  1. Not Playhouse Squares doing. Greyhound is shedding its stations nationwide as cost savings. Many are being torn down and Greyhound is operating out of glorified bus shelters, often outside city centers. Cleveland is lucky PH was able to get their hands on this landmark.
  2. It is not on the April 25th Landmarks agenda. I believe a project can be first granted zoning variances with the condition that they have to at some point receive the necessary thumbs up from Landmarks or PC.

I know we were ringing our hands a bit about the sale of 200 Public Square at such a low price (I think it was something like $54 mil), but I take solace from a news report I just read about a building in one of our peer cities. Apparently the former One AT&T Center in St Louis, the city's second tallest building at 44 stories and containing 1.46 million square feet just sold for around $3.6 mil. It last sold in 2006 for $205 million. It is a relatively newish building (1986) but apparently has been vacant for quite some time.
  5. This whole development reminds of the Euclid Grand project as far as subsidies and then twists and turns and a drawn out completion timeline as well as changes in ownership. Hopefully we end up with the same result no matter how long it takes.
  6. I thought the same thing (headline was misleading) from the little of the council meeting I saw. It had more to do with process and transparency and going over the original budget.
  7. It seems like a lot of projects throughout the city fully approved a year ago or even longer have gone crickets as far as actually breaking ground. I would imagine the reasons for this are unique to each project but I also wonder if they get city approval without having financing in place and things then go south. Might also be that they are having trouble finding subs and the like to start.

  9. Also the administrative office expansion (adding another floor among other things) is an on going project and probably will not be completed until next season. I believe they are doing a whole host of things in the bowels of the ballpark to update and enhance player amenities. I am not sure if they were finished this off season or will be part of the next round of construction starting in the fall.
  10. I'll be less goofy. I can see them selling as corporate housing since so close to the airport but a very tough sell owner-occupied. So basically a glorified extended stay hotel which actually would make sense.
  11. I am looking forward to possibly buying one of those condos you mentioned in your previous post. I always wanted to live surrounded by dirty book stores and of course within yards of a major airport, freight rail lines and industrial facilities and just the general beauty of nearby Brookpark Rd. The sea of surface parking for the dome stadium is also something that will attract me as I prefer that type of amenity versus a vibrant city scape. Throw in the added bonus of miserable traffic multiple times a year and 70,000 people passing by my doorstep (with the added bonus of many of them being drunk out of their minds) and it will just be paradise. Hopefully my unit will have a balcony so on quite mornings I can drink my coffee outside and listen to the traffic speeding on 71 and 480. I know condos tend to be a tough sell in Cleveland versus other major metro areas for a variety of personal and financial reasons, but I am sure these babies will sell like hot cakes.
  12. Glad to hear Haslam finally agreed to pick up the entire tab. That is the way it should be. I guess the Browns are done talking to the city, county and state. No need. Horrible location, but hey, it is not costing me a penny so go for it.

  14. 7 pages and nothing concrete has actually been announced. Can you imagine this thread when we actually have a better idea what is going to happen.
  15. For some strange reason the Little Italy thread has been locked since late January so I guess I will post this question here. I know this might be a long shot, but does anybody know why the WXZ development on the former Primo Vino site has laid dormant for so long? They torn down the restaurant many many months ago and put up a construction fence, but nothing has happened since then for a very long time. I am wondering if they have to pre sell a set number of units before they can close on their financing. Just a guess. The company's proposed renovation of a couple buildings across Mayfield from this site also seems to be stalled, as it was approved by Landmarks close to a year ago.

  17. Surprised/concerned that the development group has not been back before city council to finalize the TIF they need to close financing. It was way back in mid October 2023 that they were before council and secured passage of step one of the TIF-title transfer-and they indicated at that time that the TIF was absolutely necessary to get this project moving forward (council had already awarded a tax abatement). I figured at the time they would not be back before council until the new year with the holidays coming up and everything, but we are now going into April 2024 and it has been crickets. Early in the year the Planning and Development committee had a heavy agenda with other issues, but since then there have been a couple of weekly meetings with light agendas so I am guessing that is not the problem. In October the developer group indicated that they were having issues with their Huntington loan but that they had a plan to move around that. Maybe that optimism was short sighted. Don't know, but the lack of movement on finalizing the TIF seems strange. With Rockefeller and Centennial encountering major roadblocks (or so it seems) I hope we are not going to have to add Erieview to the list.
  18. Or at all unless it is sold to another developer....there might be hope in that regard...remember the trials and tribulations of the Euclid Grand before it was finally rehabbed.
  19. Could not read the article as it was behind a pay wall. Was there any discussion or indication whether, after all these years of litigation and negotiation, the project could now be stalled because of high interest rates and construction costs?
  20. I believe Ken's article stated that the design to be presented to design review and Landmarks has remained unchanged from the awful conceptual presentation or just a few small refinements. It still looks like a prison. I would hate to live in an apartment building which is clearly going to have long dark hallways that will probably be valued engineered to death.
  21. For a long time I have been thrilled by this project but I am now over it. It is either not going to happen or if it does it is basically going to be a wart on the landscape. Really don't know which of the the two options is worse. Fascinating how the developer is basically thumbing its noise at design review and Landmarks after some pretty serious, and justified criticism. They must have learned at the the knee of Sherwin Williams when it comes to ignoring constructive advise.

  23. Dalad usually does great work. At this point, partnering with Geis (and a Geis design) clearly is not going to result in a shining star. It just seems like Geis is partnering all over town with other developers and the result is a bunch of mediocre, value engineered designs.
