Nice work KJP[/member] and Klingaling87[/member] I wonder if there would be enough room in that podium for a 4 screen movie theater. It would be a perfect spot for it.

Hmm It's under building permits, application pending - fee paid by Scranton Averel. So I don't think it is a condemned property. Shockingly.

Cleveland: Lakefront Development and News
The original version of the beachhouse from Bialosky had the second floor enclosed in glass. Then it was delayed for 6 months as cost estimates were not working out. It looks like it was a trade-off as the money went to landscaping, parking and the round a bout. A missed opportunity as it would have made a great year round event space.

Anyone know what Scranton Averell Inc is up to? This building has a 300k demolition order pending.

So this is an image from a CBRE listing showing the proposed Cumberland/Trammel development on the lakefront. What is interesting is that this was updated just recently from a residential heavy site plan with little parking to what is proposed below. It now features almost 1 mill sq ft of office and 4000 parking spaces. So this is clearly put together for either MM or SW, I would think MM is their likely target. http://www.loopnet.com/xNet/Looplink/Profile/Profile.aspx?LID=20058778&STID=CB0003&LL=true

^ I think the change in plans has little to do with community push back but has everything to do with ' sticker shock'. That thing he was floating out there last year looked to be north of 150mil. This looks more in line with what Brickman does. I like the choice of Vocon they do nice stuff. Depending on the budget and the finishes I think we will see more of what is described in the article then the current render. I'll save my hope for a mixed use high rise for the Market Square retail strip if that ever happens.

So the parking lot that KJP referenced above that Stark Ent. has up for sale has a bunch of building permits listed for it, the valuation is only 90k and described as an alteration. So I am thinking it's probably just improvements to the parking lot for a possible sale. It could also mean he's has a buyer and these improvement are apart of the deal. Let's see what happens with this.

^ It's funny you should bring this up regarding the 900 Tower Parking deck. Recently I was trying to determine if that garage was capable of being built on top of much like 515. Looking into the history of the garage didn't offer any clues. But most concrete structured garages if the load can be transferred adequately could have that capability. This can be done through a transfer mat and transfer girder which would spread the load for increased capacity. Because I am sure the county has an agreement somewhere with Geis that a certain amount of garage spaces are available to them. So I can't see that garage coming down without a fight. Not to mention that it is used by the hotel/residences/hienens etc. We are talking 2 years without it. So is building on top of the garage an option? It would be able to stay open and shorten construction time. And yes this is all speculation. Kind of what we do here.

Regarding the Frangos Group. Keep in mind that just next door to these parcels CSU has released an RFP for the redevelopment of the 19 acre Wolstein Center site. These are due June 20. I tried to find a connect between the 5 groups that are submitting and Frangos but came up empty. But if CSU is planning up to 1000 units for student housing they will need parking which could explain the Frangos purchase. Also CSU is looking to privatize their parking situation. I would like to think Frangos is planning something bigger but that just not his thang.
