Pharmavite breaks ground on $200 million facility near Intel "Earlier this week, Pharmavite broke ground on a $200 million facility near Intel at 13312 Jug Street Road NW, New Albany. California-based Pharmavite’s brands include Nature Made and MegaFood, both of which will be made at the up to 250,000-square-foot facility. "While there has been plenty of activity at and around the Intel site the past few months, the project is entering a new phase of development with Intel beginning construction work on the fabs. We have been notified that construction crews will be pouring the concrete foundation for the fabs on several days in May. The first pour is scheduled for Tuesday May 9, and we are expecting approximately 225 concrete trucks along Beech Road and Jug Street throughout the day. Additional pours are tentatively scheduled for May 12, 16 and 30, but these dates are subject to change. Commissioners approve more than $15 Million for Affordable Housing "This morning, the Franklin County Commissioners unanimously approved a contract with the Nationwide Children’s Hospital Healthy Homes program for $15.5 million to support the creation of more than 200 new units of affordable housing in the Linden neighborhood. In addition to supporting the construction of 33 new houses, the funding will be leveraged to secure additional funding for hundreds of additional units that will be available for low-income families to rent. In addition to the new affordable housing units, the commissioners’ funding will be used to provide repairs for up to 100 lower-income families’ homes, and to support a $192,000 renter support program that can provide emergency short-term funding for struggling renters. It will also support child development and early learning programing in the Linden neighborhood to ensure on-time enrollment for students entering kindergarten. The Nationwide Children’s Hospital Healthy Homes program is a partnership that includes Community Development For All People and the Franklin County Land Bank (Central Ohio Community Improvement Corporation), and which has provided repairs, renovations, and new homes at more than 730 sites across Franklin County since 2008. The new homes and rental units that the partnership builds are constructed on Land Bank land, which ensures that they will remain affordable in the years to come." Some minor updates on upcoming infrastructure work around Intel- Green Chapel roadway improvements project: "Starting the week of April 24, the portion of Clover Valley Road south of Green Chapel Road will be closed to through traffic for one week to facilitate the installation of storm infrastructure for the Green Chapel roadway improvements project. The following week on May 1, the northern portion of the intersection to Kiber Run will be closed for approximately 15 days." Hilliard preps for ambitious $110 million Recreation and Wellness Center "Hilliard's ground-breaking Friday morning on an ambitious recreation campus that will replace its aging community center not far away is being called one of the largest capital projects in Hilliard history. The 105,000-square-foot complex will include a gymnasium, indoor running track, fitness and weight room, aerobic dance and spin studios, classrooms, a 240-person community events room, commercial kitchen, child watch area and outdoor patio. The aquatic facility will have a 25-meter lap pool, recreation activity pool, water slide, and spa. Dublin-based Epcon Communities is in contract to purchase 63.5 acres of property for a new development called Courtyards at Haines Creek. The site is located at the northwest corner of the Central College Road and Jug Street intersection, city documents show. Pantheon delivered the machine to OSU in January to research how to best use 3D technology (called "additive manufacturing") in the real world. OSU officials hope to use the machine and a team of experts from different departments to become a national authority on building with 3D printers. The COBOD printer works like other 3D printers: material is extruded from a moving nozzle, layer upon layer, guided by a pattern programmed into the machine. Dale Nehls, a representative of Quikrete, said the company's material has been used to "print" six homes in Virginia, Texas and California, including one two-story, 4,000-square-foot home in Houston. He said he expects the technology to become far more common in the years to come." Major roadway projects around the Intel site set to kick off this coming week "Starting on or around April 7, 2023, construction will commence for a significant infrastructure improvement project for the areas surrounding Mink Street, Clover Valley Road, Jug Street and Harrison Road. The Mink Street Roadway Improvements Project will reconstruct existing Mink Street between State Route 161 and Green Chapel Road. Included in this project is also the minor reconstruction of Jug Street for several hundred feet both east and west of Clover Valley Road; the construction of the new Clover Valley Extension that will connect the Jug Street/Clover Valley Road intersection to Mink Street; major reconstruction of Clover Valley Road between Jug Street and Miller Road; and minor reconstruction of the Harrison Road Extension (Haul Rd) which will create a four-way intersection with Clover Valley Road. The plans call for a five-story, 178-unit apartment building attached to a parking garage. A five-story, 90,000-square-foot office building is also part of those plans, although the developer – Thrive Companies – has said that that portion of the development will be built after the apartments and the 490-space parking garage. Inno-Pak looks to build new distribution center in Delaware "As Inno-Pak prepares to open its new headquarters and production facility in Delaware, it is making plans to build another facility nearby. The Delaware-based packaging company wants to construct a 421,200-square-foot distribution center on a 33-acre parcel located at Sawmill Pointe Business Park, city documents show. The property is north of the future Sawmill Parkway extension and west of Founders Court in southern Delaware. Found a few pictures of ongoing Intel projects in Oregon and Arizona. These should give a good preview of what to expect here in the coming months and beyond. I read recently that we should expect around 30 cranes to be on site in New Albany within about nine more months.

Some of the major corridors you might expect: West Broad Street from Downtown through the Hilltop, East Broad Street east of Downtown to Bexley, Bethel Road on the Northwest Side and Morse Road from Interstate 71 to Westerville Road. But it also includes Sawmill Road near Interstate 270 on the Northwest Side and what is currently its suburban feel. High Street, which has seen a number of taller buildings that have risen in the Short North and near the Ohio State University campus, often with pushback from community leaders and residents is also on the list. DPT-Data quietly buying up land The Washington, D.C., firm that develops data centers now owns 15 parcels in northwest Licking County. "A real estate investment firm that focuses on data center development got a bit of press coverage in late summer for its purchase of 93.79 acres for more than $20 million just south of the Intel site in New Albany. DPT-Data, based in Washington, D.C., told Columbus Business First that it planned to invest a total of $1 billion to build most likely three data centers for an undisclosed user. While that project got underway, DPT-Data remained busy, buying 14 other nearby parcels clustered on Jug Street and Harrison Road on either Jan. 17, 18, or 20. On those three days, DPT-Data spent around $21 million to purchase more than 75 acres. Combined with the previous deal, at the southwest corner of Jug and Mink streets, DPT-Data has invested about $40 million for more than 165 acres along a 1.2-mile stretch in northwest Licking County." https://siliconheartland.com/dpt-data-quietly-buying-up-land/

Add Honda's move to set up an electric vehicle hub in Ohio, more than $2 billion worth of solar farms planned throughout the state and Ohio's new $13.5 billion transportation budget, and even more union building trade workers will be needed to keep up. One official said union construction workers will essentially need to double in number to keep pace. The Ohio State Building and Construction Trades Council says $140 billion in the Columbus-area region, led by the Intel project in Licking County that the council anticipates will be worth $100 billion one day and promises construction work for decades. Other projects include more data centers by Google and Facebook, a new terminal being planned by John Glenn Columbus International Airport, and expansions planned at OhioHealth's Riverside Methodist Hospital and Grant Medical Center."
