Mogilny89 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionI apologize in advance if this is a bit too random, but I’ve got a question that I’ve always been so curious about: does anyone know why there are no free-standing billboards on 71s going from pretty much the Tanger Outlets all the way to downtown? I feel like every other inbound interstate that leads into a major downtown area has tons and tons of billboards. The increasing build up of more and more billboards on an interstate has always been one of those exciting tell-tale signs that I’m getting close to a city’s downtown area. Very curious why it isn’t like that on 71S heading into town.

The permit appears to indicate that the building height will be 456 ft. Is that accurate? If so, that’s much bigger than I had originally thought.

There is an interesting article in the Wall St Journal today that sort of touches on this. It basically says that ground floor retail used to be highly profitable for developers but is now a loss leader for many downtown buildings. Most of the ground floor spaces either sit vacant or are leased out at a loss simply in hopes of attracting housing/business tenants in the upper floors. There are are already a ton of vacant store fronts on this block so I'm sure the developers figured adding it here wasn't worth it.

They were doing some ground work last Fall that I thought was the start of construction but then nothing came of it.

This might be a dumb question but does the land become part of Franklin County when it is annexed by New Albany? My initial thought was no, but that begs the question of how one city can be in two different counties.

Mogilny89 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI'm curious as to why they are cutting out brand new windows from the north façade of the White-Haines building (immediately next to this project) if they are just going to get covered up by this new build. Based on the renderings, the building that will connect the two will only be four stories, but the windows they are cutting out from the White-Haines building go pretty much down to the ground floor.

Someone on here mentioned a few months ago that they thought there was going to be some chemical wash that would help create more uniform coloring on the terra cotta and black panels. Do we think that is still something that will be done?

Serious question, do we think there is still the same demand to live in a downtown area today as there was pre-pandemic. I've heard estimates that only about 55-60% of downtown workers have come back to the office, leaving about 40% who now work from home. Part of the former appeal of living in a downtown setting was the "live, work, play" lifestyle where you could roll out of bed and walk to work. Also, downtown Columbus has historically been a ghost town on Saturdays and Sundays - and post-pandemic it is now a ghost town Friday through Monday. Combined, I see those two factors as greatly diminishing the allure of living in a downtown setting.

Agreed. There are WAY too many surface lots in the downtown corridor to ever need to build tall. Also, the downtown workforce has been cut by least 30% with new work-from-home arrangements, so there isn't going to be the demand for commercial office space. We are only seeing the tip of that ice berg now, once companies' lease agreements start to expire, many will either not be renewing or drastically downsizing. Huge supply of empty lots + decreasing demand for space = no tall buildings. Trust me, I want tall buildings just as much as all of you, but I just don't ever see it being a reality.

I never noticed the inclusion of this caveat on the Columbus DDC website, "Assuming this project receives tax credit funding..." I would imagine that since this project didnt receive any funding through TMUD, this tower is dead in the water. Such a shame because the design (and obviously the height) were amazing.

Fattey Beer Company, a bottle shop located in Buffalo, NY, is opening a new location in Westerville. Provided below is an excerpt from a Buffalo News article published this morning. As a former Buffalonian, Fattey sells great beer and will be tremendous addition to Westerville. "For the Westerville, Ohio, location, Fattey has partnered with Bryan Stewart, an Orchard Park native and former co-worker with the Buffalo Sabres scouting department. Located about 20 minutes outside of Columbus, the Ohio location is expected to open in June."

It has been vacant forever and I have peaked in the windows and it appears to be used as a personal art studio/storage. If the Char Bar building just sold for $3.6 million its crazy to me that someone could be sitting on a multi-million dollar property and using it as an art studio. Couldn't find any info on the auditors site.
