schematic approval not final

Cleveland: Downtown: Skyline 776 (City Club Apartments)
Looks a bit toned down (and better) when compared to the initial renderings, especially on top, but that might have actually occurred even before they went before design review for schematic approval in Feb.

Cleveland: Retail News
Driving through downtown Chagrin Falls it looks like the triangle has taken some retail hits, a couple pretty large. Joseph Banks is gone as well as the large candy/card/gift shop on the other side of the street. Also the Chagrin Cake Shop is no more.

They only got schematic approval back in Feb. Still have not received final design approval.

My read of that design review agenda is that both City Club and Viaduct are on the agenda. They did get the address wrong for City Club (repeating the Viaduct address from the item above) but note there are two different project numbers and different architects for each of the two items listed.

^the wig capital of Cleveland back then.

Cleveland: General Business & Economic News
It would actually make a great event space, especially for weddings. It would, however, be a shame to have it empty so much of the time if it were used for that.

I hate to sound like a broken record but how in the hell did this get pass design review?

Cleveland: Downtown: Sherwin-Williams Headquarters
I know many posters are going to want to hunt me down and stick who knows what under my fingernails, but I would rather see a building in the 40 stories range if it means, in the short term or contemporaneously, the Weston lots are significantly developed in the first Phase rather than just the placement of a massive parking garage on that parcel. I am not a true believer in Phase 2 and 3 developments. Too often seem to take years to happen.

I don't believe they were voting on anything today. Just an early days presentation for feed back.

Cleveland: Midtown: Development and News
Today the Court of Appeals FINALLY issued its ruling in the Dunham Tavern lawsuit (where a minority of Board members were challenging the sale of Tavern property on Euclid to the Cleveland Foundation for its new headquarters). To refresh recollections, the trial court had dismiss the lawsuit, basically ruling in favor of the sale, and this decision was appealed more than a year ago. Also, the appellants did not request a stay or injunction during the course of the appeal and the Tavern and the Foundation went ahead and completed the sale and transfer of the property, even though the appeal was still pending (probably pretty much figuring they had a strong case). Pleased to report the Court of Appeals affirmed the trial court decision. The appellants can continue to waste their money and everybody's time and appeal to the Ohio Supreme Court, but such a move is a long shot since such an appeal to the SC is discretionary. I doubt the SC will find this a compelling enough matter to take on. I would speculate that even though the land was transferred last year the Foundation had put its plans on hold awaiting the Court of Appeals' decision. Hopefully it can now move forward and quickly. A bigger hope of mine is that the Foundation comes up with a more compelling development than originally proposed. I know the renderings were only conceptual but they seemed a bit weak, pedestrian and hardly transformative.

I think it still has to go to design review. It was on the agenda for a variance due to the placement of the drive.

And then of course there was the lady providing her negative view of the project at the Planning Commission meeting lamenting the lose of a parking lot, complaining that this skyscraper along with another planned apartment building was going to create huge traffic jams and that there were enough apartments in the area and they should build single family homes on the site (but it seemed her preference was to keep it a parking lot). Thankfully she was ignored.

I hate to be that person but pretty much said this was going to be the end result the minute we figured out what the planters were for.

Good thing Turner does not operate a restaurant. It would be closed every other day for training.

Cleveland: Nautica Development
It was mentioned by the architect that Osborn had also been retained by the developer (obviously very experienced) to consult in regards to the foundation, which they felt was important since it is a narrow site. It was mentioned it will be a mat foundation eliminating possible adverse vibrations for the buildings surrounding it from piling driving.

Really love everything about it. Wish the quorum thing had not happen so a vote could have happen, but I know it still has a long way to go as this was only before the Commission for schematic approval and they are not looking to break ground until next year. I think, but am not sure, that they may need at least one zoning variance so more many more votes to come. I clicked off right at the time the president of the condo association from Stonebridge started moaning about the lost views of its tenants. I don't know if he later redeemed himself after I clicked off because there had been comments earlier about working with the neighbors and people being pleased. Should have stayed on to hear the Commissions' view on this issue and whether they were giving any merit to the whining.

Obviously not a stunning revelation but let's face it, the Clinic can pretty much do anything it wants in this town.

^Plus I would imagine the much larger income stream with so many more new apartments is a huge contributing factor.

I see the Viaduct Apartment Building is back on tomorrows Planning Commissions meeting for schematic approval.

This is great news except for the fact that the owner has a history of talking a lot and accomplishing little.

Cleveland Heights: Development and News
Ugh...the Meadowbrook parcel is Cleveland Hts. version of the Jacobs lot on Public Square. But this was in the cards when the extension was granted. I recall the council meeting where this extension was discussed and members of council did not look pleased and probably realized this was going to b e the end result.

Cleveland: University Circle: Circle Square
I may be wrong but I believe this is the first indication of bringing an office component to this project (which could make a lot of sense)...but here is a thought...instead of continuing to yak and yak about the development how about they finally stick a shovel in the ground and at least start Phase 1. First we heard about this was way back in 2015 and now they are "suggesting" a 2021 start date. If this was a Stark Enterprise project we would be marching in the streets and burning Ezra in effigy.

Thanks for taking time to snap and share the pics @Ruken I am sure they are especially appreciated by out of town Clevelanders.
