The TIF amendments passed city council Finance Committee today and will definitely pass full council tonight. There was one no vote by an admittedly very confused council person. Luckily she will not be around much longer to impede development in her ward and city wide.

@KJP while this fact does not take away the disappointing meat of your article, the developers actually were before PC in October of 2024 for schematic approval (October 18, 2024) and indeed won that approval. So actually it has been crickets since October, not September when conceptual was granted. That said they have still not been before PC for final approval and now we know why. Hopefully the value engineering does not take too much away.

And another Marriott brand soon to come as a Crain headline this morning (can't read more than the first sentence of the article-paywall) is trumpeting that Project Scarlet at the Rose Building in breaking ground in a month. Will that make 5 Marriott brands downtown? Que Blaine Griffin.😉

I doubt the presentation will be much different from the schematic. I am hoping for at least a few off the cuff comments in relation to possibly breaking ground on the next phase as, since schematic, there has been some encouraging progress, as Bedrock did win a partial TMUD and the important TIF amendments Bedrock and the administration are seeking passed in Council Planning Committee today, and will probably be before Finance and maybe full council next week. Fingers crossed we get a reveal of the next phase in the next few months.

I don't think I understand what you are referring to as the big prize. As I understand it Canon is currently in Mayfield and is now moving its global healthcare headquarters to this building on E. 105th from Mayfield. I think they stated in council it would initially be about 50 employees but we of course all hope that this is just the beginning and it would expand over the years into the 100s.

Canon was in front of City Council finance committee today requesting an extension of the tax abatement for the property on E. 105th and as part of the presentation they spelled out all the necessary renovations to the building before they can move. Looks like this is a go and getting closer and closer.

At least a couple years ago if not longer. I recall it going through the city planning approval process. Might have also been before city council for some public funds but not sure. I have a vague recollection of the entire project being implemented in phases.

I hope you’re right, but I’m very worried about the money that was recently awarded for the lakefront project. It was a result of Biden’s infrastructure legislation, which Trump will do everything to destroy. Mostly out of jealousy that he was never able to accomplish anything when it came to infrastructure during his first administration.

I am guessing a good two years, maybe a little longer. The next 2-3 months will be devoted to investigation by fire experts, both from the city and the various insurance companies. Obviously no work on any portion of the building during this time (other than the Meadowbrook and Lee Building). If this is not arson, early rounds of finger pointing by the insurers for the developer and various subs. This will definitely result in litigation which might go on for years. I imagine the next step will be damage assessment by the architects and engineers due to fire, smoke and water and to see what, if anything can be salvaged, and at the same time come up with a game plan and timeline for demo and reconstruction. That could take a very long time, although not as long as the original design process. The developer will then probably have to negotiate new contractors with subs. The fact that they already have mobilized subs should be helpful, but not if the whole process takes a long time as they will just have to move on. Hopefully there are not any insurance issues as that could really slow things down. I guess the question in my mind is whether work can proceed at some point on the southern portion of the building past the lobby and near the parking garage, say in 6 months or so. A poster above does not think so. I do recall a fire damaged building on Chagrin in Woodmere that was damaged significantly, but it looked like the remainder of build was occupied after the fire. However, it seemed like it took almost three years to rebuild the damaged portion. Probably insurance issues along with just having a difficult time finding contractors to do the work. Again, the fact that subs are already on board here may or may not be helpful.
