^Like I said in my original post I did not include Intesa in the list because they have continually stated they are going to break ground before the end of the year and I'm giving them the benefit of the doubt. However, I have never been a big fan of Coral (no problem with Panzica) so we will have to wait and see. I think it is approaching 3 and a half years since they were awarded the original option.

^I would imagine the reasons are different for each project with funding always being the big nut. My guess that at this point funding is still an issue for One University Circle, the Flats office building among others. In terms of the construction issue, I am kind of concerned about that aspect when it comes to One University. Has Schneider ever done a high rise...I am only familiar with his shopping centers. I imagine that kind of development requires a whole different expertise when entering into the required relationships and contracts. Hopefully he has an experienced CM already on board.

Cleveland: Which Project Will Be Next and Why
It is frustrating to me that so many new construction projects seem to be on the "verge" in Cleveland but don't seem to be breaking ground for one reason or another. As a result we tend to not discuss them much since there really is no news. I thought it would be fun to at least jump start some discussion even if most of us are not in the "know" and will just be speculating. So...of the 6 following proposed developments (actually, one of the below is just a rumor although a strong rumor), which do you think will break ground first and why do you think so? Note I have not included Intesta in the list as they keep saying they are going to break ground before the end of the year so I am going to give Coral and partners the benefit of the doubt (even though I rarely do so with them). 1. One University Circle 2. Lakefront mixed use development 3. Stark Nucleus 4. Brinkman Duck Island mixed used development 5. Second Flats office building 6. Rumored mixed use building on PlayHouse Square (next to the Hanna on Euclid). I have not included everything out there (like Cleveland Clinic med school or Holiday Inn and Apartments at the old Jewish Federation site) so if you think some other major project might break ground first go ahead and speculate Of the six I think the Brinkman Duck Island project will see the shovel first. They already have preliminary site approval and have started selective demo (although that was a while ago). He never seems to have financing problems and is a guy who has a proven track record of getting things done. A little concerned that his recent break with his partner may slow things down. Buy the way...the project I would LIKE to see break ground first would be Stark's.

^your comment that those buildings aren't perfect is kind of an understatement. Also...I wasn't aware the Clinic was having problems drawing patients.

^I find this hard to believe unless they are just going to start on the rehab of those Prospect Buildings that were involved in that lawsuit. I was under the impression they are still looking for investors for the big project.

^Are you sure that the beige brick is part of the Schofield? It looks like is might be part of the City Club Building which is not currently being rehabbed.

^Wow...I was just thinking the same thing a few minutes ago (all this reporting on CH "crime") when I read a headline about a guy chocking his girlfriend. I had a thought....a few months back (I cannot recall the specific incident...I do think it was something serious) the PD and Cleveland Heights got into it in connection with CH refusing to release public documents (it might have been a police report among other things) and the PD was having a hysissy fit over it (probably quite rightly). I noticed ever since then a constant bombardment of crime reports from CH (many of them very serious and in need of reporting but many just plain ridiculous...things that happen all over the county ever day and that are just ignored because they aren't worth reporting). I am thinking that the PD told the troops to now camp out at the CH police department and get a copy of every police report filed and do a story on it no matter how minor to teach CH a lesson. In other words don't mess with us. This seems very plausible to me given the reporting that we have been seeing on line. No much CH can do about it. Lesson, don't get in a fight with somebody who always has the last word and a huge platform.

Atlanta meandering: Part 2
^the population of the city is amazingly small given the population of the metro region which really does equal significant sprawl. I wonder if part of this can be explained by Atlanta having a small geographical footprint compared to other major cities (although they clearly love their suburbs which explains much of it). I do note that the city population is now actually growing after years of decline. Very impressed by many of the renovated neighborhoods shown in the two threads. I personally could not live there due to the humid summers (all three times I have visited it was in the summer). That would just kill me, especially if I have to wear a suit to work.

I hate to be that person but does anybody have any news or updates on the Dalad Groups conversion of the Worthington Building? Didn't they win a 5 mil tax credit quite some time ago (like in January or earlier) which they claimed was key in order for the project to go forward? Have not heard a peep since then.

Add a car-share for the public to use (not just college students) and you've just addressed accessing the destinations out in sprawlville. That's a matter for another thread unless Coral intends to add a carshare as a tenant to Intesa. Was parking actually increased from the original plan? If I recall the second planned garage across Mayfield (with the skywalk) was actually nixed so parking relative to the original conceptual plan is probably less.

So close Higbee's and move everything over to the river....after all Higbee's was originally suppose to be "temporary" (although I do like having the casino right on Public Square). Then to finish my unrealistic vision turn the 4 lower floors of Higbee's back into a department store (OK now I will wake up).

^These are two separate projects. The Voinovich Park Bridge has been in the works for years and I believe funding is finally in place.

Check out May Day's photo thread from mid-August title "Rebuilding and Rainbow Flags" (I think). There is one photo of the cornice being rebuilt.
