  4. I believe the latest info on Jeffrey Park Phase 10 has been showing the current ramp being maintained in the same location, so I would assume the more impactful relocation options (1 & 2) in that study are not on the table anymore.
  5. Listening to the commission meeting, it sounds like there is a bit of a timing misalignment on this development that is prompting them to keep any pedestrian connection out of it. It was mentioned a few times that Dublin is wrapping up an intensive study on how to make 161 more pedestrian-friendly (cue laughter), and the development team appears to be waiting on the results of that study before making any indication of privately-funded pedestrian infrastructure to solve the problem.

  7. Agreed - given the massing of the proposed building, it wouldn't be hard to work the existing facade into the design.
  8. I don't believe this has been mentioned yet, but portions of the garage within 100 N High are open for parking to the residents (and prospective residents) of the Madison.
  9. There are a few buildings in Columbus that incorporate vehicle lifts/stacking into internal parking garages - Carlyles Watch on N Third and Gay St and the Moxy in the Short North come to mind.
  10. Separate buildings in the eyes of the building code doesn't always mean physically/visually separate - it can mean separated by a fire wall or rated floor. So something can look like one large building in the end but technically be defined as multiple.
  11. If you look at the full set of drawings, the hotel guestroom tower is seven stories along Riverside and include the spa. The event space is shorter and at the south end. The lower portion at the roundabout is the hotel lobby.
  12. A new hotel is being developed on the site by Indus. I thought the demolition was already complete when I drove by a few days ago, but didn't get a great look.

Agreed, especially for a hotel or residential use where the width of a guestroom/unit floor can be fairly narrow (the AC hotel is a good example of how skinny a hotel floor can be since those rooms are not very deep). Something like office use could be more challenging since the square footage of each floorplate would be limited by the smaller footprint.
  15. The foundation conditions in any of the lots bordering 670 will be a challenge, but not insurmountable. The AC hotel's construction had to work around the tiebacks for the retaining walls, but they were able to make it work. It may require some foundation gymnastics similar to what the Hilton tower had to do on its site to avoid existing underground conditions.
  16. You can see in the photos from Wednesday that the tower crane is prepped to jump. They may be waiting on the best weather, as it's a fairly precarious process if there's too much wind, etc.
  17. The Merchant Building has floor-to-floor heights of 10' for most floors. The Sherwin Williams HQ averages out closer to 15'-16'.
  18. Unless something drastically changes in the costs of those materials and associated labor, concrete and steel will never be nearly as cost-effective as wood frame construction for low-rise multifamily projects.

  20. For what it's worth, it looks to be the same ownership listed on the site compliance plan submission. So that may point to it remaining a gas station.
  21. I've heard that potential franchisees are toured through that location during their visits to Wendy's Corporate, and that there's a long term plan to eventually relocate that use to the Wendy's campus but not anytime soon.
  22. They've definitely tried. Both the dealerships and the Wendy's lot across the street have held out.
  23. Correct, the parking deck levels are being designed by the Columbus Architectural Studio and the upper levels are by NBBJ.
  24. I'm not sure when the "previously-approved" (as labeled) renderings were from that they were flipping to during the presentation, but there were a lot of changes in rooflines and the material expression on the facades.
