I have always liked the name of Nap Lajoie who is described as the American Leagues first superstar. Spent 12 years in Cle both as player and mgr. He was so popular at one point the team was named the "Naps' after Napoleon. So I would call it Napoleon's.

^Yup I don't get all the hate for Burke. People are so passionate about closing it down... So let's close it down and put a bunch of ppl out of work. Brilliant. Now what? Edit: Or how about this. Let's close down the county airport so those companies that left Cle for the east side have to use Burke again. Shifting all of the county traffic to BKL makes much more sense.

Just wanted to share an idea for the intermodal station. Moreso what a site plan could look like if the current Amtrak location was used. Up thread I talked about a station with a large glass canopy that would protect passengers from the elements. A parking garage with a green roof that would keep cars and buses out of view. A large open concourse with room for various kiosks and ticketing stations. Below is what I came up with. I haven't worked out all the nuts and bolts but mostly it is a contemporary look with a lot of 'green' components. The garage at the east end of the site is a 3 story structure with the entrance on Marginal. The four large circles on the north side of the canopy represent the concourse floor and enclosed waiting area. This site plan leaves the area west of the pedestrian bridge open with respect of the view from the mall.

Cleveland Burke Lakefront Airport
I agree. I'm all for freeing up lakefront land for development, but let's face it--if we closed Burke it would take 75 years for developers to fill that space. In the meantime, it's a mistake for the city to not use it as an economic development tool. There is a brand new FBO going in, and the original terminal building sits quiet daily. Make this into a mixed-use jobs-creator: 1. Free landing fees for companies who put their HQ in downtown Cleveland. 2. Free landing fees for a regional upstart boutique airline who wants to service BKL (I'm thinking Porter Air with service to Toronto/Montreal/NYC). 3. Condo buildings in the current terminal parking lot, for those empty-nesters who own single engine private planes (an urban airpark...might be a first of it's kind?) 4. Grants for aviation-related businesses to base at BKL. 5. Grants for an aviation-career related charter highschool (in the spirit of Aviation High). 5. A destination restaurant in the terminal building, complete with rooftop dining with 360 degree views of the lake and downtown. If we close it, then what? Watch it become a suburban office park. To me Burke needs it's own leadership. Ricky Smith has enough worries at CLE. If Burke could somehow over the next ten years became like a Back Bay Boston, a dense community by the water then I would consider closing Burke. But that would be a 50 year dream. Keep Burke, market it, upgrade it and concentrate on developing the CBD and the empty lakefront we have now.

KJP[/member] you said this in the NCTC thread The pedestrian bridge will have provisions to add a mid-bridge stairwell/elevator to ground level, but no stairwell/elevator is funded at this time. I follow this pretty thing closely. Did you hear someone confirm this in person? I haven't seen this anywhere. ^I don't see anything with height going there. Litt always talks about 'the integrity of the view' to the lakefront. So anything more than 2/3 stories I don't think will work. It's a very odd site. Too noisy for residential, too isolated for retail. Office maybe. A state of the art transportation center would be great, a crappy one...let's hope not. My biggest concern is when Amtrak vacates it would remain empty and not maintained for ten years until something comes along. It's such a visible site that a city park/garden could be considered in the meantime. Maybe something like the gardens that used to be behind the old stadium. Donald Gray gardens I think it was called.

I know most here believe the preferred site for the NCTC is the current Amtrak location. I would agree if this were a 100 million dollar project. A state of the art facility. One with a huge glass canopy that covered the whole site that trains would enter and allow passengers to board in a climate controlled envirement. A large concourse with retail and traveler services. A concealed parking garage with easy access from E 9th. But what we will get is a Stephanie Tubbs Jones Trans. Ctr. duplicate. So I am OK with the site at the Muni parking lot. The STJT ctr. cost 9.6 million, so add another 3 to 4 mil to accomadate for rail and it being 5 yrs later and we are probably looking at a 12 mil dollar project, just my guess. As I have pointed out before the last thing I want as I look out from the mall is to see a large surface parking lot, with buses idleing at all times and a small mediocre building. I think that site deserves better. The location I wish would be considered is the location next to Willard Park garage as I illustrated back on page 11. So I was thinking if it is built at the Muni lot what a great opportunity to clear out the old Amtrak station and all of that concrete and create a city park/event space until something more worthy of that site can be built. It has direct access from E9th and Browns stadium. It certainly looks better than what is there now. Something like what I have done below.

OK you guys got to get over that rendering from the peedee. This was probably just a piece that Fairmount used to interest a tenant. When Zack Bruell saw that he probably said something like 'wow that's nice' how much is that? And that's when sticker shock reared its ugly head and GLSD went to work armed with the latest version of Microsoft Paint and Google Earth images from 2008. The new renderings are obviously horrible, dave68 does better work in his sleep. I don't think Zack Bruell would allow anything less than a first class building.

^I would agree with that comment from LAND. Let's fix it while everything is torn up. Would be much more expensive at a later date. Much like when a lot of the vaults/utility's were replaced during the Euclid Corridor Project. Fix it now or fix it later.

Yep somethings up with this. Luckoff is definitely a Gilbert guy, longtime friends and Michigan State alum. as described in one article. He has also formed similar llc's including 'The Shoppes at Campus Meritus' in Detroit. His bio in part says this: Mr. Luckoff’s clients include owners and developers of shopping centers, hotels, office buildings, and casino gaming properties. He advises real estate owners and developers on incentives and historic tax credits for redevelopment of urban areas. Meanwhile at a recent ICSC meeting (int'l council of shopping ctr's) Luckoff paneled a discussion group along with Forest City and James Larue with session titled: Rolling the Dice on a Downtown Casino: Is Retail a Sure Bet? and A Downtown Casino – More than Just a Game of Chance. So are we in store for another big announcement. Will Gilbert/Stark/FEB all be fighting for the same tenants? Does Phase 2 come into play? It's going to be interesting for sure. Well I didn't put that much thought into it, I just thought it looked cool...Besides they would be LED so it could be different colors for different reasons, like the TT. It needs something, at this point I would settle with the cornice for sure.

Tracking new development projects
Yes I have priced this before. CMD or Reeds Construction as it used to be called is one of the sites I usually go to and look at the free stuff. Dodge Projects (http://dodgeprojects.construction.com/Plans-and-Pricing_stcVVcatId554814VVviewcat.htm) is the other one I use. Dodge is 1100.00/year with unlimited projects but includes plans and specs. I am sure there are others. Let's see what kind of interest there is. I would think we would need about 20 ppl to get it down to a manageable price for everyone.

So I am just thinking out loud here off the top of my head. So over the next 1-2 years Euclid Ave between PS and CSU will add about 1000 residences. May Co. Halle Building Schofield 1750 Euclid Garfield Bldg. Cresswell (actually on Huron) Also possibly CAC (k&d) Also possibly 925 Euclid That should add more ppl on the street. Will also help Heinen's.

I like the bridge. The ODOT style exit ramp is troubling but it should look better when complete. No doubt it will look awesome at night. My hope at first was it to be enclosed but I guess 25 mil is not enough to make that happen. Rosales must be expensive. I also think Rosales missed an opportunity to pay homage to the RHOF by giving it some kind of music designed element, something like what I have done below...but you know, better...

Totally agree on the fed courthouse building, I would be happy with just lighting the crown. A government building could look to installing energy saving LED lights as part of a 'green'campaign. Maybe someone like www.land-studio.org could be approached as part of a project to light building for the RNC. Also Erieview tower is always dark, maybe some signature lighting something like I have done below would make them more attractive to prospective tenants.
