Cleveland: General Business & Economic News
As an IL transplant in early 2014, it only took me a few months to beg my company to stay here long term. I've been here almost 8 years now, my sister came to grad school at Case Western and plans to stay in NEO, my parents are going to be moving here, I've even had friends move here for career opportunities siting my enthusiasm for the area as what made them comfortable with the move. I work for one of the Steelyard metals companies. I'm shocked by the attitudes of the old timers who will joke that our offices are the closest they'll get to downtown. The previous generations have truly been jaded by the decades long downturn for the city and seemingly given up, or refuse to acknowledge the positives. We get interns in from all over the country and I love hearing their attitude change from the when summer begins and they "got stuck in Cleveland" to when they're leaving and making plans to come back and visit. Young people love Cleveland. The near Westside, downtown and University circle have managed to scrape together a very desirable environment for young professionals. Let the Olds talk their sh*t, no one's listening.

I've been moderately obsessed with our clogged ports and possible solutions. I've seen the idea of more container ships coming through Cleveland to alleviate the coastal ports. Is there anything to this or is it just noise and fun headlines? It's not that it's bad, it's lazy. He's more than that. Dumbing down our politicians into catch phrases holds them back from being judged for their actual ideas and beliefs. It's just an easy way for media to group everything into their cute little storylines to keep everything the same. And everyone arguing.

So happy for the city and for Justin. The margin of victory hopefully sends the message that this won't be the old city government we've been stuck with. The national headlines are doing a disservice to Bibb before he can even get his foot in the door. He's a smart, young person that passionately cares about the city. He's not a political talking head, labeling him a progressive is garbage.

Sadly, Cleveland didn't make this list but I found the below bullet point shocking. "A majority of those surveyed said they'd use savings instead of bank loans to purchase a home..." Gives me confidence that this market won't be coming down any time soon.

Brecksville: Valor Acres Development
Has anyone seen an updated site plan? I haven't kept up on this development since the SHW announced their new R&D center would go to Brecksville and I thought it was entirely separate from Valor Acres. This thread just brought me up to speed that SHW just outright bought most of the land from DeGeronimo; so what should we be expecting from Valor Acres?? Seems like Sherwin owns the lion's share of the land and there isn't much space left over for anything else. I was hoping SHW would stay downtown with everyone else but glad they stayed in the county and Brecksville could use some juice to develop the old VA hospital land. Seems like now we are just going to get another Lubrizol / corporate park with nothing benefitting the community.

Everyone constantly talks about home prices and how quickly they have moved over the last 12 months. What I can't understand is where are the appraisers in this and isn't their role to stop 10% price surges from happening in the short term? When you have all-cash buyers like the article above, sure. But the majority of houses are still being financed. My wife and I recently offered on a house that was listed at $158/sqft. It was a one street development where all of the houses were built between 2002-2004 all very comparable. The street had 4 sales in the last 6 months, a buyer's dream to know comps. Those 4 houses averaged $146/sqft. Home had no updates besides HVAC a few years ago. Our realtor said if we weren't willing to offer $50,000 over asking we wouldn't even be in the conversation (~$169/sqft). In a market where home prices are up 10% since last year, and now a house sells for at least 15% over those inflated prices, how aren't appraisers putting the brakes on this? Low Supply / High Demand can only explain so much. Not everyone is a full cash buyer.

@dastler and @PoshSteve My original tweet wasn't meant as a deep observation about the Cleveland market, more just general excitement about the market being hot. And since it was twitter, "house flipping" kept it short. Steve isn't wrong tho, historically there is a big chunk of out of state 'investors' buying property for tax/equity/etc. benefits and doing very little with it. And sometimes even leaving the property decrepit to be an eye sore on the block. But more recently there is a lot of cash coming in from out of state that see Cleveland as high upside investments who don't want sky rocket prices out East or in Chicago. Maybe in 2015 a lot of those cash buys were cash dumps from out of state into unkept houses but I believe presently those cash buys are investments in Cleveland from out of state. And they will greatly benefit the city long term. It takes a while to create confidence in a market, 2010-2015 people were still reeling. Downtown Cleveland and the near West side have been a revelation the last 6 years and out of state investors are taking notice. The future is bright!!
