  1. The crane has been fully removed and traffic is flowing along High again.
  2. West Palm Beach is studying a proposal for a 13 mile east/west light rail line to connect downtown to the communities to the west of I-95. We already have high(er) speed rail - Brightline, and commuter rail linking the entire Miami metro north/south but there are not a lot of good transit options going east/west. The proposal's design is based off of similar light rail expansions in Austin, Portland, Phoenix, and SLC. The train would run on dedicated tracks operated from travel lanes and include raised platforms for boarding. The rough order magnitude cost is approximately $850M.
  3. Brackett Builders, the company constructing Block G of Bridge Park released some new images of the construction progress. The office building has topped out.   5. Updated renderings for the mixed-use development proposed for the Oscar's site in Historic Dublin. The developer is proposing a boutique hotel accommodating 127 rooms with private fitness/lounge area, a 2,995-square-foot event center that is open to the public, 3,700 square feet of restaurant space, a public plaza, a publicly accessible courtyard, and rooftop terrace.
  6. Apologies for spamming all of these. I've followed Urban Ohio since I was a grad student in Cbus and I thought some of the developments down here were pretty interesting and wanted to share.
  7. Olive & Banyan - Proposed A proposal for renovation of an historic build plus a 12-story addition on an existing surface lot. The 12-story addition will contain 142,000 square feet of office space, 18,000 square feet of ground-floor retail and restaurant space, and a parking garage with 300 spaces.
  8. La Clara Condominiums - Under Construction (Topped Out) A 25-story, LEED certified condo tower with 83 residences ranging from $2-million to $10-million. Expected completion later this year. 50% of the units have sold.
  9. Bristol Condominiums - Completed late 2021 24-story condo tower built on the intercostal waterway separating West Palm from Palm Beach Island. Completed last year, the condos range from $10-million to an almost $30-million penthouse.
  10. A couple of projects that wrapped up late last year, earlier this year. 360 Rosemary - Completed late 2021 The 20-story tower has 300,000 SF of commercial space. Goldman Sachs claimed a large portion of the tower for 350 workers they moved from NYC earlier this year and are expecting to relocate more in the near future. It is one of the new high-rises attracting major financial firms to WPB with the end goal of establishing the City as "Wall Street South". The ground floor will contain multiple restaurants including a second location of Manhattan's Harry's Stakehouse.
  11. 320 Lakeview - Proposed Sympatico Real Estate is proposing a 25-story mixed use tower in downtown WPB. The tower would contain residential units as well as a hotel. The building is also designed by Miami-based Arquitectonica.
  12. Datura Hotel + Residences - Approved This recently approved 20-story mixed-use tower in downtown West Palm Beach will bring 180 apartments, 275 parking spaces, and a 132 room boutique hotel across the street from the Brightline train station. Completion is TBD
  13. Flagler Towers - Approved Twin, mission revival/Mediterranean inspired towers rising 28 stories next to the Forte development near downtown West Palm Beach. These luxury condos start at $10 million with the multi-storied penthouse expected to go for $70 million. If it sells at that price point it will break records for Palm Beach County. The architects are the same ones that designed 5 Central Park West and 220 Central Park South in NYC. Expected completion in 2026.
  14. Forte - Approved & Funded Forte is a 24-story, high-end condo tower on the southern edge of downtown. Each floor only has two units with the top pent houses taking an entire floor. It is already 70% sold and commands some of the the highest residential condo prices in Palm Beach County starting at over $6 million for a condo between 4000SF. It is in the pre-construction phase and is expected to be completed in 2024.
  15. 575 Rosemary - Under Construction This 21 story mixed use tower is being built in the heart of The Square, West Palm Beach's entertainment development (think Easton with palm trees and mediterranean architecture). It will contain 364 apartments (85% high-end luxury and 15% workforce). It broke ground earlier this year and is expected to open in late 2023. It is another project from Related.
  16. One Flagler - Under Construction Up next is the 25 story One Flagler being developed by Related (Hudson Yards Development in NYC). The tower will include 227,000 SF of office and repurpose the old grecian temple styled First Church of Christ building. It broke ground earlier this year and is expected to open in 2024.
  17. WEST PALM BEACH DEVELOPMENT THREAD West Palm Beach is booming, especially with the shift of financial and hedge fund jobs from New York to South Florida during the Pandemic. Even though the City is within the Miami metropolitan area I felt like the growth here deserved it's own thread. I wanted to share some recent developments under construction and recent proposals. First up is the new tallest building in Palm Beach County. One West Palm - Under Construction Designed by Miami firm Arquitectonica, One West Palm is one of billionaire Jeff Greene's projects. The 30 story, mixed-use towers will contain 328 apartments, a 200 key hotel, 200,000 SF of office over ground floor retail and 7 stories of parking. The towers topped out earlier this spring and window installation is underway.
  18. Literally all they had to do to make them protected was to swap the location of the bike lane and the parking. The bike lanes should be next to the sidewalk and the parked cars should act as the barrier between cyclist and car. Example of this style in San Diego. Also, the minimum standard should be to paint the entire bike lane green if it abuts a travel lane. You need to reinforce that visual separation for cars going 30-40 mph down the road. That little painted bike symbol doesn't do much at all. Sorry for the rant.
  19. Second up is a new proposal for the historic district where Oscar's is currently located. Proposal is a mixed-use development with the primary tenant being an Inn or hotel function.
  20. Some new development applications in Dublin's Bridge Street District. First up is an apartment complex and townhouses near Tuller Flats. It is next to the Dublin Village Center that recently released a concept for redevelopment. This would add 184 housing units to the area.
  21. Interesting development flying under the radar. Looks like Dublin is partnering with AARP, Columbus, and ODOT to install a small mobility hub at the Dublin Recreation Center. Looks like it might have pedestrian amenities, bike racks, bike storage, tire pumps, bike share, and a pick-up/drop off for ride shares, shuttles, and maybe buses. https://dublinohiousa.gov/pzc/22-014
  22. That area is not part of the original Bridge Park Development being built by Crawford Hoying. I have attached a map of what the project's expected boundaries will be according to their original plans back in 2013ish. You will see it does not include the Montgomery Inn or the shopping plaza. However, there is a recent re-zoning case where the existing area is trying to get rezoned from Bridge Street Commercial to Bridge Street Scioto River District (what Bridge Park is zoned). If the rezoning is approved it would increase the density and intensity of how the land can be redeveloped. The general plan calls for similar village center core development similar to Bridge Park. Basically I am saying there is a chance that the area will be up zoned and be redeveloped into a similar mixed use project similar to Bridge Park. Rezoning Case: https://dublinohiousa.gov/pzc/21-189
  23. Latest updates on the Riverside Crossing Park. The lower plaza is nearing completion and should be opened later this month according to the Bridge Street District website!
