my point being there was a shooting south of Liberty on Main Street in front of hundreds of people and cops literally blocks away. I dont think this violence that is occurring is afraid of eye witnesses and cops anymore….so if we are still seeing violence south of Liberty - albeit more rare nowadays - I’m not sure if adding more residents will simply make that violence go away like magic.

Yes, I’m very happy about the emergence of this group. they seem very Otr centric based off previous interviews and seem very focused on really building bars and entertainment offerings in otr. definitely a breath of fresh air with their last 2 concepts and hopefully their 3rd will offer a unique experience as well.

not saying that adding more people doesn’t help reduce violence - but police presence was heavy in otr (particularly on Main Street) due to the fcc game. counted at least 6 to 8 cop cars along main all throughout the night patrolling and stationed at check points. also, streets were incredibly packed with people…busiest I’ve seen Otr in a long while and regardless of all this there was still a shooting on Main Street that night. police presence didn’t deter the shooting…neither did the fact that there were hundreds of eyes on the street to witness the shooting. violence is just a fact of life right now…not sure even if we added thousands of new residents it will change the shootings. The shooting issue is a much more systematic issue and we can easily get into an endless rabbit hole on this issue.

Just an interesting little development … lost hospitality group…who created somerset, Alice on Main Street, and their event space somerhaus on republic street are opening their 3rd bar in the Germania building on walnut street this summer. the bar will be called Aftermath. just really impressive, with these uncertain times, that this new hospitality group has managed to create 3 new bars and 1 event space all within Otr in a year time span.

I would love for the salvation army building to be relocated to free up the potential to do a mega project combining both sites.

I don’t think things have really gotten resolved with the labor shortage though right? I tried to get a contractor for my house to remodel my upstairs and they said they are booked until at least early December. I hope I’m wrong…I feel like the Kroger on the Rhine project and the industry were the last somewhat big projects around cbd and Otr. Granted it was not long ago - but I definitely feel since 2020 began the momentum downtown has definitely somewhat shifted. A lot going on in the world right now, so it’s understandable. But 2017-2019 were really fun times from a development perspective. A lot of strong movement and gains were occurring for downtown and Otr and I hope this storm that we are currently in doesn’t last long.

Somewhat off topic. What’s the consensus/prediction on the pace of construction in the next 1-3 years? I’m assuming that due to rising interest rates, inflation of construction materials, construction labor shortages, incoming possible recession and continuation of ongoing conflicts such as Russia/Ukraine, China/Taiwan, viruses such as monkey pox, etc that the next handful of years will probably be some of the slowest development years outside of the Great Recession.

I’m less upset about losing saks (I think department retail stores are a dying breed considering the inflation and push for e commerce)… im more upset about how dead this area of down town is becoming. I know 3cdc is working on getting something together…but I wish there was more solid and more concrete plans. I know we are going through tough times right now with the pandemic/inflation/Russia Ukraine conflict/incoming recession …but at the very least before everything goes to hell economically I feel that the convention center area needs to get figured out ASAP.

this is a really hot and bad take. Nashville has become a grotesque baby Las Vegas wannabe. Everything is very focused towards development that caters to singles and bachelor party goers. Nashville is a fun city, but I never once stopped myself asking if I wanted to physically live in downtown Nashville - especially with a family. meanwhile cities like Toronto, San Diego, Seattle, Denver, Boston, etc…I’ve asked myself multiple if I could live there. The problem with Nashville development is that it feels incredibly skewed towards the party and less towards making a genuine bonified urban city where you can raise a family.

Better question is how it’s legal for someone to neglect property - especially if it could harm pedestrians. There is a law for practically everything - how is this not a thing?

Maybe I’m wrong but is it not much more financially fruitful to build on the lot and get duel income from ground floor commercial rent and upper floor residential rent? Why is a parking lot a good strategy money to make money? It seems like an extremely slow burn of a way to make income…especially for someone who is trying to become wealthy through real estate.

How is it legal to own a building but not maintain it? By all logic this owner should get severely fined…and if someone got injured face prison time. This seems like an extremely basic law…maintain your property or face penalties/jail time.

I noticed on Saturday night there was a cop blockade that closed off main st in otr. Didn’t seem like it was crime related just traffic related. Don’t know if this was a common occurrence or just occurs on weekends when Main st gets busy.

Is there a legal end to this? How many times can someone appeal for something like this? When people commit every day crimes they can typically only appeal once after getting sentenced. Don’t understand how the legal loophole allows someone to constantly appeal endlessly without a end in sight.

3 new operating renovated breweries can be such a boost for north of Liberty. For it being a brewery District there’s maybe less than 5 actual breweries to actually go to.

On a slightly separate note - I’ve always been curious how poorer Eastern European countries like Ukraine can manage to keep a hospital facility that is hundreds of years older still cost effective and operational…but American hospitals struggle with this.

Fair point. Im just taking the Lutheran bell tower scenario for instance. It took them forever to find a demo company for the bell tower project and even so the demo company they did find couldn’t come out for at least 6 months to do the inspections. Now, this was last year. From what I understand things haven’t gotten better with these demo timelines. Even simple contractors are booked months upon months in advance. Not denying the fact this will get demoed - but with current market conditions I have a feeling the timeline of this building with remain standing longer than Cincy children’s wants it to.

With the construction labor shortage and rising costs for literally everything this demolition will probably be scrapped and the building will just be left to rot. I don’t know what it cost to demo back in 2019 but I’m guessing it has increased like everything else…and this building is massive.
