  1. I like the Lakeside bluff location for a stadium as well but I would think the land acquisitions costs would be so high that it would make such a location financially iffy. Just a couple small property owners with huge $$ in their eyes could scuttle the whole thing.
  2. Quite frankly I am more interested in how all of this relates to the redevelopment of the lakefront around the current stadium and whether all this BS is going to further delay its development which seems to happen time and time again for one reason or another.
  3. As far as I can tell you haven't actually "spewed out" anything really specific so it is hard to determine whether it is bulls**t or not.
  4. By the way, if the Kassouff's significantly alter their project from what was outlined to the state in their TMUD application, do they lose the credit? I would think losing the hotel or even switching brands would be a significant alteration. How fair is it to the other applicants when you attest you are going to one thing and then significantly change your project once you got the award.
  5. That would my guess. The Delta folks have put a lot of effort into the project so far I can tell. I believe they might have some public subsidies. Never thought the W was actually going to be a thing. The Kassouff's would have trouble following through on a Days Inn let alone that high end brand.
  6. I remember the developer suggesting in an article a while back that the units in the Artisan would be slightly more affordable than One University Circle. I checked out their website and if they are, it is just barely. Most all units are over $3.00 a square foot. I remember in the not too distant past developers saying they could not build high in Cleveland because the could not charge anywhere near $2.00 a square. I guess this is "good news".

  10. The court of appeals has scheduled oral arguments for March 28, 2023. While I hope I’m wrong, due to the multiple parties and many issues before the court, I don’t anticipate a ruling until summer or maybe even early fall.
  11. I just received a notice in the mail that PNC is closing its Tower City branch in May.
  12. From what I can tell to date those leading the project have gone out of their way to be transparent and listen to the concerns of all people directly affected by the bike lanes, ESPECIALLY the business community. Obviously not sufficient for the heavy handed Georges.
  13. I have no idea. You just keep hearing about it. For all I know it is a urban legend rather than city policy.

  15. If this is a 25-30 year buildout I cannot imagine they will have any idea what the buildings will look like, including heights, if a general site plan is approved this fall. Maybe one or two buildings in say a Phase 1. Over the next couple of decades the market will dictate what types of buildings (residential or commercial or maybe even public use) will sprout up and what makes economic sense for the era. We have seen development markets change in the blink of eye so how can you have a detailed buildout plan when you are talking about a development that will take a generation.
  16. A couple of months ago I posted an almost exact opinion and suggested that all three Cs had to ramp up local public transport if people were going to find the train more advantageous than driving a car. If I recall correctly I got some push back
  17. ^^Viewing this pic it leads me to wonder again if part of the reason SHW is dragging its feet selling the West 6th and St Clair parcels for development (probably some of the most valuable development land in Cleveland at this time) is that it makes life easier for them in terms of construction staging and construction worker parking. Obviously just a luxury and not a necessity or nothing would ever get built in Manhattan.

This is somewhat "crazy" as past reporting has stated the Kassouff's renovation of Erieview was to begin in the first quarter of 2023 (not that I believed that at all-in fact I am a skeptic that it will ever happen given their track record). To be fair I don't believe they, as of yet, have firm plans for the Galleria portion of the project and could go forward with the office building first and then tackle the Galleria. But given the total circumstances, a restaurant would have to be crazy to lease the space unless they got a fantastic deal, with money for small improvements from the landlord and the ability to terminate the lease at any time. I doubt that is being offered.

  21. We are quick to jump all over Sinito and the slow pace of things at Centennial. Remember the Kassouff's also have historic tax credit and a TMUD award. If I recall work was was suppose to start early this year on the conversion. We will see.
  22. This has always been my take. Unless I individually was making my company tons of money or had a unique talent, I would be scared to death that my boss would think I was a slacker, especially when compared to those in the office, whether this was true or not. Call it career paranoia. There was plenty of that in my generation and I cannot believe it has changed to any great extent. Who gets the promotion and raise. Office guy/gal should have the leg up.
  23. All the reporting reflects that this is not just a Cleveland problem but a problem nationwide since the pandemic, both large and mid sized cities. San Francisco might be the worst of the lot.

I wonder it the good people developing Bridgeworks are going to try and go after that more than 34 million in housing gap financing that is being made available by the City of Cleveland as reported by Michelle in Crains. The RPP process sounds complicated with a number of approval hoops to jump through. It does not appear as though it is going to be a quick process and my guess is that there is going to be an affordable housing bias, although market rate projects are eligible. With this group's luck they will apply and be turn down once again.
