  1. ^hmm...the actual original hall of fame building almost looks like an afterthought.
  2. ^My best guess is Johnnys and I believe that only dates from the late 80's early 90"s. It was the Burgess Grand Café before that for a few years when the building was first renovated in the 80s. Is the Lincoln Inn still around in 75 Public Square? If yes I would imagine that is older. There has to be one or two dives on the fringes of downtown which are older, especially if it is just a bar
  3. OK here I go really making the big mistake of dating myself, but is there anybody else on the forum who actually remembers seeing a MOVIE at Playhouse Square. I can remember two specifically (The Sound of Music and strangely a film called Torn Curtain with Julie Andrews and Paul Newman). I would imagine I saw a couple of more but cannot recall exactly. My grandmother would take me downtown with her "lady friend". Have no idea which theatres but I do remember sitting in the balcony.
  4. So this guys preference is piss poor working class architecture that has been horribly modified, divided and poorly maintain for decades, which is basically the majority of Little Italy.
  5. If this state legislation is currently driving Stark's game plan (and it looks as though it is) I cannot imagine any shovels for at least two years from now (just in time for the recession ;)). If I recall the original news reports, if everything goes smoothly (and when does that ever happen with this type of legislation), the earliest it could/would pass both houses is December of 2018. Then tack on a good number of months for implementation (again if things go smooth) and then the actual awarding process you are probably looking well into 2019. At that point all the money guys and their lawyers have to hash things out taking into account the new tax incentive and how this affects financing. Maybe two years is actually generous. I am assuming that at this point all the planning (if there actually ever was any) between local officials (school board, city and county) to coordinate public funding is just not happening any more (does anybody know for sure?)
  6. A totally bonehead idea but I would love for somebody to propose it because the explosion by city officials and civic boosters would be fun to watch. ;)
  7. More to the point Mileti made the same arguments you did in the early 70's regarding location between two major cities and how massive development would follow the arena give its proximity to I-271. Absolutely nothing was built around it, not even a Motel 8. It is now a big field. Driving by you might not even know a huge arena surrounded by ugly surface parking existed. I do have found members, however, of the miracle of Richfield (as well as sitting in the parking lot for a half an hour trying to get out),
  8. ^OMG. Are you Nick Mileti's grandson?
  9. ^I hate to judge a company about which I know absolutely nothing, but the term "out of town developer" as it relates to Cleveland building rehabs leaves a bad taste in my mouth (see for example 925 Euclid). I am sure there have to be a few examples otherwise, but it seems all of the many successful major building rehabs to residential have been undertaken by local companies.
  10. ^I think they have already done a semi good job of poaching
  11. I don't recall when it ended but it started more than 10 years ago. I took it pre 9/11
  12. ^And my experience living downtown for a couple years (granted 15 years ago) is that many people (including myself) did not shop once a week but went two or three times a week and made smaller purchases with more prepared foods.
  13. ^I understand and agree with the first part of your post. I don't understand why any of those factors would cause downtown residents to shop at a store 10 miles away.
  14. I still lament the lose of the Williamson and Cuyahoga Buildings (probably one of the few current members of UO who was actually inside both buildings). They would make great apartments on the Square today. It would have been much better if SOHIO could have grabbed the more nondescript buildings on the Northwest corner of the square (where the Jacob lot is now) and built its headquarters there. Hindsight is a lovely thing.
  15. ^You can see an early conceptual on the first page of the Cedar Center thread in completed projects. This was 2005. Also the discussion in the thread reflects the disappointment of forum members as the years rolled on and the project actually became what it is. A new strip center with even less "charm" or personality than the crumbling strip it replaced.
  16. ^Actually I also remember that being the plan. Very dense to the street with apartments over retail in spots. I even have a vague recollection of some pretty detailed conceptual renderings. I remember grossing on this forum years again about the end result after the promise and of course the continuing failures of Coral.
  17. Ken I have been practicing in the mirror all week so get ready. And you should see what I will do to you if Jacobs ever builds on its PS lot. :D
  18. I hate to be that person (I know, when there is news somebody will certainly post it) but I am starting to become concerned about the deadly silence surrounding the Weston project. Unlike Nucleus we hear nothing, either positive or negative. It has been almost 2 years since even a bit of news (that being an additional small property acquisition for the project). I thought this might be because the company was focusing on the Standard Building, but that project has been in the home stretch for a while.
  19. ^Interesting that is supposedly Stark's mindset. I just glanced at the Worthington Yards website and note that only one apartment is left for rent and construction is still ongoing. It appears to be a quality project (despite very limited views) so it seems if you have an in demand product you won't have a problem leasing.
  20. ^^Thanks for the info. Why do I get the feeling that this project is not going to win any awards.
  21. ^challenging approved zoning variances.
  22. ^Actually, I was going to ask why the retail component seems to be so weak so close to opening. I am only basing this on the website but the only non entertainment new to Cleveland stores seem to be Vineyard Vines, REI and West Elm (actually do we already have one at Legacy?) and the theft of 3 other stores from other centers (basically only 6 non-entertainment leases). Are there more stores signed up that are not listed on the website home page? And 50% office leases on a speculative project seems pretty decent at this point in the project. Also wondering what is going on across Harvard. Massive clearing recently.
  23. Looks like the Visconsi Woodhill Supply project is dead as reflected in certain filings in the Court of Appeals. Despite winning at all levels (and with a good chance of winning in the Court of Appeals in my opinion), Visconsi gave notice to the court that it is not pursuing its option to purchase the property. As I feared, despite having a questionable case, looks like the plaintiff townhouse owner wore the developer down with three years of litigation (or the developer decided that market forces change during this period of delay or maybe possible financing just dried up). I hope Watson enjoys his continuing view of urban blight.
  24. Didn't Panzica take over the lead with Coral/Rubin still some how involved? Also Midwest Development Partners.
  25. Last I heard, things are in the works for that corner. Isn't that corner going to eventually be incorporated into the Irish Bend project which is in the study phase at this time? EDIT: Now that I think about it I am wrong. I am thinking of the southeast corner
