Definitely needs at least a 10 story building, if not taller, on the lot at the intersection of Warrensville and Chagrin. If quality residential it should fill up as quickly as the Raye.

When I am there in good weather the small park is where people usually hang out and of course the food hall. To be honest, you can traverse the sidewalk from one end of the retail portion to the other in about 2 minutes. Then what do you do? Just stroll back to where you started and then do another lap. More in the way of sidewalk cafe seating and the like would give it more of an active feel. Like said above, it seemed deserted even though all the parking was nearly completely full, so they're clearly people patronizing the district.

As I understand it, the first thing a retail developer does when scouting locations for a development, especially a proposed upscale development, is complete extensive demographic studies with the goal to see what the income levels are within X amount of miles of the proposed development. I would imagine those studies also taken into account competing developments within X amount of miles. If somebody was going to build a significant retail development in Brook Park, this would’ve been done years ago. I don’t see how a stadium in anyway makes such shopping more attractive, especially when it will only be used a limited number of days a year.

I have been saying this for months about any fantasy residential in this development. However, I included in my list as well as all of the above freight railroad tracks, dirty bookstores, and drunken football fans walking past your front door 10 to 12 times a year.

I was wondering the same thing. Without having all the facts, it might not technically be a conflict of interest but there is the "whole appearance' thing. The Browns and Brookpark are going to have negotiate many things at arms length. I don't know how this helps but again do not have all the facts regarding the client relationship other than one sentence in a news article. I "wonder" who recommended this firm to Brookpark?

I’m no expert so this is just speculation, but I’ve always wondered If maybe there’s some sort of tax advantage for the holding entity or the shareholders to keep the land. Or maybe there would be some huge tax liability to the parties if the land was sold. Again, I have no idea just guessing. I imagine that there’s been a whole bunch of creative accounting for tax purposes over the years on the part of the shareholders.

That is not a sinkhole. Browns are doing some soil testing for a new dome stadium at that intersection. People should get their facts right. On a more serious note. I see some utilities in the pics. Wonder if a water line has been leaking forever underground and washing away the surrounding soil.

Raye Apartments just officially opened the last week or so. Instagram claims they already have 70 units leased of 226 total apartments. And the rent ain't cheap.

I looked it up. It was the November 14, 2024 Landmarks meeting-so pretty recently. The audio is very garbled so it is somewhat hard to understand everything being said but it was clear that they have to come back to address staff, community and Landmark suggestions and concerns. There was no final approval. They did, however received final approval for demo at that meeting.

I watch most PC and Landmarks meetings (Sad but I'm retired) so I often get projects mixed up in my mind, but I could swear that the last time they were before Landmarks, maybe a couple of months ago, the Commission wanted to see some refinements and they had to come back.

Actually that's a fair amount of equipment on site for a project that still has not received final approval from Landmarks. I can think of 2-3 projects that received final planning commission going on 2 years and still no action.

Not making excuses, but could some of the problems be result of new owners and a new management team, stepping in recently, and at the last minute. Probably the worst time, trying to wrap up construction and gearing up leasing.

It amazes me how people champion their own parochial agendas even when it might not be in the overall best interest of the city. Cutting back on landscaping (by the way, I already had great fears that this project was not going to be properly landscaped to keep costs down) and sacrificing a better design to be appreciated 365 days a year so 1 day a year (actually 4-5 hours one day a year) people will not be inconvenienced. I remember all the hand wringing by the parade organizers when the Health Line was built and they could not longer march down Euclid. I guess they were able to figure it out and found a new parade route. Maybe they can just do the same here. I am sure the city will help out with this.

I just don't understand Haslam's thought process when it comes to fighting with local government. Of course the majority of stadiums and arenas these day are being built with significant public funds. But even those few that are totally privately financed like in LA have the support of the local government. There is so much you need from government in order for a huge development like this to work.

At least 3-4 years if it goes all the way to Supreme Court. Again probably a tough road pursuing it for the city even with Jones Day (very surprised by this...I would have thought Haslam would have already wrapped them up if only to keep them out of the fray) but it will definitely gum things up for Haslam. Not only the PR but it would probably negatively affect financing for the proposed fantasy land surrounding the stadium in the short term. The thing that confuses me is how he thinks he is going to get this thing built without the support of the Cleveland and the county when clearly significant public infrastructure investment in the surrounding area outside the stadium land will be necessary. Also, think of the optics...begging for money from the state while fighting a law passed by the state government. This thing could be better to watch in the news than four years of Trump antics.

Without doing any actual research, I’ve always had the gut feeling that the Modell law is probably unconstitutional. That said, I’m all for pursuing it if only for the reason that it will make life a little more difficult for this scumbucket. That poll was a real piece of work.

This is going to sound incredibly sexist, but during my career, I had to share a temporary office with a young lady while our permanent office build out was being completed. It was for about six months. I thought I was gonna shoot myself.🥴

Could not read the Crain's article. However the first sentence is visible and said they were celebrating the closing of "acquisition financing". Does this mean they are still hunting for renovation financing or is everything set to start work?

Thank you for the link. That article just blew my mind. Who are these idiots in the administration. That they would even suggest tearing down Lewis place for an arena is crazy. The slant walk site is also a no go for all the reasons stated in the article.
