  1. I also note the architects are very hip to Cleveland. Note in the site plan "former Cleveland Playhouse Square Parking area to remain".
  2. Good article. Among a whole host of topics, Litt addresses the "speed" issue and how the "normal" city (and other government entity) approval process will have to be ramped up to get the project done timely (he gives the Harbor bridge as an example of how long things take...I would imagine this example includes delays due to federal regulations...EPA...FAA). My question is will the fact that they are going over railroad tracks result in the process being delayed. Is there an air rights issue that has to be dealt with and could that potentially take forever?
  3. ^Like I said above...I have no clue. I just know I don't like the look of this and would like to see it incorporated into some sort of other project which of course is not going to happen due to cost (and time). So I am a bit worried and hope for the best when the proposals come in.

  5. The challenge here is not spending 30 mil. on a gerbil tube. I am still very concerned about this project. I would really like to see the connection incorporated into some other development (which of course would cost well more). What that would be I have no idea.

  7. The rendering in the article seems very similar to the initial sketchy conceptual renderings we saw quite some time ago and which I liked. Of course I would like to see more. If I recall correctly, when the new medical school was first announced it was suggested that they wanted to fast track the development (which I guess is subjective). I really thought they would be farther along at this point. At least the guest house is down.
  8. ^pizza....thanks for all your input (and time and effort) filling us in on the Ferrari aspect of all of this. It is a very interesting read. While you noted the obstacles in connection with the proposal, quick frankly the bigger issue for the project (since it is all speculative at this point) is securing any type of financing for an office build with no major tenants as well as the current problems obtaining financing for condos (both the development part as well as individual buyers) in our market.
  9. That sir has already been proposed....it was the "Gateway Building" (if I recall correctly) and was about 25-30 stories. Of course the problem is that it was proposed more than 20 years ago.
  10. ^True and good points but the original Naymik article presented it like a done deal. Based on the updated article (thank you at least for doing that), the original was just poor journalism. Jumped the gun for what ever reason. Should have waited until he had all the facts.
  11. Like I stated above, this all seemed very STRANGE (both the project and the way it was presented on line) and the updated article makes more sense now...obviously too good to be true. We certainly get excited pretty quickly on this board. It was fun while it lasted (a whole 4 hours).

    Not to get off topic but I have never said I was from Northeast Ohio in my life. And if I am outside of Ohio I certainly don't say I am from Cleveland Heights as if would not mean much to most people unless you were originally from the area. I simply say I am from Cleveland.
  16. ^Just re-read Michelle's article from a while back. Maybe the financing does not include the office portion and that will break (hopefully) at a later date.
  17. Also curious if they will be announcing who the tenants are for the office building. I would imagine they have to have a few lined up if they were finally able to secure financing.

  19. I noticed the last few days the extensive plantings that are going into the University Circle station as it reaches completion. Really more landscaping than I have viewed at any other station. I sure hope some entity other than RTA is going to be responsible for the upkeep (hopefully CWRU but why would they take the responsibility, especially with potential liability issues...OK the lawyer in me). I have never been impressed with RTA's upkeep of landscaping even when it was minimal. This has me a bit worried.

  23. Was driving down Warrensville and decided to finally take a peak at this development (did nothing more than cruise the parking lot). What I saw was a huge Wal Mart replacing one just minutes away, one out building with four stores (including a Penn Station which replaced one away 800 yards away at Cedar Center a Great Clips I believe and a Foot Locker...just like Rodeo Drive) and tons of surface parking. Massive amount of vacant land with no evidence that anything is going to happen soon. Could it be that the "market" is telling wonder boy Schneider and morons that run South Euclid exactly what many posters on this board viewed as obvious. That the area was over retailed in the first place and this 1980's era piece of crap was and is not needed.

    I passed by that site on the 4th and the first thing that came to my mind was that it was some sort of staging area for utility work on Cedar or the surrounding area. I noticed some surveying posts further up Cedar which gave me that idea as I approach the site and saw the equipment and I know the gas company is replacing lines all over Cuyahoga County. Seemed like a lot of equipment and piping for a development on that lot.
