  1. Where did that conceptual rendering come from?
  2. I believe the Phase 2 plan for quite some time has been a residential building on the RTA lot at Farnsleigh and Van Aken. I would prefer that they focus more attention towards the intersection of Warrensville and Chagrin but I can see whey they are more interested in developing the Farnsleigh lot as it is probably more marketable.
  3. I am certainly not an expert on this topic but won't the federal money have to be paid back if it was cancelled. I recall a controversy regarding the redesign of Public Square in Cleveland with the city wanting to closed Superior Avenue which runs through the square as part of the project. The feds threatened to force the city to return something like 20 million dollars if they did so due to some provision relating to the Euclid Ave BRT project.
  4. Prime space on the river should not be used for convenience retail. It sorely needed in the Flats (although the question from an economic standpoint is there enough density to support it at this point) but makes more sense in the Phase 3b building.
  5. I believe pre pandemic there was an appeal of the zoning approval for this project. Not sure the ultimate out come but the sign removal might be a sign that the appeal was rejected. It is frustrating that the Planning Commission or some other city source does not publish hearing decisions. At least not that I am aware of.

Is it know if the renovation of those three buildings on Murrary Hill Road is still part of the project, and, if yes if they will be worked on at the same time as the construction of the apartment building or will be left as part of a Phase 2? It is my feeling that a great renovation of those buildings is as important as the new construction and might lead to quality renos of many of the other sh*tholes in LI.

  11. I am just glad Market Square and Top of the Hill have recently broken ground. They should be fun to watch and are pretty major projects.
  12. Given what @KJP has recently written it should be Nucleus but does anybody on this board REALLY want to make that bet.? I would have thought Library Loft would finally break ground this summer, but it still drags on. I don't believe it has even been through final design review. I believe @KJP has said City Club will not go forward until next year. SHW is of course still has a long way to go (have they even announced the architect yet?). It has been said that FEB phase 3b has all its financing but that is another one that seems to drag on and on for not apparent reason.
  13. Has there been any discussion in town about the project losing its state funding (along with the Crew Stadium and numerous other capital projects around the state) and what this might mean? Apparently the Ohio House wants to de-fund all projects that have not started or are not completed while the Senate is opposed (rightly so since this should be the time to pump prime the economy and the savings are minimal because we are generally talking about 20 year bonds supporting the funding).

  18. I was under the impression these were more conceptual (rather than the finished product) but I'll bite. I guess they are fine. Really not that much different in my mind than say Winton in Lakewood or Bratenahl Place.
  19. Big loss. I held 3 employee Christmas dinners there over the years (always everybody's favorite place) and the food and service was excellent every time.
  20. My sister's agent definitely said a limited supply right now is driving much of this, especially if your house is in decent shape (badly priced wrecks are still sitting forever). People are just not listing their houses right now like they would in a typical spring selling season. That said, Hudson has been hot for a while. My brother has been looking intensively for about two years for a ranch in Hudson as he down sizes from his huge place in Bainbridge (which he will definitely have problems selling giving the price point) and it seems everything was selling in two or three days over list (he will never pay over list if he doesn't think the price is worth it even though he can afford it which is the reason he loses out on so many houses)
  21. This may well be a "certain price point/limited supply" phenomenom. My sister in Hudson just sold her house last Saturday after one day on the market. She had multiple bids and it sold for over the asking price. Her friends across the street listed their house yesterday and already have 20 showings scheduled for Saturday and the real estate agent is confident it will sell that day. On the other side my sister put bids in on two houses in Cuyahoga Falls and she lost both of them. Both sold the first day for over asking.
  22. Those townhouses are not cheap. $650,000-900,000 range, so glad they are selling. WXZ does some great work for a small company. Interested to see what they do with the rental apartments as part of the old College Club renovation.
  23. It will probably be "later" than "sooner" (obviously) but somebody will eventually snap it up. The location is too good, especially with the new building going up next door. Some young chef with investors (ie family members LOL) looking for his first place may be able to snap it up at favorable lease terms. Again, it will be sometime in the future.

  25. Why do upwardly mobile blacks currently living in the suburbs and who want to live in the city have to live in historical black neighborhoods or "black developments" whatever that would be.
