The reason for all of that is the design of the UH development. The whole complex is anti pedestrian and has been from day one. It is almost like a fortress with a huge dark unused parking garage as its center piece. You practically have to be airlifted to access that store. Has nothing to do with Target itself which is a great anchor in most cases. I will say that from day one the standard Target has not been that different than most big box retailers. A warehouse surrounded by a sea of surface parking. City Targets are based on a different business model but they are of course smaller for the most part. I don't have great confidence in downtown retail these days, except in very large cities (and ever those instaances it is challenge in the US), but I do believe a City Target, say on Euclid, would attract a little more companion retail. Would like to see it.

I hope many of these mystery projects are being kept under wraps because they want to secure all the necessary financing before announcing and getting us all excited. It seems like time and time again a project is trumpeted, pretty renderings are flashed before us and they might even get the necessary city approvals. In our eager and uneducated minds this means the developer is going to break ground in the next couple of months. Then it is 2-3 years later and we are still wringing our hands over why ground has not been broken and learn that financing is still up in the air and they are in search of one or more tax credits or public subsidies. Please stop doing this to us.

^My two cents. Those Via 126 townhomes seem to be taking forever. And what is with the, I guess, rain gutter that appears in the middle of the brick wall next to the front door? It looks horrible. I hope this is something temporary but it doesn't look like it. And the Casa D"angolo cannot start soon enough for me. I can taste it. But why do I think this is another one that is going to take a long time to complete? By the way thanks for the pics.

Some of the stats quoted in that article are just crazy. The irony of the SF situation was clearly spelled out-"Tech workers in the Bay Area built the tools for working remotely and then embraced remote work more than any other region in the US"

I would hope so, especially given the success of Phase I as well. But my completely speculative gut is telling me that things have been "crickets" in regards to a Phase II due to high interest rates and the developer waiting to see how the economy pans out in the next few months.

^Personal opinion. Obviously, just viewing from afar all the many apartment projects in town-in other words on line- but I believe this is the best apartment building currently under construction in Cleveland in terms of overall quality by far. Artisan next (which is pretty much done).

Gee Wiz. I thought one of the big reasons behind micro apartments is affordability. You are sacrificing space for an affordable rent (although another reason is that you just don't need the space...just a place to sleep and shower and hang out when not working...your lifestyle is such that you won't be throwing large dinner parties).

Stokes West got final approval today from PC despite the fact that Design Review clearly hates the building. I have to agree. I thought the original design was very appealing. The drastically changed final product looks like something built 50 years ago in the suburbs and located next to a bland medical office building with an elevator that is regularly in need of maintenance.

Disappointing but not surprising. One of the reasons I joined UrbanOhio way back when was to add my two cents to the discussions surrounding the Flats East Bank when it was still just an idea and Wolstein was having headaches trying to secure all the land he needed from reluctant owners. This was about 18 years ago. It really is disappointing that the full vision has not been realized all these years despite best efforts. Even more disappointing is that the project never did, at least to date, trigger any real development in adjacent areas, something I thought would have been a given.

If I am remembering correctly, although this may have changed, they don't intend to replace it with a new garage right after demolition-I think it is suppose to be surface parking for a period of time. When it is finally re-built I hope they give some consideration to activating the street portion of the garage fronting Ford. It doesn't necessarily have to be retail. Maybe a community meeting space where the Hessler crazies can gather to plot the overthrow of our capitalist society.

They need over $30m just to address years of deferred maintenance and they are only getting $10m due to an amendment in committee reducing the funding from $15m. That $30m is just for the basics. Roof, mechanicals like electrical, plumbing, HVAC, elevators, coolers and fixing the basement. "Transformative" projects don't even start till all that work is done and they are not even close to having the money for the basics. A fund raiser told the committee that it was going to be very hard for him to go to foundations and other private fundings sources begging for money when the actual owner of the facility refuses to acknowledge and address the problems. By the way, as a side note, if today's discussion in the finance committee is any indication, the council debate relating to public funding for a new football stadium is going to be a horror show.

What is a "partially retractable roof". Does that mean it does not close all the way ever or just that a small portion of the dome opens? I would think that you would want a roof in LV not because of rain or snow (especially for a baseball stadium which plays in better weather) but because you want to cool it with air conditioning when it is miserably hot. Would defeat that purpose if open even partially. Maybe the goal is just to keep fans in shade when it is hot and forget the air conditioning.
