I get the impression, although I might be wrong, that they have still not hit up the various Cleveland foundations or local corporations. These entities should end up being a major source of funding.

In my experience, urban hotels charge for parking even if they have their own garage, so I would guess a guest would have to pay for their own parking at an off site garage even if the hotel has an arrangement with it for guest parking.

The criticism of this building has not arisen due to the fact that the original design was more appealing. People are criticizing it because it is your standard crappy Geis value engineered design. The only thing positive I can say about it is that I have seen on Instagram some of their projects down south, and this looks like the Taj Mahal compared to those projects. Let's face it, Geis just does mediocre work. This corner, in particular, deserves more.

As much as I hate the current design, I could get on board if they did something like the above in terms of breaking up the façade with indentations if that’s even the correct word. Also more brick like suggested.

If I recall correctly, I do believe Landmarks was more positive back in July, but I noted back then that the developer may have gotten off easy because many of the members of the Board who are architects were not present for the meeting for some reason. Obviously a lot more expertise at the Sept 5 design review and as a result harsher criticism. I don't thing Brandon was expecting that.

If I recall correctly this latest iteration has to still be approved by Landmarks. It has been before Landmarks but I don't believe it was for final approval. As far as behind the scenes-in other words do they finally have all their ducks in order in terms of financing-who knows-although my guess is they do, or are at least close enough. All in all it has gone from an Okay high rise with a hotel to simply a mid rise apartment building with a questionable design. Disappointing in such a prominent location.

As explained by @KJP many projects that have received final approval, or close to it, and have been languishing, are suffering from the current lending environment and increased costs due to lingering supply chain and labor shortage issues. A couple that you mention (Bridgeworks and Centennial) also are suffering from inept developers, at least in my opinion, combined with the other factors I mentioned. I actually was considering starting a new thread listing about 7-8 new construction projects that have received final approval from PC, or were announced a long time ago, and gage the forums two cents as to what one stalled new project people would like to see move forward. Mine would be the Vibrator project. By the way, some of the infrastructure changes you mentioned are already in the pipeline-especially Riverview-and funding plans have been formulated, which is obviously the hardest nut to crack.

The project master plan envisions street retail in the buildings on both sides of Stokes from Chester to Euclid. It is my belief that in order for this vision to be successful the retail portion has to expand. Go south of Euclid and on that empty lot north of Chester.

I wonder if this means they are planning to go forward on the east side of 107th before demoing the library and building on the west side of the street next to Artisan. I always thought that was the next step and it seems like they could start demo sometime in late 2025.

Well it seems two of them are pretty consistent. 2,000 in population growth from 2020 to 2023 seems possible, especially given the number of apartments that opened during those three years.

I imagine that if this lot is ever developed in the future it won't be by Fairmont Properties. I get the impression that Phase 1 simply exhausted them. If I recall correctly they had secured the usual public subsidies for the first phase before they began building, and in the middle of construction had to go back to the city and request more from the public trough due to the usual unforeseen circumstances. Also, in general, they just seem like a cautious company. Of course, that might not be such a bad thing for its shareholder, but makes all of us on the forum with no vested interest sad.

Went to a concert last night at Jacobs Pavillion for the first time since the tower broke ground. A beautiful night and the tower and skyline, with the river and lite up Detroit-Superior bridge framing it all made for a really impressive view from that vantage point. I know many in the crowd were from out of town and it had to leave a great impression of the city. I know my buddy was impressed and made mention. Also, he is from Denver but lived in Cleveland for about ten years during the nineties. He was never one to hold back with subtle negative comments about Cleveland while living her and afterwards. But during his last two visits, tooling around all over town, I was shocked at his comments about how clean downtown seemed compared to Denver, and he was impressed by all the new development since his time here. Keep saying what's that, and that seems new. Heinens in the 9 blew his mind. I also pointed out to him that four buildings he had offices in during his time here had been completely renovated. He use to have an office in Schofield and the predecessor to Euclid Grand and he just could not believe what they did with the buildings.

Hopefully, this time around, the agency will do a better job analyzing which projects are truly shovel ready. The awards to Centennial and Erieview still irk me. Clearly could have been awarded to more stable development teams so that the goal of transformation could actually be happening already. Hopefully, at least Erieview has finally turned the corner, although still no "shovel" evidence, or even, for that matter, shovel announcements.

His lawyers are already playing hardball and are threatening the city with a civil suit (these lawsuits are difficult to win in these types of cases because of immunity issues and very high legal standards to overcome, so in my mind it is just a bunch of smoke, especially so early on) That said, a lawsuit would probably put a final nail in the coffin of east bank development. That is unless it is actually his father that is driving the development and all this noise does not bother him. Somebody has suggested that father and son are not always on the same page.

Hopefully, this development progress will curtail all those posts on line "asking"/"complaining" by those not in the know (you know, people not on UrbanOhio) about that horrible concrete thing blocking the views of the skyline from one area of the river.

Yeah. Even back in the day you didn’t go there for the food. It was basically the atmosphere. The food wasn’t awful, but it was certainly nothing to write home about. Never went there after the new owners took over after the renovation. I am sure someone will take over the space given its location and history. Hopefully someone with a lot more restaurant experience.
