  1. ^As I expressed a number of times on this board....I could care less if the MM fails (of course I hope it succeeds). We got a new desperately needed convention center which the powers to be could not find a way to fund for more than 20 years. The med mart was cover for the tax and now we have a new convention center for CLEVELANDERS.

  3. ^Actually, based on a recent article in this thread, the development of that corner is more like Phase 3. Supposedly the next buildings will be behind MOCA (sorta slashing across from Euclid to Mayfield) and another building up Euclid closer to the CIA. There is a rendering of what has been proposed for the corner of Euclid and Ford some where up thread. That design (while propbably somewhat conceptual) is about 6-7 stories tall.
  4. This has been stated now over and over in at least three different threads discussing the Embassy Suite closing by numerous posters as well as in news report analysis. While this seems to be a rationale assumption (maybe even a no brainer) just given the basis law of supply and demand the simplicity of it just seems to bother me. Other than supply and demand are there any other factors related to the Embassy Suite closing that is going to get these projects moving. I have no expertise in this area but I would thing there are a whole host of other reasons which are holding up financing on these projects for so long (could be something as simple as the banks feeling comfortable with these particular developers in this tight lending market (especially for hotels as regularly expressed)). I just don't know.
  5. My two cents on the ballparks (and this is hard to say being a Clevelander). I have been in 6 of the new retro baseball stadiums across the nation and without a doubt I think PNC is the best I have been in (even ignoring the view which makes it even better). San Fran was my least favorite as the concourses seemed dark and uninviting. Of course there are many I have not visited so my opinion may change over the years.
  6. ^Don't count on it...if I recall correctly they had to get a waiver from the city to turn this into parking (specifically for the apartments) and they are not going to give it up since it is a selling point for the tenants (although I don't know how big of one since it is surface parking (think winter) and not adjacent to the building (think groceries).
  7. ^That's the second article I have seen on the board recently that states the CIA addition on Euclid will cost $5mil. That sound kinda low. Is that the correct figure?
  8. ^Correct me if I am wrong but I believe Mov2Ohio is using the term "pedestal" more as descriptive word for the base of the actual casino building (which will be the parking garage not an actual pedestal as you may be imagining it). I am pretty sure the parking garage will be built to the ground and be massive.
  9. Is there any new info here? It looks like a lot of this is from May of 2012 or earlier. I did some searching on the Internet and didn't see any new news from the usual media outlets that have been covering this. You're right. The posters seems to imply this is new news but it seems to be more than 4 months old.

This information is in sharp contrast to a statement made by the general manger of the casino last week (I would imagine I read the article some place on this board but maybe not) where he stated (to paraphase) when asked directly about Phase 2 that they were still evaluating Phase 2 based on the performance of Phase 1. If what is stated above is true he is either out of the loop (doubt this) or was purposely trying to hold back information from the reporter when asked a direct question. Given this I would like to know where Mov2Ohio obtained his information.

I gave up trying to follow and understand this project quite some time ago as I am under the impression that the boulevard concept is either being scaled back or dismissed entirely (I really don't know which or whether the project as originally conceived is still a go). So I guess my question is...is this work at West 73rd going to result in an "intersection" (you know...four ways with either a stop signs or a stop light) or simply, (as suggested by Believeland) an on and off ramp to the Shoreway. Since the word "interchange" is being used I am guessing the later which clearly is not how I first envisioned this project and certainly would not encourage development. The powers that be now simply seem to be touting this as an easier way to get from the Gordon Square neighborhood and surroundings area to the lakefront.
  13. ^I am beginning to agree with this sentiment. That is why the city just has to get more pro-active (what ever that means or entails) in getting those parking lots developed to breath new life and make a connector between the rest of downtown and the flats east bank (We are going on more than 30 years with some of these lots). I just don't see the focus by the city on this and I think it should be a major development issue at city hall.
  14. ^one of the more factually accurate articles that appears on the board touting new development in town (both positive and negative)...however, why do I have a problem with some of the needless negative buzz words and reliance on urban tales from unknown sources.

Statements I found interesting in the article....they are breaking ground for another building in December of this year on the north side of Euclid and will break ground in mid 2013 on the building that will slash by the MOCA. This is the first I have heard of any definite time frames for future phases. I wonder if the information is accurate?
  17. ^I think X was referring to downtown in general. There are spots not too far from east 4th which are struggling, especially given the awful Indians attendance this summer. I have a friend who owns a place downtown and I get bummed hearing how often he refers to downtown as "dead". (and he has been downtown for more than 15 years). I think he exaggerates out of frustration, but he has definitely put on hold plans to expand hours into the evenings.
  18. ^So basically all our months of discussion in various threads relating to how the casino was going to spark this great renaissance of retail downtown, primarily in Tower City, was just us playing SimCity. Of course any would have thought it was a natural out growth but so far nothing concrete or even planned for the near or even distance future. We do have some nice new parking however.
  19. ^I have no doubt Melt would do fine....but they would chip away at that "finite customer base" (which is not breaking down the doors at places like Huron Point Tavern, Clevelander and Paninis right now). And Melt would be competition for them rather than most of the restaurants on East 4th (might hurt Flannery's) Of course this is America so....
  20. I know for a fact that the eating establishments on Prospect and Huron closer to East Ninth are not doing the business they would like to be doing and/or have done in the past. Struggling might even be an apt discription. Bringing in Melt really would not help the situation.
  21. One of the few (maybe the only once e. 120 th is closed) red line stations with a real "street" presence.
  22. I was not really "getting" the border strips between the panels but with these two pictures from a distance I can understand the concept better.

  24. ^One of the reason I asked where this "supposed" site plan came from since they have not even selected an architect yet.
