  7. I'm confused at the location for North Park Place. It's at the corner of 2 relatively busy one way streets and its neighbors are a water treatment plant and a dialysis center. That is, what's going to drive people to live here as opposed to UC, Cedar-Fairmount, or Larchmere-Shaker Square?

The vote was 5-0.
  9. I'm on a zoom call regarding Woodhill Homes and they just announced that they've been awarded the federal Choice Neighborhoods grant. I believe this HUD doc details the grantees and the project got $35 million!
  10. Shaker Heights has another public hearing scheduled for June 2nd at 7pm regarding the VAD/Farnsleigh apartments. The agenda links to a 312 page(!) document from RMS with an amazing amount of details about the project in case anyone's interested.

"Larchmere Homes, Cleveland: CHN Housing Partners plans to build a development in the Buckeye and Larchmere neighborhoods for families at or below 60% of the area’s median income through a program that will offer residents a chance to lease and then buy. It will build 28 three-bedroom, two story homes, and two three-bedroom, one-story homes on sites currently in the city or Cuyahoga County Land Bank’s possession. CHN Housing Partners also plans to provide social services for the residents. Nothing huge from the Shaker Square Alliance meeting this morning, but Brandon Chrostowski reiterated that he has gathered a group of funders ready to purchase the square from the receiver, but is waiting on the judge and to hear what the price will be (though he indicates his group could afford just about any price). He was vague on details, but said they would make it a not-for-profit with a focus on social enterprise and community. He also called out the Van Aken District as being outrageously expensive per square foot and would strive to make properties affordable for tenants.

  15. Watching the Landmarks Commission Meeting now and they're still complaining about the height and also the color of the bricks(?!)
  16. Yeah they had slides like that, but I don't know if they're publicly available. The agenda links to this 88 page doc but it's definitely missing a lot of the graphics the developers showed. A few of the pre-meeting comments mentioned the height, but since they were reading all the comments straight through without stopping the height question wasn't brought up again, at least while I was there.

The mayor/council seem to strongly support it and they spent a significant amount of time reading emails from the public and a surprising majority are in favor, including a ton of Van Aken businesses. Some complaints about shadows from the buildings but the developers came prepared with renders from various times of day and year that show a relatively small impact. I didn't stay for the whole meeting because it ran very long but they said there would be further opportunities for public comment before final approval

  19. The Van Aken apartments are up for review by the Architectural Board of Review on Monday and Board of Zoning Appeals & City Planning Commission on Tuesday. There's already a lot of anger towards the project on the local FB group, so if you're a local who supports it it'd probably be a good idea to reach out to these boards and let them know.

I work at Progressive and found this on our intranet from 2/15: ...Continuing this path toward sustainability and environmental stewardship, we've contracted to install a 1.8-megawatt solar panel array at our Campus II location in Cleveland. Installation will begin in the coming weeks, and we expect the array to be fully operational later this year. The array will be in the field west of the Campus II Woods parking garage and will be visible from I-271. "While for employees or visitors at Campus II these solar arrays may be the first visible example of these efforts, they're part of a much larger initiative that will help demonstrate our leadership in responsible energy use as our company continues to grow," says Real Estate Business Leader Ron Marotto. "Much of the credit for this solar installation has to go to our Engineering team, which identified how strategic uses of solar panels, like this one at Campus II, can reduce our energy consumed from the grid while also reducing our overall costs."
  21. I don't think this has any new information, but the mayor released a video today (transcript) in support of the proposed 17 story Van Aken apartment building. He also touted plans for single home construction from Knez Homes, Keystate Homes and the County Land Bank.
  22. Is this speculation or is there chatter from the company on this? Because I love it and it would definitely help make the building stand out as more than just a boring glass box

  25. Progressive already has 2 large campuses in opposite ends of Mayfield along with a few other buildings in Mayfield Heights and Highland Heights. I'd love to see them have a presence downtown too but I don't see it happening anytime soon.
