    I am guessing that this momentum is a result of the new Ohio Tax Credit. Based on the age and condition of Tyler Village, this state tax credit along with the federal tax credit, are a attractive way for the developer to actually make a project like this happen. Best of luck Tyler Village!
  3. There has been talk of lowering the eastern end of the bridge so that it touches down on West 9th (instead of West 6th).

  5. The parking attendant on Superior says that the rest of the Superior lot will shut down eventually (but he is not sure when). From a casual view, it looks like they have not done anything on the St. Clair site except put up the signage. I do suspect that the cold weather has slowed them down.

    Nice article!! You definitely got the scope on that one. The PD and Crains had no idea. So, does Stark need to acquire options on any other properties to get started? Could this happen before the Warehouse District stuff?

    separate ... Flats East Bank is such a big area, it makes sense to look at this one separately, since it's physically separated and the development is a different animal all together KJP ... do you know when there will be new renderings or when the developers will solicit presales?

    What are the boundaries of the area in question? I heard Carnegie to Prospect, East 9th to East 14th. If that is true, Frangos only owns less that 25% of the land. Has Stark or Westlake Reed partnered with anyone else?
  11. A older Zaremba print calls East 13th & Payne a "future development site". No mention of the One Cleveland Center site. So this seems like a new development.
  12. The Lighthouse Landing plans were really cool! The way they layed out the project made a lot of sense. But since that site is very big, I wouldn't be surprised if Wolstein increases the density. He may want to add more stuff (retail, parking, housing, office) than the Shaia's had planned. Can't wait to see!!
  13. Interesting rumors. I really hope a announcement is coming! I have a question about the economics of building on the sites that Stark has designated. I know that the property owner paid big money for the land (near $100 psf). Given these HIGH land costs, how in the world can Stark pull of a project that is affordable for a retailer to rent space or for a homeowner to purchase a condo?? Surely a retailer won't pay $50 psf when they can rent a great location for $20 and a homeowner won't buy at $500 psf when they can buy elsewhere Downtown for less than half that. The raw land costs for The Avenue District, Stonebridge and Flats East Bank are all much lower. My huntch has been that somehow this project will need to be radically subsidized by the government or else it can't happen. For example, maybe the County Commissioners will come up with a way to use a small part of sales tax proceeds. KJP, have you asked Stark about this?

  15. Put that tower on East 13th & Chester. This is the surface parking lot owned by the City of Cleveland that Zaremba probably has his eyes on.
  16. Interesting article KJP. I hope that they can get some retail there. I think that The Avenue District gave itself an boast by beating Wolstein and Stark out of the ground.   17. I think the site is perfect but I do agree that they should save the tower. Anyone know what the timetable is here ... I've heard that the County moves really slowly and it could be another 5 years before the project is up.

  19. Yesterday, I noticed a lot of work being done on the Superior site !!
  20. The stuff east of Jacob's Field would be much cheaper to develop that the stuff in the Warehouse District. That is because the price of land and real estate east of Jacobs is about half the cost of land / real estate in the Warehouse District. I could see the block between Carnegie, Jacob's Field, Playhouse Square and The Wolstein Center becoming something grand.

  22. Lighthouse Landing makes too much sense, both in terms of location and design. Hopefully, it will become a reality.
