If you are correct about nucleus wouldn't that require a significant re-design of the space as currently proposed? As I understand it Stark and Benesch are already eating up half the space which I believe is currently about 200,000 sq.ft. If Forest City needs 150,000 sq. ft. that is 50,000 over what is currently proposed (plus I would add anther 20,000 or so for possible future expansion needs). If you are right KJP that might mean a slightly taller builder which would make all the hilarious height junkies on the board jump up and down.

^just drove by an hour ago and the dental site is indeed a new parking lot. The wood frame buildings are north of the lot behind some trees

My one complaint with Uptown from the start was that the sidewalks on Euclid were too narrow. While I am sure there were other factors going into the decision to pave over as suggested above I imagine that was one of them and will help a little with pedestrian flow

I had a front row seat in DC when Washington poached Montreal. Believe what you want. The Dolans have no real ties to Cleveland, even if they are based here. If they wanted to jump ship to say, Portland, nothing is stopping them and they will use the attendance card as exhibit A as to why they should leave, fair or not. It think it's a possibility. I really have to know what your definition of "no real ties to Cleveland" is before I jump all over you for that statement...it is one of the more ludicrous quotes I have seen on the board in a while.

^I believe the point of Sherman's post was to address the concerns of the many posters who believe Superior should have been closed from the get go and it is a blunder to now go back and fix it with some inferior solution. Corner indicates in the article that the original design always had in mind that Superior might be closed in the future and that fact was incorporated in the original plan. The blunder is the cost to fix which I am sure will not be small. He could not give an estimate.

^It was the "parking" mentioned in the article that concerned me. I could see an idiot developer with no ties to Cleveland (such as this one) trying to gut the lower floors for parking which will be solely needed if the Huntington renovations comes about.

^Isn't the data you are referencing relates to sale price? I think Flood7 meant he was quoted $60 square foot for retail lease which I believe is pretty high for Cuyahoga County

Cleveland: Campus District
Even though I am not in love with this building (especially the Prospect end) I am glad to see that plaza in front of the old building gone. Now if PlayHouse Square would just kick start that development on the parking lot next to the Hanna. I think I hate this lot as much as the Jacobs' lot on PS and Lot 45 in University Circle.

^The PS Jacobs and the West Banks Jacobs are two separate and completely unrelated (from a corporate standpoint) entities. The PS parcel is owned by the legacy company of Dick and David Jacobs. West Bank land is owned by a company headed by Jeff Jacobs, Dick Jacobs son.

I know I am beating a dead horse but UCI really dropped the ball when they selected the developer for this project. Such a prime parcel and now it is not going to look much different than its bland neighbors built more than 30 years ago.

Cleveland: Which Project Will Be Next and Why
I would like to say yes but it is such a small start to a project that is suppose to be transformative that it is hard to get excited at this point, Really surprised that One UC is so far along. Would have never guessed it at the time I started the thread. And clearly I was wrong in my guess that Brickman's Duck island project would be first (along with a few others who agreed). In fact way wrong given how the project has evolved and the new renderings we just saw today.

Cleveland: One University Circle
Needless to say, great to hear. It seems this project has moved forward from announcement to shovels so much faster than most other projects we discuss on this board (cough, cough...Intesa or what ever it is called now...but really, even many other smaller developments). I wonder what the secret was? It is not like it was an easy project to put together (or cheap), especially with the need for the museum relocation.

Living in Shaker Heights
Never owed a house in Shaker (three different apartments before buying a houses in UH and Cleveland Hts) but have many friends who own homes. The best thing about Shaker is the people. 90% of your future neighbors will be bright, interesting and engaged in a whole host of different professions and endeavors. Very out going. The block party capital of Cleveland. Old houses so maintenance is constant but how can you ignore the architecture. Love it but of course I am a Htsguy.
