^I was at that game. Sat in the first row of the field boxes behind the third base dugout. It was SO COLD. Way below zero and the wind was murder (especially walking down west 3rd toward the lake before the game). Of course a great disappointment. Any other time they would have kicked the field goal but I think Cockroft was slightly hurt and the wind was a big concern.

I actually subsequently found the meeting on YouTube. You're right about Graham simply presenting the old design while indicating that they were supposedly making some changes based on the comments of design review and Landmarks. A concern of mine, however, was that in making the presentation he touted the arches on that awful top floor. That top floor was one of the elements the reviewers found most objectionable along with the unbroken mass of the building (which was the number one concern). I am worried the comments concerning the top floor are being ignored. I guess we will see.

That is going to be one pretty large surface lot when combined with the other lot in the heart of the city. I just hope this doesn’t turn into a 30 year warehouse district situation.

It received final approval from Landmarks a couple of weeks ago with a bunch of conditions relating to materials and windows. Of course Anderson was the one no vote.

I guess I probably agree with you for the same unstated reasons, but that is what makes the neighborhood slightly less desirable for me when comparing places and weighing options. If i just want a half gallon of milk and a dozen eggs I would just rather walk 4-5 blocks than get in my car and drive.

I love Tremont. Location, character etc. I will be making a big move in the next 2-3 years and Tremont would be high on my list, although I will admit I do not know the neighborhood as well as others, as most of my forays over the years have been to go eat at the various restaurants (and most of the time at night which limits sightseeing). That said, something that might hold me back is my perception that there is a lack of "convenience retail" in the heart of the neighborhood to which you can walk. I believe the neighborhood would benefit from a no frills strip of say 7-8 convenience stores such as a drug store, dry cleaner, deli selling a few groceries as well, UPS store...things of that nature. I imagine this might be a hard development to actually implement due to lack of a large enough lot for such a strip in a central part of the neighborhood as well as cost, and probably lack of interest from those developers who might take on such a small scale project. City incentives would probably be necessary and I don't believe something like this is actually on anybody's radar. I wonder if actual Tremont residents could comment on this. Again, my perception could be totally off base due to my lack of knowledge of the neighborhood.

It actually looks more substantial than I thought it would. Is the development closer too the river (is it called Silverhills?) progressing to any extent. I cannot tell from the pic if they are at least doing some excavating work.

Siting issues. One thought townhomes should face the park rather than the apartment building. Apartment was looming over the park. Also suggestion that townhomes be three stories rather than two. Vote was 4-2 in favor.

I wonder if any of the principals who are proposing retrofitting either Landmark or Centennial into a courthouse have actually done any detailed design work or run costs estimates for conversion of out of date office buildings into a modern courthouse. Given the timeline of the RFP my guess is no. I think they just jumped into what they believe is a golden opportunity to get rid of the albatross around their necks. The big question in my mind is have they factored the cost to retrofit the buildings to include more than 20 modern courtrooms with the necessary high ceilings. I am guessing it will require them to cut through floor plates over and over at great cost. I am also wondering it structural support posts will be an issue. This retrofitting will be much more complicated than an apartment conversion, which will also be pretty costly given the age of these buildings.

I don't believe either Centennial or Landmark retrofits will please the judges very much. Past events suggest they have a significant amount of influence when it comes to a final decision. I think if Bedrock was really serious about its proposal it would have offered a new build on the river rather than pawning off a creaky outdated building which will cost a fortune to retrofit.
