  1. I admit that on a yearly basis I probably drive the Shoreway only 5-6 times a year between the Innerbelt and Lakewood. That said, it always seems like it is me and 2-3 other cars for the entire length of my travel. I am sure there are times it backs up but I cannot imagine it is like the regular backups on freeways around town (pre covid). Most people going cross town along the lake use 90, even if going to Lakewood. The exception is probably those driving to the northern part of Lakewood (Gold Coast) etc., but I cannot imagine those numbers are that great to be a road block to a better urban experience in downtown Cleveland.
  2. ^I have a vague recollection of some significant pushback at Landmarks in connection with the townhomes but I cannot recall exactly what the problem was. Pushback might have been from staff but again cannot remember why.

  5. ^I hope they do something to the first floor to open it up, but given it is a police headquarters I doubt it. I hope they at least have some plan to deal with the contrasting brick. It really looks bad. Back in the day when every body was bricking up 1st floors (I would imagine primarily for security reasons) little thought was given to architectural integrity. As much as I complain about Landmarks, at least today, in one of the districts they cover, this type of treatment would not be approved.

  7. It has been more than 40 years since I have been to Miami. As I view it from afar I am blown away by all the new construction, built and planned, especially residential. I imagine much of this has to do with it being such an international city and a base for wealthy Latin Americans. The one negative I hear about the urban Miami experience is that a lively street presence is lacking, especially in its downtown area. Lack of retail, etc. given the residential density. Lots of parking garages hindering the street wall. Again I have no idea personally, just something I read and hear quite often.

  9. Also not a big fan of trees on lower Euclid. It has never worked in my lifetime due to either poor execution in terms of selecting the correct variety, planting (remember those huge ugly planters that just ended up being garbage cans), lack of sunlight, poor maintenance and pedestrian abuse. I also again with @surfohiothat Euclid looks best with an unobstructed street wall. I think a great way to improve Euclid from the square to CSU would be to come up with some sort of unique and grand street lights that really stand out.

  11. Hopefully this commitment by the city with help with any marketing campaign seeking money from foundations and the like (as more than another 20 million is still needed). I recall during all the infighting last year that a seasoned fund raising expert was skeptical the market could raise significant additional funds due to a perceived lack of support by the city.

The thing I like about the TurnDev proposal (the little we do know at this point) is if "done right" it has the potential to connect the future Lakefront development with the Flats East Bank, something which is not the case at this time. Specifically the pedestrian experience. of course the build out, while massive, will probably not be particularly tall which will disappoint a number of people.
  13. Since it is in front of 700 Prospect I would imagine it is being used (for some reason) for K &D's renovation of the building into apartments. Former United Church of Christ HQ.
  14. Interesting and predicted. I remember way back when they were doing the initial construction a friend's father was visiting Cleveland from Pasadena. He was an architect and his son took him to view the project that was nearing completion. The first thing out of his mouth after taking everything in was his prediction that the mall would have tons of water intrusion issues after a few years and for the life of the complex.
  15. My night to go out is Wednesday (I won't bore you with the reason why). The last couple of months I have been very surprised at how busy the places I have been going to (higher end) on a Wednesday evening. This was the case at three different places in Little Italy and at Fahrenheit on Public Square. Also M Italian in Chagrin.
  16. The restaurant biz is not for sissies. My gut tells me the current labor situation is driving out marginally profitable shops. Even years ago the hardest part of running a restaurant was finding help. Finding GOOD help was even more of a challenge. Just the nature of the beast. I have experience in the business so I am always judging an operation when I go out to dinner or even ordering take out. The last 3-4 years I have been stunned by operating issues at all levels of the industry, from fast food to high end (although less problems at more high end places usually, but they still exist more than before). It is clear to me that the biggest problem is the inability to find experienced hard working employees. I cannot tell you how often lately I have entered a restaurant that was clearly understaffed (with the resulting chaos) or fully staffed with people that would have never been hired in the past, but shops are desperate for warm bodies. It is a stressful and constantly exhausting issue for owners and managers who are clearly working even harder themselves. In the end it can just be too much and if you are only marginally profitable you often just throw in the towel. It just is not worth the aggravation. This can be true with both chains and independents or family own places.

  19. I believe I posted this information previously in this or another thread. I recall reading an article about 6 months ago which reported that City Club's longtime primary lender had bowed out and as a result a planned building which was ready to break ground (I believe in Detroit) was put on hold indefinitely. Don't know the status as of now but I imagine it has still not broken ground. The article indicated that CC was looking for a new lending source and was confident, but of course establishing such a relationship takes time. Add to this the current tough financing environment in general, even for companies with a proven track record, and I cannot imagine we will see a rumored second CC building in Cleveland anytime soon.
  20. If a second tower is in the making I don't believe the city approval process would slow things down much unless SWH intends to do something unusual with the St. Clair and north W. 6th lots. If it just a tower on the Superior frontage, City Planning and Landmarks have shown they can move pretty quicky, agenda wise, from conceptual to final. If anything slows down the process I would think it would be SHW's own indecision, especially when it comes to cost (we have seen they have been quite cost sensitive on the project in the past) or if the company intends to seek some sort of public subsidy for phase 2. By the way, if the Superior lot is actually developed sooner than later I have a big old fedora I will have to eat because I have always been of the opinion, in true Cleveland fashion, that a Phase 2 was just pretty talk and would not happen for years. In fact, if I recall correctly, such sentiment was actually expressed, if only in passing, by somebody on PC during the first approval process. I am more than willing to start munching.
  21. If you are suggesting the rooms are currently very small, I hate to have seen what the rooms were like when it was originally built. I believe it was originally something like an 800 room hotel, but during the huge renovation about 40 years ago the rooms were made bigger by cutting the number to just over 400.

  23. Article indicates that they will go into an existing Fairfax building and share space. Is it likely that they will end up in the IBM building on East 105? Isn't it basically empty right now?
  24. If I am spending more than $2.5 million for a new construction condo I want to be able to pick out my own finishes and fixtures.
  25. They laughed off a lot of stuff in planning commission. Sherwin-Williams knew that they were in charge and not the planning commission.
