The Munson Springs Steering Committee, which met on Thursday, is exploring potential uses for the Newark-Granville Road property, located to the northeast of the Cherry Valley Road intersection, that includes a park, amphitheater, senior living complex, commercial use and wellness center. The committee will also explore the idea of doing nothing with the site, which has been farmland for decades, until more is known about the impacts of the Intel Corporation’s site on the western edge of the county. Couple interesting Intel related quotes in an article out yesterday in CBF: "To put the investment into context, the $20 billion Intel is spending is more than entire valuation of Licking County, according to Rick Platt, CEO of the Heath-Newark-Licking County Port Authority. “If you add up the tax value of everything in Licking County right now – every building, every piece of property, every home – it’s less than $20 billion,” Platt said. “One company is making an investment that exceeds our entire valuation. That’s mind-blowing.” The influx of suppliers looking for space has been good news for commercial real estate brokers and developers such as Park Shai of Shai-Hess Commercial Real Estate, based in nearby Granville. Also wonder when the Speedway at Broad & Hamilton will close? It's located at the bottom left corner of this rendering, where it appears a small park is planned.

The township is becoming a giant business park annexed into New Albany, led by the Intel development now called Ohio One on 1,000 acres one mile south of Johnstown. Licking County Commissioner Tim Bubb said Grow Licking County had 82 serious inquiries for development in 2022. “We’re still in the bullseye for development," Bubb said. "It hasn’t cooled off. Intel has not scared everyone off. It’s an exciting time. Intel is a wonderful thing. A year later, a lot has happened, but a lot remains to happen." So far, 2.5 million cubic yards of earth, aggregate, lime and other materials have been moved at Intel’s first greenfield site project in 40 years. That’s enough to fill Ohio Stadium nine times, according to Intel." Metro Parks plans to build canopy walk at Blacklick Woods this year after delay "Metro Parks plans to break ground by spring on an observation tower and canopy walk through the trees at Blacklick Woods Metro Park in Reynoldsburg. Construction on the proposed project was originally expected to begin last year at the park, but supply issues and rising costs forced a delay in those plans. "We'll break ground in the next month or so," Moloney said. "We’re working with the contractor to have an opening in September, to coincide with the fall colors." Blacklick Woods, located at 6975 E. Livingston Ave., has more than 640 acres of woods, seasonal swamp ponds, prairie and fields plus a golf course. The planned project will still have a 55-foot observation tower and deck, so the proposed 500-foot canopy walk will be accessible to all. But the plan also now includes a hammock-style rope structure, and a rope swing bridge with planks that also will be handicapped accessible. In addition, the proposed canopy walk will have a fort for kids to play in and and a covered rest stop." Some more information out today on the Amazon technology complex- Apparently, they plan to start building this year and have the entire project done by 2027: "There are multiple filings by MBJ Holdings-linked New Albany Co. with the OEAP; the North Beech Corridor East that overlaps Amazon's land purchase makes reference to a 4.7 million-square foot data center complex on the east side of Beech Road NW including 10 or 11 data center buildings depending on the configuration. Further filings for a North Beech Corridor West on the other side of Beech Road NW suggest an 18-building data center complex totaling 7.5 million sq ft. On the west side, the plans propose 18 buildings, each 414,725 sq ft (38,500 sqm), along with a 52,270 sq ft (4,860 sqm) office building and 28 acres for a substation. On the east side of the road, and also straddling Miller Road, New Albany Co. is proposing 11 buildings each 414,725 square feet (~38,500 sqm), along with a 52,270 sq ft (4,860 sqm) office building and 11 acres for a substation. Up to 29 buildings planned over 10 million sq ft- construction costs for the two sites could reach $10 billion. In addition, the New Albany Co. included an alternative to the first plan that calls for a similar configuration of 18 data centers, also each 414,724 square feet, along with the an office building and 28-acre substation, on the east side of Beech Road between Miller and Green Chapel roads north of Bermuda Drive. According to the paperwork filed with the application, that alternative site would cost $4.2 billion to develop."

Big news from the Dispatch: Amazon looking at massive technology complex in New Albany "Amazon appears to be considering a massive technology complex that could contain more than 30 buildings on property it is buying near the Intel site in Licking County. The Amazon development would be included in a technology park that would extend hundreds of acres from west of Beech Road to Mink Street in New Albany. Amazon has not commented on its plans for the property, which include nearly 400 acres it bought along Beech Road NW this month for $116.6 million. Amazon pays $117 million for nearly 400 acres near Intel site in New Albany "Amazon has paid $116.6 million for nearly 400 acres near the Intel site in New Albany, but isn't saying what it plans to do with the land. Amazon bought the property last week, consisting of three parcels, one on the west side of Beech Road NW, and the others straddling both sides of Miller Road on the east side of Beech Road. The property is just north of 113 acres the tech company bought three years ago for $21.8 million on the east side of Beech Road south of Miller Road. All the parcels are in land that New Albany annexed last year from Jersey Township for the Intel development, among other projects. Environmentalists say massive sewage system expansions threaten Big Darby watershed "Madison County is asking for more than $127 million in loans through the state for a massive expansion of its sewage treatment system because of an expected surge of development in the growing county. But environmentalists fear this will pave the way for thousands of new homes and businesses with parking lots and roads that will create more runoff into the Little and Big Darby Creek watersheds and threaten the wildlife there, especially mussels sensitive to environmental changes. That's because once new sewer lines are extended, it opens up vast areas for development, said Anthony Sasson, a member of the Darby Creek Association, which sent a letter Jan. 18 to the Ohio Environmental Protection Agency about its concerns about not only Madison County's proposed expansion, but a $43-million request for loans from Logan County, northwest of Madison, to expand sewage system service there. 'Changing their tune,' Johnstown residents reflect on year since Intel's announcement "When Intel first announced it would open up shop in Licking County, some of the residents living in the area weren't jumping for joy. After 365 days, those residents now said they have begun embracing the changes and the opportunities Intel will bring. "What a year," Johnstown resident and business owner Tiffany Hollis said. "I keep saying it feels like we are living life in fast forward. This is so life-changing. It is. But not in a bad way." Coppel said among those questions was also excitement for opportunity. Over the last year, he said he's seen his town adapt to the changes. "It’s been a whirlwind of a year," Coppel said. "But I feel like the sentiment around town has started to change. We’ve really turned a corner in Johnstown." Hollis said she's already seen a jump in business at her restaurant, Dashing Diner, including members of Intel's team. "A lot of the Intel people come here," she said. "They’ve become regulars. I look forward to seeing them come through the door. They've been great neighbors and community partners." There's an article in today's Dispatch about a new steakhouse opening soon at Easton. Michael Krebs, operating partner at Cut 132, mentions this: "We're kind of anchoring the [new] area of Easton, where it's concentrating more on luxury," he said. "This is becoming the luxury section of Easton. And with the condos that are coming up, it's just going to become even more so." Wonder if he knows something we don't know about the long stalled residential tower? He said two half-million square foot warehouses will be built on a 280-acre farm in the area." Do we know what these two are? Have they already been approved?
