I don't know but I am wondering if the developers might be considering doing more "grown up" type units as this is a building that could appeal to Shaker and east side empty nesters who are downsizing from large houses. In other words no studios and a significant number of apartments with more square footage (even one bedrooms) than you normally see in new builds around town. Just a guess.

  4. In all fairness to the people engaging in this topic and current discussion, the discussion did not begin due to "predictable....Columbus...talk". It began due to the posting of an opinion piece by a well known columnist who was comparing Cleveland economic development to the supposed dynamic economic growth of Columbus. Given that background, it is a bit difficult to argue the pros and cons of said opinion piece without mentioning Columbus.
  5. No. The county is separating the jail from the courthouse in the new construction.
  6. The fact that millennial is even offering it as a consideration is frustrating. The last we heard they finally had their ducks in order and we’re going to start construction before the end of the year. Obviously this is a bunch of BS. It’s about time they just give it up and drop the huge TMUD credit so it can be recycled by the state.

  8. I believe application for the current round of TMUD credits were due sometime the first week of September. Does anybody know who applied or when the state will publicly announce who applied?

It would be great if, one day, once development along the full length of the river reaches a certain level of density, a regular water taxi service could run the full length of the river with multiple stops. Not just to cross the river but to travel from upstream, like Scranton Pen, or even farther upstream, to the mouth of the river. Say you lived on Scranton Pen. and worked on Public Square. You could take a short ride along the river and be dropped off at a stop at Settlers Landing and then just walk up the hill instead of taking what could be a tortious bus ride through the city. Or say you live on SP and had reservations at Alley Cat. Maybe on the way to or from dinner you stop at Irishtown Bend Park and grab a latter taxi for your final destinations. On Browns game day you are dropped very close to the stadium (if it is still there) and not have to worry about parking. Hopefully, some bright young turk can could up with a business model some day to make this work.
  10. I don't think anybody has ever been that excited by the architecture of the NRP and Silver Hills (is that the right name) apartments on the Peninsula. The NPR design is only marginally better than their first proposal which was strongly rejected (I think to NRP's great surprise) by Planning Commission. I think we are all just glad (in true Cleveland fashion) that something is being built and that future development might shown more promise.
  11. One of my unexpressed concerns about this project is that I am pretty sure there is no funding for the proposed plaza/park fronting the apartment building. It won't be a great look on Euclid if a chain linked surface parking lot is touching this new library and apartment building.

I was under the impression that Jackson was fired due to numerous complaints from the development community, and they reached a point where the administration felt she was perhaps being needlessly combative and that her attitude could possibly impede future development in the city, i don't think the firing was due to just one episode. Agree lots of speculation in the article, but I did like the detailed and in depth reporting which is rare for cleveland.com
  13. ^I like that location as well. But way too many individual property owners. Land acquisition would be a nightmare and take forever and probably cost a fortune.
  14. If I recall correctly there were at least two votes and perhaps three against the project at Landmarks Commission due to the height of both designs.

  16. True...don't have a problem with government loans but there are only so many they can make. Is this loan taking money away from other more viable projects?
  17. Is this evidence that the county is not great at selecting developers when they issue an RFP? If this is the case does not bode well for the Justice Center RFP which is Xtimes larger. Full disclosure...I am of the opinion that the JC RFP process is a huge joke and just further evidence of lack of leadership.
  18. This is absolutely true if they have actually closed the funding gap which still is not clear.
  19. They already have a two million dollar loan from the county and I cannot recall but I am sure there are other public subsidies. At some point this just gets silly.
  20. I've doubted there was ever going to be a Phase 2 office building from day one. I think if you watch the video of the Planning Commission meetings very very closely you will notice the SWH officials had their fingers crossed behind their backs when they described the parcel to the west of the building as "temporary parking". All kidding aside, the fact that it has be crickets to date when it comes to the remaining parcels surrounding the building has me a bit concerned. Again, these are clearly some of the most valuable development parcels downtown, the project is well on its way to completion and we haven't even heard rumors. My biggest fear is that SHW has decided it wants to wring every penny it can from developers for these very valuable parcels, and this possibility is ultimately discourage development proposals, especially given the current financing and construction climate. I understand SHW has an obligation to its shareholders to maximize profits, but one would think that encouraging quality development around its headquarters would be as valuable as getting top dollar for the parcels. At some point owners, similar to those on Detroit Avenue who continue to mentally inflate the value of their property as they watch surrounding development, have to realize that there are good reasons developers are not throwing money at them. The numbers just don't end up working. Of course this is all just speculative mind candy on my part. Maybe things are in the works. It is just that all the silence seems very strange.
  21. I am more concerned about street level. We still have too many surface parking lots that need filling and I don't care if it is done with low rise buildings.
  22. Did this renovation, especially the window replacement, have to go through Landmarks or Planning Commission? I don't recall seeing it but maybe it did or maybe there is some sort of exemption for this type if project or location. All I know is that if some owner of a 1,500 sq foot house in Ohio City tries to replace windows Landmarks can talk about it for a half hour and often may reject the proposed plan.
  23. ^It really looks much larger closer up and has a great street presence on Murray Hill.
  24. Land Studio. His wife was an employee and he sponsored resolutions and voted on contracts over the years in its favor when Ohio law required that he should have recused himself.
