I have posted about this before but to repeat...too much landscaping...not as a design element but for a city of Cleveland building. The city has proven time and time again that it cannot maintain the landscaping around city facilities, especially those in the neighborhoods.

Ohio Intercity Rail (3C+D Line, etc)
I was intrigued by your comment regarding Toledo Express so I looked up passenger counts. I was really surprised by the low numbers (Akron Canton's number was more than 3x times greater in 2019). I know many people in Toledo fly out of Detroit Metro, especially since the wealthier Toledo suburbs are close to the Michigan border, but still very surprised. I take it that its freight business is what keeps it going.

This probably isn't the right thread for this question but given the above discussion....I wonder if the the TMUD applications will be public records or if they will fall under one of the exceptions? I think we could learn a lot about the viability of certain projects by reviewing the applications. Also, it is my understanding that an applicant has to demonstrate funding sources of at least 51% at the time of submission. That should prevent at least a few pie in the sky projects from applying and gumming up the program and might also reflect the states desire to awared the credits to those projects which are already more securely funded.

Cleveland: One University Circle
I was on the One University Circle website today and the best I can tell there is only one unit currently available. A 2 bedroom on the 8th floor. Since it has been open for a while now, expired leases must be renting immediately upon vacation, suggesting a significant waiting list. I wonder if a Phase 2 is being considered now that 121 Larchmere is wrapping up.

If I recall correctly planning commission was hardly in love with this re-vamp but approved it any way given the alternative (vacant store for years to come). The council rep was very supportive but I got the feeling that it was mostly because the neighborhood was tired of the blight.

I may be wrong but it is my understanding that the city has a policy (maybe it is even more legally binding than a "policy" but I really don't know) that a party must develop a parcel within 5 years in order to secure a demolition permit for parking downtown. In other words, the parking is suppose to be temporary as the developer puts its house in order to start building. My question is..has this ever enforced by the city and if it is what is the penalty? Monetary fine or at least should not the parking rights lapse? I am not aware of this penalty ever being enforced (if such an arrangement does indeed exist) In this case it is going on 7 years since the spag house was torn down and not only do we not have a development project going forward the developer is trying to sell it. Is this going to turn into a mini Jacobs lot?

Nothing has ever been submitted to date to the Review Boards, not even conceptual. This is pure speculation on my part but I wonder if the powers that be at the Rock Hall might not slow the process down even further awaiting the results of the planning being done for the Lakefront in connection with the proposed Haslam plan. That could take another two years or so.

When anybody on the board advocates for an extension of the Blue Line past Warrensville, I usually post that I would prefer extending the Shaker Rapid into University Circle and to the Clinic (probably from the E116 station). I agree that Shaker Square is not connected to UC very well. Also, this would make it easier for Shaker Heights residents and beyond to get UC. I think would it be a boon to Shaker housing as so many residents work in UC

the first concept pic looks awful. Does that mean they would redo the entire outer skin (which I like). I would think they would have to or this thing would stick out like a wart. I do like the upper deck idea.

I hope the capital improvements include fixing that mess in the right field upper deck. The news reports say they will fix upper deck concourses but I don't know if such work relates to right field since the problems are in the stands not the concourse.

Hmm...while the pricing is not out of line compared to a number of new more upscale buildings coming on line all over the city, the "starting" prices do seem to be a bit higher. For example while there are two bedrooms units well over $2600 in just opened Euclid Grand, starting prices for a nice sized 2 bedroom (over 1000 sq feet) begin around $2200. The studio starting price seems especially high. Wonder how big they are? Fingers crossed leasing goes like gang busters to encourage a quick thumbs up for a Phase 2.

In true Cleveland Heights fashion this still has a long way to go before any ground will be broken. They probably won't have an actual development agreement executed until well into the fall (if not later) and then the actual plan needs to be revealed (right now very conceptual) which will take time and them the endless community meetings in the most "transparent" city on the face of the earth where talking every thing to death is a spectator sport, the arch. reviews and then the usual delays even once approved as is standard in CH

^Sorry but I will have to disagree with you. Horton and Harper do excellent work. Their architecture is very modern with a lot of clean lines. And their work is hardly low budget. You should check out their portfolio.
