Hemingway Development eyes 12-acre office-and-lab project in Cleveland's Midtown CLEVELAND, Ohio -- A local developer is considering new construction on 12 grassy acres in Cleveland's Midtown neighborhood, where public officials and business leaders are trying to lure more tech firms and health-related companies. Hemingway Development, part of the Geis Cos. of Streetsboro, has been working on a master plan for city-owned property on the north side of Euclid Avenue, east of East 57th Street. The details are somewhat murky, but a Cleveland City Council committee heard the broad strokes of Hemingway's vision this week. It's no secret that Hemingway, the developer behind the nearby MidTown Tech Park, has been talking to bigger tenants and eyeing other opportunities in the neighborhood. But the timing of this week's news doesn't stem from a land deal or lease agreement. Instead, it's tied to $13 million in federal money that the city stands to lose at year's end. In 2011, Cleveland secured a $10 million federal loan and a $3 million grant for redevelopment of the boarded-up Warner & Swasey complex in Midtown. At the time, Hemingway had a deal to buy the city-owned buildings for a tech-center redevelopment just off Carnegie Avenue, near East 55th Street.   8. And it's relatively low maintenance. It will require less servicing than an elevator to be ADA compliant -- even though I don't think it has to be since no federal funds were involved. I think the ADA somehow applies to state and local governments even if no federal money is involved. I am just thinking of a few examples, ie, ramps on sidewalks down to the curb, that aren't typically funded with federal money. Also, the feds don't give any money for school construction, but new schools are still ADA compliant. I have no actual experience with this, that's just anecdotal. Any new construction has to be ADA compliant per the Ohio Building Code regardless of funding. Only certain occupancies can you get away with not making the building or area ADA compliant.

  10. With that wall in the back of the building, they obviously didn't feel the need to go to the extra expense of removing the sill and head lintel stones and properly toothing in the new brick.

Opportunity Corridor design changes eliminate streets dead-ending into boulevard CLEVELAND, Ohio -- State planners say eight streets that were going to dead-end at the boundary of the planned Opportunity Corridor instead will be kept open, a move that addresses one of the deepest concerns among residents about the impact of the roadway on surrounding Cleveland neighborhoods. The elimination of cul-de-sacs from the 3.2-mile corridor will be a key topic at a public information session this evening in Cleveland. The Ohio Department of Transportation will be on hand to explain the design changes, as will representatives of O.R. Colan Associates, the company in charge of negotiations with residents whose homes are in the path of construction. "This meeting is really about letting people know about the changes, because there are so many misconceptions out there," said state Rep. Sandra Williams, who is hosting the event. It will be from 6 p.m. to 9 p.m. at the Langston Hughes Center, 8111 Quincy Ave., Suite 100. Residents also will hear about another alteration to plans for the boulevard connecting Interstate 490 and University Circle. Initially the $331 million project was expected to be done in two phases. Cleveland Metroparks will revive water-taxi service CLEVELAND, Ohio – Cleveland Metroparks commissioners approved purchase of a 26-foot boat today that will become a water taxi on the Cuyahoga River next year. The purchase would mark the return of a service that was popular in the 1980s and '90s, when the restaurants and bars in the Flats were at the zenith of their popularity. According to the park-board agenda, the vessel should go into service by Memorial Day 2015, ferrying people between the east and west banks of the river, with additional stops added "as opportunities develop."   21. Steel is essentially a 'cured' material that once on site can be erected immediately. Concrete takes days to cure once in place to achieve the proper pounds per sq. inch strength before work can continue upward.
  22. So I'm guessing the only time of day you can actually use that boardwalk is between about sunset to 9am the next day between April and October?
