Delaware County: Developments and News
Luvcbus replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI ran across a wrap-up of Harlem Township (Galena area) Zoning Commission meeting notes from the second half of 2023 a few minutes ago... Thought these two quotes had some interesting nuggets: "Licking County has a public group that is helping organize their response to Intel development,” minutes from that meeting read. “It’s called Framework Licking County. Delaware County has nothing to compare. …We are working on another (industrial) overlay district that will cover the eastern edge of the township, from the dogleg on Evans Road up to the top corner of the township. Route 37 will be developed way beyond anyone’s expectations. There is definitely going to be a major Connector between Johnstown and Sunbury to get people over to Interstate-71, over to Route 161 and Route 62… Much of this pressure is driven by New Albany.” "It was reported the “Strategic Planning Committee (SPC) is working on the third overlay district along County Line Road, from the north end of the township down to Innis Road.” Also discussed was “the growth of Monroe Township as a whole, and future bypasses around Sunbury and Johnstown.”

New Albany: Ohio One (Intel Semiconductor Facility)
Dozens of shipments of Intel equipment stalled in southern Ohio before delivery "As many as 40 shipments of industrial equipment intended for the Intel build in New Albany are being held up in southern Ohio along the Ohio River. Groveport Police Chief Casey Adams says that four of those deliveries are massive, each potentially weighing more than 500,000 pounds. But dozens of smaller loads will be coming up from Manchester, Ohio, possibly next month. Manchester sits on the Ohio River in Adams County, just east of Maysville, Ky. The tentative plan is to move those smaller shipments through basically as a test to figure out the best routes for the larger shipments. The smaller loads can travel on highways, but the mammoth loads cannot because of bridges and height restrictions. The delay is a result of several factors, including weather, and waiting for permits for the large loads, which can only travel at 10 mph. But they need to determine the routes before they get the permits. The largest of the deliveries could take several days to get from Manchester to New Albany." Adams shared a statement on Tuesday that outlined several logistical details: • The four large transports will be about 266 feet in length and more than 20 feet tall • The transports will take place during daylight hours only • Transports through Franklin County will take place on weekends only • Utility companies will assist with the large transports in order to minimize traffic disruptions • ODOT will notify affected communities seven days in advance https://abc6onyourside.com/news/local/dozens-shipments-intel-equipment-held-stalled-delayed-southern-ohio-delivery-manchester-river-new-albany-expansion

Licking County: Developments and News
Luvcbus replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIlluminate USA begins production of solar panels in Pataskala "Licking County’s newest manufacturer seeks to help meet the country’s growing demand for green energy solutions while bringing 1,000 jobs to central Ohio. The first solar panels rolled off the line Thursday as Illuminate USA began production at its 1.1-million-squarefoot factory in Pataskala, which will be one of the nation’s largest advanced solar panel manufacturing facilities, the company announced in a news release. Illuminate USA will manufacture more than 9.2 million utility-scale solar panels annually at full capacity by the end of 2024. That equals 5 gigawatts of electricity production, enough to power 1 million homes. A gigawatt is equal to 1 billion watts. Illuminate USA’s total investment in Licking County is expected to top $600 million with the cost of equipment, raw materials, staff training and salaries, and everything else needed to start a new company. Illuminate USA was announced last March and is the first company within the 350-acre Red Chip Farms development as part of the Pataskala Corporate Park. The new company is a joint venture between renewable energy company Invenergy, a Chicago-based developer, and Chinese solar panel manufacturer LONGi." https://www.dispatch.com/news/

Amgen's New Albany biopharma packaging plant is now open "Amgen Inc.'s biopharmaceutical processing and packaging plant in New Albany is open and already hired 240 of an expected 400 employees, executives told Columbus Business First. The plant was licensed by the U.S. Food and Drug Administration to start production in January, according to Amgen's (Nasdaq: AMGN) annual report. Two lines are running, said Sandra Rodriguez Toledo, vice president of site operations for Amgen Ohio. "We are already producing commercial product," Rodriguez Toledo said. Six more production lines will come online through 2025 depending on demand, she said, bringing the facility to the full 400 jobs. So far 80% of site employees are from Ohio. "Our Ohio facility is a great example of our investment in manufacturing and investment in innovation," said Arleen Paulino, corporate senior vice president of manufacturing, in a joint interview. "We're proud of it being our most digitally advanced and highly automated facility we have." https://www.bizjournals.com/columbus/news/2024/02/18/amgen-ohio-new-albany-plant-open.html

CHIPS Act funding for Ohio One project could top $10 billion "A report Friday from Bloomberg says the subsidies for the New Albany project could be substantial, coming in at more than $10 billion. Negotiations are ongoing, but the package is expected to include both loan and direct grants, according to Bloomberg's sources. Neither federal officials nor Intel Corp. have commented on the report. Earlier this month, the Wall Street Journal reported Intel was delaying its timeline for the Ohio project, in part due to the slow rollout of federal funds. An Intel spokeswoman confirmed to Columbus Business First that the company "will not meet the aggressive 2025 production goal that we anticipated," but said "we have not made any recent changes to our pace of construction or anticipated timelines." The Chips and Science Act, passed shortly after Intel announced its plan to invest at least $20 billion in Ohio, limits any one applicant to $3 billion in grants and loans – unless the project is certified as necessary to increase the domestic supply of semiconductors for "national security and economic competitiveness," or meets national security needs, according to the notice of funding. Intel has previously said that New Albany will serve as a U.S.-based manufacturer for federal defense needs." https://www.bizjournals.com/columbus/news/2024/02/19/chips-act-intel-malta-fab-subsidies.html

Delaware / Ohio Wesleyan University: Developments and News
Petition to put annexation of 230 acres near 36/37 on November ballot falls short "A referendum petition drive, lawsuit and opposition website have followed efforts by the city of Delaware to annex more than 200 acres of farmland from neighboring townships to be developed into high-density housing. The citizen-driven challenges illustrate the backlash that some communities face over ever-changing landscapes in growing areas. The need for affordable housing in Delaware County, one of Ohio’s fastest-growing, comes at a time when development — including Intel’s chip manufacturing plant under construction in neighboring Licking County — will likely produce more pressure for so-called workforce housing. Delaware City Council last year approved a rezoning application for about 230 acres northwest of Routes 36/37 and 521, just east of the city. That was before it annexed the land into the city. Because the property involved was at the time in both Brown and Delaware townships, Tom Davis, a neighboring property owner, sued the city. Davis argued, in part, that the city of Delaware had no authority to rule on zoning outside its boundaries. The land has since been annexed into the city, rendering that part of the lawsuit moot, said attorney Joseph Miller, who represents Metro Development LLC. But the lawsuit remains open, with Davis still challenging other elements of the project. A ruling on an injunction to stop or delay the project will likely come later this year in Delaware County Common Pleas Court. Meanwhile, other residents began circulating a petition, which needed 1,600 signatures by Feb. 6 to put the annexation issue on the November ballot. But the effort fell 500 signatures short." Columbus: West Scioto Area Developments and News
Not sure exactly where this goes, but West Scioto Area is close... Developer of controversial Dublin Road apartment project near Hilliard needs to redo plan "The developer of what has been a contentious proposal for apartments on Dublin Road near Hilliard will have to come back with a different proposal — with fewer units it appears — after meeting resistance Thursday from Columbus Development Commission members. And it might be an indication of future battles with other developers who want to build denser housing in areas not used to it as Greater Columbus' growth continues to surge and builders struggle to keep up with demand. RockRun Developer LLC had proposed building 220 units on a 14.7-acre site at 4747 Dublin Road, which sits between Davidson and Hayden Run roads. The city of Columbus recently annexed the property from Norwich Township. Nearby residents have fought the proposed development for close to a year, arguing it is too dense and out of character with the surrounding single-family homes in Columbus, Hilliard and Norwich Township neighborhoods. Hayden Run West Civic Association recommended against approval." https://www.dispatch.com/story/business/2024/02/09/developer-of-controversial-dublin-road-apartment-proposal-to-redo-plan/72527224007/

Shipping of ‘oversized’ Intel equipment loads pushed back a couple weeks "Intel’s transportation of giant equipment across Ohio roads has been delayed from its original start date this weekend. In late January, the plans to move “overweight and oversized loads” needed for Intel’s semiconductor plant under construction in New Albany were revealed. Originally expected to go through Franklin County as soon as Saturday, the project has been pushed back. The Franklin County Engineer’s Office said it now expects the move to begin no earlier than Feb. 17. Police in Groveport, along the projected route, said it may be late February or early March. Weather is to blame for part of the delay, according to Groveport police. A dock in Manchester, east of Cincinnati in Adams County on the Ohio River and where the equipment will be offloaded from barges, has been underwater." https://www.nbc4i.com/intel-in-ohio/shipping-of-oversized-intel-equipment-loads-starting-later-than-expected/

Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
Downtown's PNC Tower reopens as Preston Centre, offering more than 100 apartments "The former PNC Tower on East Broad Street has reopened as Preston Centre, offering Downtown's largest transformation yet of an office building into residences. More than seven years in the making, the project involved converting floors 10 through 23 of the 24-story office tower into 105 apartments. Where desks, cubicles and office chairs once sat now stand bedrooms, kitchens and living rooms." When finished, the building is expected to include up to five restaurants and bars. Remaining phases to the project include: •Cameron Mitchell Restaurants continues to work on its Butcher & Rose steakhouse, expected to open in the summer. •Work has just begun converting the skywalk connecting Preston Centre to a parking lot on the other side of South 4th Street into an open-air landscaped walkway to be called Preston Park. •Edwards expects to submit final plans soon for the renovation of the Galleria portion of the property, on South 3rd Street, into an indoor-outdoor biergarten, tapas restaurant and speakeasy. •Edwards is seeking another restaurant tenant for the lower level of Preston Centre, below Butcher & Rose. •While not formally part of the Preston Centre project, Edwards is also building a 13-story, 164-apartment building at 195 E. Broad St. that is expected to open by the end of the year. The building will be connected by the skywalk and share some amenities with Preston Centre. •Edwards has also proposed a 12-story, 221-unit apartment building at 33 S. 4th St., immediately south of the Preston Centre. https://www.dispatch.com/story/business/real-estate/2024/02/08/downtowns-pnc-tower-reopens-as-preston-centre-with-100-apartments/72324946007/

A little more on the expected route the massive equipment will take to Intel... What you need to know before massive equipment for Intel travels through Central Ohio "Starting this month, trailers as long as 200 feet in length will strategically travel from the Ohio River in the Cincinnati area to Intel's $20 billion semiconductor facility site. According to the Franklin County Engineers Office, the first load is scheduled to be transported through Franklin County on February 17-18. The schedule is subject to change based on weather conditions, large events, and utility coordination along the route. Groveport Police Chief Casey Adams said his team has been preparing for months to accommodate these oversized loads coming through their city. "I knew Intel was going to effect all of Central Ohio, including us in Groveport," Adams said. "But we never expected it to go to this extent where you are going to see multiple loads taking almost a year to make it from the Ohio River to New Albany." Below is the likely route the trailers will travel •Starts on Alum Creek Drive (near Rickenbacker Airport) •Right onto Rohr Road •Left of Opus Drive •Right onto Green Pointe Drive South •Right onto Saltzgaber Road •Left onto State Route 317 •Right onto Hamilton Road •Left onto Bixby Road and parks on Old Bixby for the evening That route is only about six miles long, but Adams said he anticipates it taking several hours. "They are saying 10-15 mph ranges is about as fast as they will go," Adams said. "We are anticipating somewhere between 18-20 loads that will go through our area through the rest of the year." https://cwcolumbus.com/news/local/massive-equipment-for-intel-to-travel-through-central-ohio-this-month

Union County: Jerome Township Developments and News
Union County to get first Del Webb in the area "Greater Columbus will see its first Del Webb retirement community, with 712 homes built near the U.S. Routes 33/42 interchange in Jerome Township in Union County. It’s unclear when construction will begin, but in December Jerome Township trustees approved rezoning the 356 acres at 8850 Currier Road, 9254 Route 42, and 9524 Mitchell-Dewitt Road. The site is southeast of Route 42. Wezlynn Davis, president of the Jerome Township Board of Trustees, said it will take the developer seven to 10 years to build out the proposed massive development. Phillips said the Del Webb community is another example of the development continuing to surge in that part of Union County, in part of because of the Route 33/42 interchange that he said will become more urbanized as time goes on. That development includes two new Amazon data centers in Jerome Township – an $800-million investment, Phillips said – and a new Kroger Marketplace store that will anchor the Jerome Market center on the southeast corner of Route 42 and Ravenhill Parkway, part of Nationwide Realty Investors’ Jerome Village community." https://www.dispatch.com/story/business/real-estate/2024/01/30/union-county-will-get-first-del-webb-retirement-community-in-the-area/72328193007/

New Albany: Ohio One (Intel Semiconductor Facility)
(From Intel's most recent newsletter) Some Ohio One Construction Milestones: "Since we began construction on the Ohio One campus, crews have worked more than 1.6 million hours without a lost time incident, have poured more than 32,000 cubic yards of concrete and installed 210,000 linear feet of underground conduit (equivalent to just over 700 football fields). We’re building the Ohio One campus from the ground up, starting with the underground utility level. Electrical panels that support the fab are located here, along with the “mains” — large utility pipes and ductwork that feed up to the lateral pipes in the clean subfab. Also here are chiller and compressor systems. Once the campus is open, the workers who monitor the equipment on this level won’t wear bunny suits. Instead, they will wear street clothes, hard hats, and safety glasses. Intel Fabs have four levels – the interstitial and fan deck, the clean room level, the clean sub fab level and the utility level – each with its own unique functions to bring semiconductors to life."

New Albany: Ohio One (Intel Semiconductor Facility)
A little more on this^ Oversized equipment for Intel’s Ohio One will soon move through area, shut down roads "Intel will be transporting large pieces of equipment across Ohio roadways beginning in February. To accommodate the move, the Franklin County Engineer’s Office has issued a special hauling permit for “overweight and oversized loads” for portions of Rickenbacker Parkway and Bixby Road between State Route 317 and U.S. 33. The oversized loads traveling through Ohio will be moved on trailers of up to 200 feet, if not larger, according to police in Groveport, which is near the intersection of U.S. 33 and State Route 317. The police department said there will be 18 loads moved from Manchester — on the Ohio River in Adams County east of Cincinnati — to New Albany. The first load is scheduled to go through Franklin County on Feb. 10 and 11. But the schedule could be subject to change based on weather and other factors. Message boards will be placed along the Hamilton Road portion of the route in the days leading up to the shipment. The traveling public will be alerted to the possible traffic delays five days prior to the shipment’s arrival. The transportation of this equipment is expected to take nine months." https://www.nbc4i.com/intel-in-ohio/certain-ohio-roads-to-be-shut-down-as-intel-transports-oversized-equipment/

U.S. to announce big grants for domestic chip plants in March, speeding up plans for Intel and TSMC "The US is aiming to announce major chip grants by the end of March, people familiar with the plans said, paving the way to send billions of dollars to semiconductor makers in a bid to supercharge domestic production. The awards — slated to go to Intel Corp. and other chipmakers — are a central piece of the 2022 Chips and Science Act, which set aside $39 billion in direct grants to revitalize US manufacturing. Intel has said that the grants will determine how quickly it progresses with expansion projects, including a planned facility in Ohio that would be the world’s largest..."
