I 100% agree with you. Ken constantly reports that the Haslam's expect to support their dome at the Brookpark site with some sort of utopia village of hotels, condos, apartments, restaurants and retail. This is just not going to happen at this awful site surrounded by a noisy airport, railroad tracks, highways, dirty book stores and, lets face it, in one of Cleveland's least desirable suburbs (and the property does not get more desirable if Cleveland annex's it). This site would even be a tough sell in a growing metropolitan area. If they build here it will be a just a stadium surrounded by asphalt. In some ways this vision reminds me of when I was a kid and Nick Mileti was hyping the Coliseum. Great location on a freeway half way between two large metro areas on the rim of a newly created beautiful national recreation area. The building was going to soon be surrounded by office buildings, housing, retail etc. I actually remember renderings of what was suppose to surround the arena. Well as we know they did not even build a McDonalds and the area is now grassland. I know somewhat apples and oranges but in other ways very similar to this.

What I really find frustrating about this current Browns stadium saga is that it is now apparently another negative factor delaying the development of the lakefront. For the last 40 years it always seems to be one thing or another that scraps a lakefront plan. We never seem to be able to get the shovels in the ground and make something happen. Now the delay is that nobody can agree on the stadium situation. It’s always one thing or another.

In all seriousness, when it was previously suggested that a group was considering this site for a hotel, I posted that this would be an ideal spot for a podium parking garage with the hotel on top. This could not only serve the hotel but also Ohio city in general. However, Ken’s article indicates that there is a 115 foot max at this location so I don’t know if such a scheme would work out. This actually would be an ideal spot and a no-brainer for a variance to allow for such a scheme. Of course, then you would have to deal with landmarks which is height adverse in Ohio city. But given the surrounding buildings, it would only make sense to go higher here.

I am totally opposed to this clearly left-wing attempt to disrupt parking in Ohio city. I am starting a group to oppose this misguided project. Please join me. Who cares if people do not have a place to sleep. Where are the cars going to sleep?😛

Classy website. One of the better apartment websites out there. In contrast, I happened across the Geis website for the Abbey Rd. apartments and in the section describing Cleveland it has a pic of the Columbus skyline. I imagine the website was created in house by the brother of the guy who designed Bridgeworks.

The color is absolutely awful. However, the biggest issue, as emphasized by landmarks when it was first presented is the bulk of the building and the architects failure to break up the massing. It just looks like a warehouse. They also failed to address those ridiculous and insipid arched windows on the top of the building which landmarks also hated.

I heard that to save money Geis is offering this same off the shelf design to Cuyahoga County for the new prison in Garfield Hts.

The little retail (very little) that is to be contained in the garage is along West 3rd street. The area around the garage is slated for future development, although there really has been little conversation as to exactly what that will be other than speculation. Seems strange that we have not heard more about development of these prime parcels by now, but I imagine the generally poor construction environment nationwide is contributing to that. The garage will eventually be covered by this "new development" but I think they have some short term plans to make the western side of the garage more attractive until that happens. Lets just hope "the happening" is not as long as it took to develop the Jacobs lot.

As I understand it, the millions in enhanced infrastructure will be separate from and inaddition to the billion dollars Haslam is looking for to build the actual dome.

I previously posted that Haslam is living in a dreamworld if he thinks the various public entities are going to contribute more than a billion dollars towards the stadium project and addition millions for the extensive infrastructure improvements that would be necessary at this site. However, that is nothing compared to the fantasy land he is living in if he believes a major entertainment district is going to pop up in Brookpark Ohio around his dome. I envision a sea of surface parking with one mid range hotel (more because the area near the airport is really devoid of hotels compared to other cities) and a couple of bland national restaurant chains/sports bars that will be dead on a Monday night in January.

You are right. I absolutely cannot believe this given all the negative feedback when it was first proposed. I guess it takes balls. This is the second major development in the city where Geis has stepped in and "rescued" the original developer with their value engineered, off the shelf design work. Lets face it...they are good at keeping costs down because their work is so generic. Maybe we need this given the lack of affordability in Cleveland and nationwide...I just don't like it happening at such a prominent corner. By the way, I follow Geis on Instagram. If you find their Northeast Ohio work objectionable you should see some of the hot mess they are building down south.

^The design is very far from being fine. Currently it is one of the worse five by ones in town and that is saying something. This is a very prominent corner and deserves a fine design. If we have to wait for nicer design as a result of some sort of city wise build up then let that build up happen elsewhere so that a good design can go here.

Would be great if the proposed hotel could be built on a pedestal containing a parking garage that would serve the public as well as hotel guests. The height NIMBYs cannot possibly object to something tall at this location.

I am assuming you are (or the Browns will be) suggesting that the TIF will be supported by all the supposed ancillary development around the stadium. You know the land that will not be taken up by the sea of surface parking. I am a frugal investor, but even if I wasn't, I would never put my money in some development in such a crappy location, especially in a region with a stagnant population with many competing entertainment districts, including, supposedly a new development a few miles down the road which Haslam is proposing in Berea.

Post number three. If the Browns are looking for more than $1 billion in public subsidies for a Dome stadium in Brook Park, then all of that money is going to have to come from the state of Ohio. Obviously Cleveland not gonna contribute. Cuyahoga does not have the money, given all its other infrastructure issues, including the jail and the new courthouse and Brook Park would only be able to contribute about $.50. What do you think the odds are that the state of Ohio is going to give Northeast Ohio $1 billion?

@KJP Any insights into whether the Vibrator apartments in Ohio City is "small enough" that it will go ahead sooner rather than later? The project has been pretty quiet since it was before Planning Commission (or was it Landmarks?) for initial approvals awhile back.
