Cleveland: Campus District
Regarding the GetGo site, just a guess but I think it might be one of these. It is a new concept from GetGo for a stand alone convience store without the pumps. And it mentions Ohio as one of the targets. But it still doesn't explain the BP station. You wouldn't think the developer would want to share the site with a competitor. So the last time I posted something about the Outlet Shoppes at Cleveland, it got ugly. MayDay brought the Ax, people got suspended..lol. Hey I'm just the messenger! Anyway it is just another project I keep an eye on. So The Horizon Group just posted there 2018 3rd quarter results and it shows predevelopment costs of 405k toward the Shoppes of Cle, up from 181k in 2017. What is also interesting is that Horizon has abandoned 2 other projects one in CT the other in Malaysia to concentrate on other projects with Cleveland being one. That's the second time recently that a company, the other being City Club Apartments, left other markets to focus on Cleveland. Interesting. They have also posted a new marketing brochure with some different images than before. Just your basic renderings but they are updated. Just to refresh this would be built across from BKL between the Shoreway and the RR tracks bounded by 90 to the east and into to a part of the muni lot to the west. Not crazy about that site. If they are determined to build this my choice would be on and around the Greyhound property between 13th and 17th. across from Hofbrau House. Cleveland: Campus District
So at design review demolition is slated for warehouses along Chester Ave. The company ECHO Reality out of Pittsburgh develops among other things Giant Eagles, Market District, GetGo stations. The demolition doesn't mention the property that the BP station sits on as far as I can tell. So is this just a giant GetGo station or something different?

From what I understand Coastal Taco will reopen after reno. The owner Rick Doody will open a new concept called Lindsey's Lake House/Bar in Lakewood. Feb/March is usually the best time for restaurants to renovate due to slower traffic. I don't believe they are changing concepts at Coastal.

So a building permit for 2554 W 25th has posted, this is an empty lot just down the street from Porco. It lists a 60k sq ft building from Columbo Builders. The only thing I could find was from a couple of years ago. It looks like it will be the replacement site for Front Steps which is currently located on the proposed Irishtown Bend property. This isn't that old. It is from Dick Pace/Cumberland development. Whatever happens with that property I hope they can keep the boat docks as part of the final design. I love the way that channel is cut out, North coast harbor needs more boats and a dedicated Marina.

Well I am not sure how we missed this, but the rumor that the Market Plaza will be Timber construction is apparently true. I could not be more stoked about that. A truly progressive project. Wow with this project, The Quarter, Church and State, Dexter Place, The Brickman site, Irishtown Bend, Metrohealth Campus and dozens of other smaller projects, Ohio City is about to change before our eyes. So a building permit for demolition is pending for 2011, 2015 W 25th. for about 23k sq ft. (aka Market Plaza). Under the name Ohio City Legacy LLC. These guys are not wasting any time.

Man I really love all the glass. I hope that component stays through the final design. Also Dan Whalen at one point hinted at Timber construction, I wonder if that is still in play.?Which could explain the shorter buildings.

So just doing some back of the envelope math here and trying to determine what a scaled down nuCLEus might cost and what form it could take. I see this as a single Tower with all of the components, minus the hotel and bridge portion in a 40 floor tower on top of a 5 story above the ground parking deck/podium. So a 40 story building at about 640k sq ft at 16k per floor figuring some 250 dollars per sq ft to build. 160 million would be the cost for the tower and then add about 12 million for the parking garage. So 172 million. So just under 200 million when you add foundation/caisson etc costs. So 5 floor parking garage/600 spaces, 10 floors of office space (160k), 2 floor amenity (restaurant, event space, patio), 28 floors of about 300 apartments. Most of the retail space would be cut out except for what could be placed at street level lining the parking garage, much like the Lumen. There would be no demolition of the existing parking deck and the smaller building that is on site now. These could be rehabbed/replaced in a future phase. Although I hope nuCLEus is built as proposed, 200 million would be an easier sell to investors for Stark while still building a significant 45 story project for the city.

^Sounds like the city is required to do this every 6 years. Pace/Cumberland was chosen as the developer in 2013/14 so he probably had some information at that time. Other assessments have been done along the lakefront but this one specifically targets those docks. At this point I think they are pretty clear on what they can build.

I would keep an eye on KS Associates a survey company who has done numerous assessments for the port from E9th to the CBT. Seeing that this time it is focused on those particular docks, I am thinking Pace is still trying to gauge what he can build there.
