Cleveland: Downtown: Standard Building
Too bad all the commercial tenants had to close/relocate as part of the renovation. When it was an office building it had a good mix (hardly high end but popular and active) of commercial tenants including a bank, cigar store, bar, deli, convenience store and small restaurant. There always seemed to be a lot of traffic in the lobby even though it was not really connected to any other space.

I definitely agree with everybody that the Standards problem is location. Even though it is just a couple of blocks from other residential buildings it feels isolated, especially being across the street from the Justice Center superblock. It certainly isn't the downtown market slowly down due to it being over built. Halle and Worthington finished and were marketed about the same time as Standard and they filled up in a snap. If the downtown market is slowly down then we are trouble because 2000-3000 will be coming on line in the next 2-3 years with many more just across the river in Ohio City as well as a good sum in UC which attracts the same demographic as downtown.

Not to get off topic but I was using MayDay's second photo to imagine a couple of twenty story buildings on the city club and spaghetti house lots per the speculations in a couple of other threads this weekend.

Finally. I keep wondering when this was going to jump start. This is another one of those transformative developments. It has the potential to help connect the Clinic to the rest of University Circle (too bad they just turned E 105th into a freeway-that doesn't help).

Just my personal opinion but I believe the easement has been addressed somehow. It is front and center in the most recent RFQ. Maybe Foraker has more information on the issue. He seems to be on top of things.

Do you know who the developer or architect are? I look forward to seeing the renderings. In the next 3-4 years I am planning on downsizing to an apartment and University Circle is currently my focus. This corner would be my ideal UC location in terms of easy transportation, nearby amenities, green space close by and just a slight less hustle and bustle. I hope the building is spectacular (in other words more One University Circle and less Centric)

I think a 5th grader could tell you that. The question is why can't a developer address safety without having to settle for lowest common denominator design. Hire an expert and give it some thought.

That is the great mystery. The city is really not commenting. Foraker has a great "conspiracy theory". He suggested above that it was actually the Snavely Group that asked the additional parcels be added (which required a new RFQ) and they already have a plan and are hoping no new developers weigh in. That would be a great scenario but it is just speculation on his part. Something that supports such speculation is the relatively short response time. I guess we will know for sure next month.

Drivers adapted. So it is a win win. Not only do you get a pedestrian oriented green space but probably less thru traffic at the square over all. By the way it isn't Shaker Heights looking for something different here. SS is in Cleveland.

Yeah I subsequently reviewed the RFQ and saw the buildings were not included. Interesting some are in foreclosure. Maybe the successful candidate can some how get it's hands on them. I am curious what would be proposed for the parking lot given its location. Cleveland Hts really does not need more retail. It is already littered with vacant spaces that need attention.

sigh....I hope something is built before I die. I hope the new RFQ/RFP includes tearing down those buildings on Cedar between Wendys and the theatre.

KJP...I am really missing something. Can you point out specifically what information contained in the loopnet ad suggestions only the 10th floor is left to lease. I am just not seeing that but there is a good chance I am just misreading it. Thanks.

Is the south east corner of west 28th and Detroit where Phase 3 of the Snavely development is going (5 story building with 88 affordable apartments) or is that going somewhere closer to West 25th? If it is not Snavely I am not sure what this possible development is. Has it been announced or as we like to do on the forum "suggested"?

Just did a quick google search and City Targets are between 12,000 and 80,000 square feet so I guess there are some that large but it looks like many are much smaller so it is a possibility. Agree it would be a super location.
