The roof on 45 looks like it could really be a tremendous asset...it also scares me seeing people up there lol. I seem to remember having some fairly recent Cleveland Bar conferences in that building. Or maybe I'm mistaking for another building. Has it been vacant long?

Now this is actually a point well-taken. I think it is kind of ridiculous that Cleveland is really desperate for places like an IKEA, Target, etc. and I really wished the region had its own homegrown version of such stores. Anyhow I honestly hope in that regard that Tower City can somehow end up being that perfect mix of local color and the familiar old reliable national retailers.

Okay not for siting inside of Tower City mind you, but FWIW just look at the Riverside Plan: there's "historically" been tons of indoor parking for Tower City Mall aka "The Avenue" and this plan is going to need that and a lot more, which I'm sure will all be well structured and not surface lots. I'm not aware of the Buffalo situation, but to me an outdoorsy-oriented retailer that rents or sell kayaks, sells fishing equipment, etc. is a nice amenity for a city and desperate to energetically re-embrace it's waterfronts.

They need a whale...like the most epic Bass Pro or Cabelas right on the river. That's something that would be a great fit for both the downtown crowds and the Towpath/riverwalk crowds.

A paralegal friend is lamenting a company mandate to return part-time, spending 2 or 3 days a week in the office. His theory: the older partners of the firm are driving this, because at home their spouses aren't too impressed by them; they miss being a "big deal" and bossing people around in the office.

If the Detroit-Superior and Hope Memorial bridges weren't enough to accommodate traffic, I could envision an addition route through the Flats with a drawbridge, like this one. That could be really cool. I had the rare opportunity to bike across it once following some friends in the Cleveland Marathon. A hail and then snowstorm broke out and it was just like a sheet of ice! If your idea does happen I'd welcome some pretty tall plexiglass around the perimeter, because it's actually pretty terrifying up there lol.
