  2. Larchmere is just such a cozy neighborhood. Not hip or happening, just cozy. All it needs is a bit more convenience retail.

  4. I hope this is not a bad sign. I am concerned the NIMBYS are stirring up the pot again with the councilman and CDC (I imagine at this point they are finally on board with the project). Even if the NIMBYS are going forward without such support, I imagine they are opposing the variances now that they lost (at least I think they lost) their Landmark appeal.
  5. @KJP do you know for sure if the and R and D issue will again delay the announcement which you originally felt was going to be in two weeks? I think you suggested in your second blog article that it might.
  6. Okay here is my best guess as to what is going on and if I am correct it is good news for us and bad news for the Little Italy NIMBYS. Again this is just speculation on my part. First my backstory rant. I have been trying to determine for a couple of months with no success what happen at the November 11, 2019 Board of Zoning Appeals hearing on this project. If everyone recalls, after being rejected by Landmarks last spring with lots of city opposition the developer came back with a shorter revised plan and it was eventually approved by Landmark. However, some next door NIMBYS filed an appeal of the approval and the Board of Zoning Appeals heard that appeal on November 11. I have been asking over and over on the forum (as well as conducting internet searches and even calling the Board) what happen at the hearing (mostly in this thread but most recently a few days ago in response to a post in the Ohio City thread, even though it was technically off topic) and to my chagrin, my repeated questions have been ignored by forum members. This has left me bitter and hateful towards you all but therapy is helping me a lot.? In any event, @KJP post may shed some light. If I recall correctly, even if Hemingway won the appeal of the Landmarks decision they still had to come back to the city to secure numerous zoning variances in order for the project to move forward. According to the above the application was filed a November 22, 2019, a couple of weeks after the November 11 Landmark appeal hearing. This leads me to believe that Hemingway actually won the appeal or they would not be moving forward with the variance application which apparently was heard today. So if I am right (anybody know for sure?) yeah for our team. And to answer @KJP question, I have no idea what happen at the today's hearing and I am clearly the wrong person to ask as I am still trying to find out what happen more than two months ago.
  7. I remember us discussing this purchase last year. In my mind it was very strange on George's part because it was clear the land was going to be used for the park eventually and all the city (or whatever governmental entity is moving forward with Irishtown bend park) has to do is file an eminent domain action to obtain the property The second phase of such an action (once it is determined that it qualifies as a public use which is pretty clear here) is determining fair market value (usually by the testimony of real estate experts). It looks like George, with his purchase just a year ago, pretty much established fair market value in this arm length transaction (in other words his purchase price). Basically he should be paid what he paid for it last year. Maybe a slight appreciation or maybe the city can get an expert to testify that he over paid because the property could not be developed due to the parking situation. Maybe he loses money, especially after paying the lawyers.

  9. Question @KJP...given the timing of your two most recent blogs, was this information just uncovered in the past few days or were some of your sources holding back information? They seemed so sure in your first blog that the R and D was going on Scranton in your initial post last week.

If this land is so polluted that a company with the resources of SHW is running away from it I cannot see this land EVER being developed without the city and other governmental bodies stepping in, and we know how fast they move. If SHW punts this land may be what it is for years to come and could stifle the development of the entire peninsula to some extemt which is probably just as big a concern as SHW locating the research facility in Brecksville.
  11. Hopefully taller than 8 stories. This is an ideal location for great skyline views to the east and it would be a shame to minimize that potential. Of course, as always, $$$ is a factor.
  12. I didn't say that Michael Panzica stated this. I said the "article" SUGGESTED that it would be under six stories.
  13. Is Bridgeworks the new project on the former Cuyahoga County Engineers property? If yes, in a Crain's article on Michael Panzica leaving Hemingway and starting his own development firm it is suggested that the building here will be six stories or less.
  14. Did that article actually give an update as to status of the Cornell apartment project. It was initially rejected by Landmark as you note but a revised concept (scaled down a bit) was eventually approved. However NIMBYS (and more likely landlords afraid of competition) appealed the Landmark approval to the Board of Zoning Appeals and the hearing was held on November 11, 2019. I have been hunting the internet for the Board's decision in regards to the appeal but can find nothing. Have also posted two or three times in the Little Italy thread inquiring about the decision but no forum member has ever responded with an answer. I even called the Board of Zoning Appeals a couple of times to find out but gave up when I got voice mail both times. Did Litt's article discuss this or did it just lament the initial reject back in May?
  15. Can't imagine much will be done to either of those facades as part of the renovation other than a power washing. Tuck pointing might also be needed but I doubt that will change much visually.
  16. Yes it is under construction and will be a huge addition to their current very large facility in Solon.
  17. That is just one building. It is the side and rear of the Huntington Building. As I am sure you are aware its total renovation is happening soon and will be re-named Centennial.
  18. So far the finished product looks way better than the rendering. Nice to see. It is usually the other way around.

  20. I can now get hit by that bus later on today and die happy know the Jacobs lot will finally be developed after 30 years. I am looking forward to seeing those renderings in a couple weeks. Fingers crossed the parking garages are well hidden (even better if some of the parking is underground).
  21. I have been on the forum for almost 15 years. From the very beginning it always amazed me how often a poster would make an insightful on topic post and then end it with some irrelevant, needless throw away sentence, and it will be that comment everybody latches onto instead of the on topic portion of the post. It will then go on for two pages, have nothing to do with the thread and even worst will develop even more off topic strains not even on point with the original throw away sentence. Even more annoying is when the off topic discussion revolves around something that we have gone round and round about for years with people saying the same thing over and over (eg Burke Lakefront). Over the years the forum topic which has really amazed me in this regard is the Cincinnati Streetcar thread. Unfortunately I know I have been a guilty party in the past but I really do try to control my urges. That was less the case when I was a new member.
