^Klingaling...are you indicating that the foundation already up and very close to Crocker (closer than anything to date at Crocker Park) is for a parking garage? I was hoping it was for the actual building. One of the things that I hate about Crocker Park is the way the garages are positioned making it seem like almost a fortress. If a garage this is just continuing this mess. Plus, I bet the owners of the town homes to the south which have been there for almost 20 years are thrilled if it is a garage as it is about 20 feet away and will hulk over their homes.

^If your question is does it have any architectural or historical significance the answer is no. It is an ugly blue box that was built sometime in the 80's and has been vacant for a good while.

The article says the buyer is a California based investment firm (unnamed). What I found interesting is the statement that Forest City wants to maintain a share of the Avenue and enter into a joint venture for its redevelopment.

Cleveland/Redevelopment - Rental vs. Homeownership
^renting is the new black...if it wasn't for incredibly low interest rates right now it would be even more prevalent. In fact it is amazing that the rental rate is so high with interest rates so low (although new financing restrictions have to be a factor). Interest rates may very well be on the rise in the coming year if the experts are to be believe so the rental market may get even hotter. Builders nationwide seem to think so. Are we seeing a fundamental shift in the way Americans live and think about housing? Well maybe not a huge shift as I think ownership is still engrained in our belief system, but there is some sort of small shift.

I don't know why the residents would object even if the initial representation made was that it would be resident/owner community. As long as the apartments are upscale and fit the character of the development, I would rather have a dense lively development rather than empty lots as the long slog to complete build out continues. More "feet on the ground" are what would make it an attractive community to me.

I have problems with the Clinic campus, but unlike many posters, it does not have to do with the fact that they do not build to the street, incorporate greenery and are not interested in a street wall with retail. I am fine with minimal set backs on this portion of Euclid and the greenery. I don't see it as being a retail magnate for the Cleveland, UC or the Heights so no need to develop it in that manner and less as a campus. There are too many areas of Euclid and Cleveland in general where this is more appropriate and need work so the "shopping" should go there (although some minimal convenience shopping does make sense). I would rather see street wall retail developed on Euclid more to the west and in the Uptown area of UC (and in those areas I would have a problem with set backs and excessive greenery). My problem with the Clinic is the sterile architecture which again is manifesting itself with the design of the new Holiday Inn. Even a "campus" can incorporate something "more" than what we have seen. That is why I have high hopes for the new School of Medicine. So far I like renderings and hope it breaks the mold. Also, I agree with Ink and cannot understand why the Clinic is not doing more, like other institutions nationwide, in helping the private sector build up the neighborhoods surrounding their campus. Indeed it almost seems like they often go in the opposite direction and fight those trying to invest in the area (an example would be them questioning the Upper Chester development).

Cleveland: Downtown: The Avenue District
Weston seems to be snapping up real estate all over downtown (it looks primarily because they are getting great deals) and now will own a good share of the surface lots downtown. However, to date, for whatever reasons (probably many not of their own making) they have not pulled the actual development triggers even though it is constantly hinted that they are working on something. Are they becoming over extended downtown? They own or will own property on Prospect (and trying to buy the neighboring property with no luck), surface lots in WHD, Marion Building, Standard Building and now Avenue District lots. I would like to see they focus on one project and get it done rather than keeping buying fire sale properties and teasing us with possibilities.
