I hope they're able to preserve all those historic telephone poles and elevated power lines. Really adds some character to the neighborhood, would be such a shame to bury that tangled mess of wires!

Tons of progress over there and they even had one of those big drill things onsite (to use the technical term). They got rid of the privacy screening as well so you can see in their easily. Right now it's an enormous hole in the ground, but it looks pretty cleaned up so I'm assuming they are going to start doing more than digging soon.

Was usually over there every 3 days or so, have to imagine there has been some solid progress at both Arlington Gateway and the old Lazarus site.

Not to mention with an influx in infill buildings, it will eventually create the need for the really tall towers. There really is no wrong way to do this if the goal is to increase density. The big towers will come in time.

Between the 3 Cs I think both Columbus and Cleveland have 10 buildings at or over 400' (although Cleveland will take the lead here) and Cincinnati has 7 at or over 400'. Really cool how drastically different the skylines look when all 3 have a relatively similar amount of "tall" buildings.

Would be really cool if it was more true to the word market and was actually a nice grocery store with some cool food vendors to eat at as well. Kill two birds with one stone having some additional places to eat and make the area less of a food desert for groceries.

This would be amazing! If that river deck actually forms a full circle and crosses the water in three places, that would be such an awesome an unique addition to make downtown feel like it actually extends across the river (which seems to be the direction everything is moving in!). Absolutely everything about this looks fantastic!

Sounds like at least two of the sections don't even offer studios and from the gallery photos they look quite spacious. The floor plan section doesn't seem to work unfortunately which would provide the best information.

Do something, create problems, solve problems repeat. We are always behind and always planning to solve existing problems as opposed to planning to not create future problems.

TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionOoooh I wonder if that bistro in the rendering where the strip club was is finally going to be that high end steak house they've been talking about putting into downtown Newark for years now. Last I heard the gravel parking lot around the corner on Main Street is where they wanted to also build out a new street with some nice restaurants, retail and residential as well. In my 5 years here I have witnessed so many positive changes in the Newark area, it's awesome!

There was previously a bar which they kinda thought they could just take over but it had been there for ages so everything which was grandfathered in (which was just about everything) needed to be brought up to code both on the food safety, plumbing, liquor control, building code and fire code side of things. If the new owners are smart they will retrofit some of those units to suit the needs of a food operation. When I was in there though, water was the big issue. Need hand sinks, mop sink, dish washing sink and likely a food prep sink at minimum and it was going to be crazy expensive to install all that since the building wasn't built with that type of water use in mine.

I actually use to be a health inspector in Newark and have spent a decent amount of time in this building as I had to inspect the bar and met with people here many times to check out various units to see how difficult it would be to get them up the health code standards for a food place (spoiler: it was very difficult, nobody ever moved in). The previous owner, who also owned and operated the now closed pub, always had big dreams of fixing this place up but never really had the means or the motivation and was always blaming the fire inspectors. He would always tell me about how every year someone would make an offer to buy the entire place and each year the price went up a bit. He was basically holding out until either the price couldn't be turned down (he wanted 7 digits and was getting really close) or he was forced to sell (which is what happened). I'm sure they're still disgruntled, especially the bar patrons and employees, but overall it's an enormous improvement for downtown Newark. Also the strip club next door is closing permanently and the license will essentially shutter making downtown a bit more family friendly after dark. This place has an upstairs area which apparently has old run down apartments in it. I never got to go up there because it apparently was not safe, but this could be such a cool place to live. I can only imagine the awesome architecture that's hidden up there. I got to see the upstairs of other downtown Newark buildings and they were just spectacular once fixed up. The interior of this space, especially the ceiling, is just a beautiful work of art too. With some TLC I think it can get back to its heyday and it'll actually become a destination. I've also spent some significant time in the basement of this place..... and it isn't pretty. I have NEVER seen more rat droppings (yes rat, not mouse) in my entire life. The edges of the walls down there (they can't see well so use their whiskers on the wall to guide themselves around) were layered in rodent feces. The entire place needs to be refinished, updated and everything needs to basically be redone top to bottom. Place has had band aids slapped on top of band aids slapped on top of band aids for decades now. I'm so excited for them to renovate and reopen this place. It is absolutely one of the coolest buildings in Licking County and it's so underutilized and so many people don't even know it exists. Downtown Newark has very obviously been on the up and up, but this building, once renovated, will become a destination. I can honestly say this is the most exciting development to come to the Newark area since I've been keeping up with what's happening there since 2016. Positive rant over!

Would be so awesome if they turned it into some kind of garden. But I do see how it could be problematic to have people hanging out above the highway. Just takes one idiot doing something stupid to ruin it for everyone.

I have not! Only time I've ever been in the stadium was for a graduation ceremony, but the oppressive heat and my mothers need to sit directly in the sun for some reason were the complaints of the day for me. I wonder what would annoy me more these days. Being crammed onto bench seating again or being forced into super tiny seats that are painful to sit in like they have at Fenway Park.

That's cool! I hated going to games at Mapfre and being squeezed onto those benches. Would have 30 people crammed into an area designed for 20 and then forced to stand on the benches to see everything because one person would initiate a tidal wave of people standing on the seats. Wasn't a comfortable experience.

Wow, overall I say this is a fantastic potential use of a very oddly shaped parcel of land. More green space is always good, I know people have their gripes with mixed use but this is honestly a perfect spot for it. Some additional height would be nice but hopefully they are leaving room for potential taller developments in the future. Hope to see some action on this quick!

TIm replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI know people have a lot to say about New Albany, but they sure as hell know how to work with developers to approve projects which meet what the developers are trying to do and fall in line with the zoning and design regulations of New Albany. Don't seem to get a lot of NIMBY action either as they have rules very clearly laid out and create projects which adhere to those rules. Really refreshing to see compared to some other municipalities around Central Ohio.

Especially considering three of the tallest buildings built since 1991 really aren't even part of the skyline in the sense that when photos are taken of the skyline, those buildings aren't in it. Franklin County Government Center, Miranova Condominiums and the James.
