^I am not sure about the Dental school but as explained in Litt's article the Dental Clinic was originally to be a part of the HEC. http://www.cleveland.com/architecture/index.ssf/2015/10/cleveland_clinic_cwru_break_gr.html Also the location of the Dental Clinic was speculation. As Michelle disclosed in her Innova piece there is a land swap with CWRU in the works to make it happen. http://www.cleveland.com/business/index.ssf/2016/02/residence_inn_hotel_added_to_r.html

So I think this is proposed new construction at 2208-2210 Superior Viaduct. SUPERIOR VIADUCT BUILDING Project Information Downtown/Flats Case # DF 2016-014 Address: 2208-2210 Superior Viaduct Company: City Architecture Architect: City Architecture Description: This is an eleven story building consisting of 64 apartment units, 2,300 sf of retail and 66 parking spaces. We have kept the building below the 115 foot maximum height limit. We do have access to the roof that extends above the 115 foot limit but it is set back from the facades so it will not be visible from the street. Notes: -Meet with Don Rerko and the development team on 1.20.16 to discuss the overview of the project, zoning, design and next steps. Date: February 11, 2016 Committee: Staff Action Type: Initial Plan Submission http://planning.city.cleveland.oh.us/designreview/brd/detailDR.php?ID=2073&CASE=DF%202016-014 http://www.loopnet.com/Listing/18957388/2208-2210-Superior-Viaduct-Cleveland-OH/

^ I believe the plans for the dental clinic have changed. Originally part of the HEC it was decided to build the clinic in a separate building just across Chester. Which I am guessing would be just west of Innova. It's hard to tell what land they are looking at from the Innova site plan. Read about it below. http://www.cleveland.com/architecture/index.ssf/2015/10/cleveland_clinic_cwru_break_gr.html

Just as an interesting note from the SCT ad, this is the first time the ad has ever indicated a groundbreaking date- "Construction Starting 2016". So that's something. I know Stark likes the big announcements and talks about his love for downtown but up to this point has proven nothing but being a suburban developer. And he worries me because he would think nothing of going after Medical Mutual as a fit for Crocker Park. But I think it's his son that is driving Nucleus .

Cleveland: Downtown: nuCLEus
Well in the Feb SCT magazine Stark has a full page ad for Nucleus. Last months ad also included his suburban projects. With RECON Vegas coming up in May let's hope Stark and some other developers that have things in the works are very busy. The rumor dept. has Stark doing well in attracting retail tenants for Nucleus. We may not be very far away from learning about those.

Don't think we have seen this rendering of the engineering building. The Chester building is scheduled for demo late summer '16 with new building competed late 2017. https://www.csuohio.edu/architect/neb-new-engineering-building

Well that's interesting. Although I think I like it better without it covered. But what about the area over the porch? Wouldn't that still be covered. You almost couldn't call it a porch without it.covered.

Don't know if any one else has noticed, but on the north side of the podium they have been doing the foundation work for the tunnel that will lead to the Huntington garage. This way that portion will be done when they resume construction again sometime in the fall.

Cleveland: University Circle: Centric Development (formerly Intesa)
I'm fine with the new building. The business model changed and the numbers apparently work better for this version. The only thing I miss are the townhomes/condos on the top floor, but that still must be a tough sell for financing. A tough sell to the banks not to the customer as I think they would sell out in that neighborhood.

Cleveland: University Circle: Centric Development (formerly Intesa)
The best thing I got from Michelle's piece is that it won't be built in phases If the final financing components come together it's all going up at once!
