Michelle's article relating to Mayfield Station made a quick mention of the Visconsi apartment project on East 123rd (Woodhill Supply) that has been silent for so long. It is apparently involved in some sort of zoning litigation, although the article does not elaborate. I would be interested to know what the issues are and who is opposing. I did a quick internet search but could not find anything. There is nothing in common pleas court (only did a search under "Visconsi Companies" and the actual project owner could be another named entity) so it might still be at the administrative level. I have always been interested in this project on a personal level (like the location and interested in seeing how it actually develops for a possible move) and would like to see it move forward.

I have been on the forum since 2006 and have been observing pie in the sky development projects announced in Cleveland since the late 60s. I'm getting good at telling which projects have merit and which do not. Pesht was a long shot the minute it was announced (starting with the fact that it was so grand and he did not own much of the land) and I use to get a kick out of some of the discussions on this forum concerning it. Personally I am no fan of Stark (I have had some minor business dealings with him), but I have trouble criticizing this proposal due to the fact that, in the grand scheme, it is not that old and major investments have been made (especially land purchase).

^Why are you picking on this project? There are many developments which we discuss on this forum which were announced well before nucleus and have not broken ground.

I had a client located off of 55th a couple of blocks from the freeway whom I frequented many times the past three years. Even well before rush hour traffic was almost always a nightmare on 55th. Hard to make both left and right turns as idiots always blocking intersections. I would also often take 490 from the west side and get off at 55th to head back to Cleveland Hts. During rush hour, it always took forever to maneuver down 55th to Carnegie. Often I would just turn down Quincy to speed things up, but even that took forever to reach. In the past 4-5 years I noticed the traffic heading west on Carnegie from the Clinic backing up at an alarming rate compare to years past during early rush hour. It use to be that the traffic just backed up going east from downtown but now it is pretty bad in both directions and this is year round.

^have to agree. Also, remembering my college days, that room rental idea is asking for more problems than they can anticipate. As a private landlord do you really want to put yourself in a position where you might have to be a conflict resolution counselor?

^Gottaplan, since I am not a construction expert, I wonder if you could expand a little on the 515 time line. In my mind, if a construction manager won't be selected until the end of the year it would seem that it will be June at the earliest that construction would begin. Isn't the CM heavily involved in the bidding process for the various prime contractors? So that process might not even begin until early next year.

Something I was very happy to see was the crane for One University as you drive west on Euclid from Uptown. It is clear from the crane that 1UC is going to have a real presence as you drive down Euclid from the east, even from a distance. On the other hand very disappointed with the siting of the new Clinic Cancer Center. While I like the design of the building the set back just kills me. It really ruins the intersection of Carnegie and E105th.

^Don't get me started about Centric. It went from a development I was thrilled to see to one I could care less about. And of course more than 5 years since the RFP Lot 45 was packed with cars yesterday, so I am sure no movement anytime soon. This on a no brainer of a development parcel.

My dream is that some day I will click on this thread and somebody tells me that the "something exciting about to happen" on Playhouse Square involves construction equipment on that damn parking lot next to the Hanna Building.

^CLE of course is not a problem for me. It is just that there are so many other airport codes which often in my mind have no relation to the city or region and which I have to research just to follow the discussion. Also, you guys in the industry tend to use a lot of insider jargon which tends to be confusing to the lay person.

While I guess understandable for a city like Paterson, I just don't get how zoning in NYC metro area allows for these awnings. They simple devastate the street scape and cheapen the look of America's premier metro area. They are ubiquitous even in pricy neighborhoods. I don't know what I hate more in Manhattan, the awnings or all the scaffolding which implies a renovation project but in my mind are really there due to insurance liability issues (falling debris from buildings with no intention to actual fix the problem)
