Hey I feel you on this. Back when Gateway was being discussed I wanted the baseball stadium to be located on SP. I used to draw images of a new ballpark on maps of SP. I had homeplate looking out on TT and the outfield fence up against the river bank. I would envision baseballs flying on to the deck of a passing freighter. That space deserves something special. Unfortunately because of economics it's probably destined for some scattered 5 over 2 stick construction. But hopefully a neighborhood can develop over time.

I think you nailed it. This could also explain the odd decision in not using the mall as the site as the MLB did, which worked perfectly. We could see something like what they did in Chicago in 2015 for the NFL draft. Something weather protected.

^Well the Lumen was built for about 135mil for 600k sq ft. So about $225.00 per sq ft. City club will be 250k sq ft. So let's add for inflation and it being 3 years later, how about $275.00 per sq ft. Which will bring it in at 68mil. So maybe somewhere around there.
