more unique materials and likely need specialized contractors to construct certain areas of a state of the art hospital. This thing is going to be loaded with top of the line technology as well and a lot of it will likely take a long time to order in and then also need to be installed by the manufacturer and all that. Not to mention this time table may also be including months of technology troubleshooting to make sure everything installed is properly functioning.

  19. Takes me exactly 45 minutes to get from Clintonville to the area of Newark where the second of the two developments is. Use to take me 35 minutes to get from the Licking County Health Department in the NW corner of Newark to downtown Columbus around 4th and High during off hours.
  20. I have family that lives in the neighborhood across from the Trout Club. It's basically all full now, the final few lots are being built out. I've driven past the new one a few times already and they are making very rapid progress towards getting the entire development and the roadways all laid out. The greater Columbus area is just going to keep filling up and people will happily commute 45 minutes from areas like Newark into Columbus for some cheaper housing costs.

  22. That's kinda my point. If the cost to repair is so astronomical that it shoots way past what a develop can expect to make on the renovated property, then from a financial standpoint It wouldn't make any sense. If it costs $1.5M to buy the property and building, but another $8M to renovate it into 20 market rate apartments, it's going to take much longer than they would like to start actually turning a profit on the property. And these numbers are entirely made up just for the example, I have no idea what the costs and expected return rates are.
  23. I completely understand if the buildings are so far gone that repairing and renovating them would cost more than the property/building is worth. I just hope that if some of these older buildings are still structurally sound that someone saves them and renovates them for some cool apartments or for commercial use.
  24. Great news as far as I'm concerned! More height, density and not needing street or surface lot parking are all positives in my book.
